What a local Orange County agent helps you decide

Orange County is one housing market on paper and a dozen in practice. Redfin's three-month figures to September 2026 put the median sale price at $3,848,167 in Newport Beach and $849,595 in Santa Ana, about 15 miles apart. Laguna Woods, home of the 12,736-home Laguna Woods Village 55+ community, was $454,284. A county-wide average tells you very little about the house you are looking at.

A good agent narrows three choices with you. The first is the part of the county: the coast from Seal Beach to San Clemente, the central cities around Interstate 5 and State Route 55, the north county around Anaheim, Fullerton and Yorba Linda, or the south county's master-planned communities. The second is the type of home, because Redfin's September 2026 county figures put single-family homes at $1,447,008 and townhouses at $815,608, a gap of more than $630,000. The third is price. With homes selling at 98.8% of list on average in September 2026 (Redfin, county monthly, provisional), the gap between a good offer and an overpay is often a matter of comparable sales on one street.

For the numbers behind those choices, see the Orange County housing market report and the Orange County market data page.

Buying a home in Orange County

Redfin counted 1,805 home sales in Orange County in September 2026, with a median of 47 days on market and 3.3 months of supply. That is a slower pace than the spring, and it gives buyers more room to negotiate on homes that have sat. These are the steps that matter most here.

Step 1 for Orange County buyers: set a budget at today's rate

At Freddie Mac's 30-year average of 7.24% (week of October 29, 2026), a buyer putting 20% down ($234,975) on Zillow's typical county value of $1,174,873 pays about $6,405 a month in principal and interest. The 1% base property tax adds about $979 a month before bonds and special taxes. Get a full pre-approval, not a pre-qualification, before you write an offer.

Step 2 for Orange County buyers: choose the home type that fits the budget

Condos and townhouses are the main way in below $1 million. Redfin's September 2026 county medians were $714,350 for condos and $815,608 for townhouses. Our Orange County condo guide covers HOA dues, balcony inspections and financing.

Step 3 for Orange County buyers: compare cities and ZIPs

Prices move by city more than by month. Over the three months to September 2026, Redfin's median was $1,449,310 in Irvine (down 6.5% on a year earlier) and $969,538 in Anaheim (up 8.6%). Use the Orange County ZIP code guide to compare areas on the same measure.

Step 4 for Orange County buyers: read the tax bill before you commit

Two homes at the same price can carry very different bills. The Auditor-Controller's 2026-27 rate book shows a total rate of 1.0085% in Irvine tax rate area 26-003 and 1.18101% in Garden Grove area 18-004, and newer communities may add a Mello-Roos special tax on top. Our Orange County property tax guide shows the math.

Selling a home in Orange County

Sellers are listing into a balanced market. Redfin's September 2026 county figures show inventory of 5,910 homes, up from the tight levels of 2023, and Zillow reports that 24.4% of listings in the Los Angeles-Long Beach-Anaheim metro had a price cut that month. Overpriced homes sit, and they end up selling below where they could have started.

Step 1 for Orange County sellers: price from your own street

Price per square foot varies widely inside one city. In Huntington Beach, Redfin's three-month median sale price was $2,199,445 for single-family homes in ZIP 92648 and $1,242,187 in 92647. Ask for a comparative market analysis built on your own ZIP, home type and lot, not a county or city average.

Step 2 for Orange County sellers: prepare disclosures and reports early

California sellers owe buyers a Transfer Disclosure Statement and a Natural Hazard Disclosure, and condo sellers must hand over HOA documents. Ordering a pre-listing inspection lets you price around known repairs. The California seller disclosure guide lists each form.

Step 3 for Orange County sellers: plan for long-held gains and tax

Zillow's typical county value rose 94.3% over ten years, so many long-time owners face a capital gain above the federal exclusion. Owners aged 55 or older can also move their Prop 13 value to a new home under Prop 19. See the capital gains guide and the Prop 19 guide before you list.

Orange County areas at a glance

The values below are Zillow's typical home values for September 2026 unless stated. Each linked guide covers the city in depth.

