TORRANCE COST OF LIVING

Torrance Cost of Living: Housing, Bills, Taxes and the Salary You Need

Torrance is expensive mainly because of housing: the typical home value was $1,100,115 in September 2026 and its typical rent $3,006 a month. Buying at that value with 20% down costs about $7,008 a month in principal, interest and property tax at late-October 2026 rates, before insurance. Food, transport and child care track Los Angeles County averages, and the sales tax is 10.75%. Here is each cost, the income it takes and how Torrance compares with nearby cities.

How expensive is Torrance?

Torrance costs more than Los Angeles County as a whole, mainly because of housing. Zillow's typical home value of $1,100,115 in September 2026 is about 9.5 times the city's median household income of $116,217 (Census Bureau, 2020-2024). Home values have risen 82.2% in ten years and 20.4% in five. The county's median household income is $90,112, so Torrance households earn more, but not enough to close the gap on home prices.

Renting is closer to the county's norms. Zillow's typical rent of $3,006 a month is up 3.5% in a year; a household on the median income would spend about 31% of gross pay on it. Outside housing, Torrance pays county-level prices for food, transport and child care, a 10.75% sales tax, and city trash fees that rise every July through 2027.

Prop 13 gaps between