Irvine: master-planned villages and the largest sales volume

Irvine had the most sales of any Orange County city, with 556 in the three months to September 2026 (Redfin). Zillow's typical value was $1,481,490, down 1.9% in a year, one of the few declines in the county. Newer villages often carry Mello-Roos taxes. Read the Irvine guide.

Huntington Beach: the largest coastal city

Huntington Beach's typical value was $1,344,725, up 5.6% in a year, and Redfin counted 418 sales over three months with a median of 43 days on market. Redfin's single-family median ran from $1,242,187 in ZIP 92647 to $2,199,445 in 92648, so the ZIP matters as much as the city. See the Huntington Beach guide.

Newport Beach, Corona del Mar and Newport Coast

Newport Beach's typical value was $3,710,827, up 10.1% in a year. Inside the city, Corona del Mar was $4,310,953 and Newport Coast $5,540,657. Start with the Newport Beach guide, then the Corona del Mar and Newport Coast pages.

Laguna Beach: hillside and coastal homes

Laguna Beach's typical value was $3,043,251, up 6.8%. Redfin's median days on market was 71, among the slowest in the county, which reflects how many homes are one of a kind. See the Laguna Beach guide.

Dana Point and Laguna Niguel: south county coast and hills

Dana Point's typical value was $1,773,166 and Laguna Niguel's $1,493,093, up 6.8% and 5.0% in a year. Laguna Niguel had 179 sales over three months, more than any other south county city in Redfin's data. Read the Dana Point and Laguna Niguel guides.

San Juan Capistrano: inland south county

San Juan Capistrano's typical value was $1,339,804, up 4.2%. Its Redfin median of $1,410,828 came with a median of 49 days on market. See the San Juan Capistrano guide.

Garden Grove and Cypress: central and west county entry points

Garden Grove's typical value was $1,001,908 and Cypress's $1,067,841, both close to the county's lower end for detached homes. Garden Grove sold quickly, with a Redfin median of 32 days. Read the Garden Grove and Cypress guides.

Santa Ana and Anaheim: the county's two biggest cities

Redfin's three-month medians were $849,595 in Santa Ana and $969,538 in Anaheim, with 206 and 344 sales. Condos are a big part of both markets: Redfin's three-month condo median was $374,989 in Santa Ana ZIP 92701 and $737,478 in Anaheim ZIP 92805. Local property checks before you buy in Orange County

These checks catch most of the costs that depend on the exact address in Orange County.

  • Fire hazard zone. Hillside and canyon addresses can sit in a high or very high fire hazard severity zone, which affects insurance, defensible space and building rules. Look up the parcel on CAL FIRE's zone map and read the California wildfire zones guide.
  • Flood and coast. Check the FEMA Flood Map Service Center for homes near the beach, harbors and flood channels. Coastal zone homes may need extra permits for additions.
  • Insurance. Get two quotes before you remove contingencies. Some owners now rely on the state California FAIR Plan; see the homeowners insurance guide.
  • HOA dues and Mello-Roos. Much of south county and Irvine is master-planned. Ask for the HOA budget and reserve study, and read the special tax lines on the seller's bill. The Mello-Roos guide explains how those taxes end.
  • Homeowners' exemption. The Orange County Assessor mails new owners a pre-filled claim for the $7,000 exemption. Sign and return it by 5 p.m. on February 15 for the full amount.

How to choose a real estate agent in Orange County

Interview at least two agents, ask each the same questions, and check every license on the California Department of Real Estate's public lookup before you sign anything.

  • How many homes have you sold in this city in the last 12 months, and in which ZIPs?
  • What did they sell for against list price, and how long did they take?
  • Which three recent sales support your price for this home?
  • Will you handle my file yourself, or will a team member or partner agent?
  • What is your fee, what does it cover, and how long is the agreement?

Commission rules changed on August 17, 2024. Buyers now sign a written agreement with their agent before touring, and that agreement states the agent's pay. Every fee is negotiable and none is set by law. Our California real estate commission guide explains who pays what.
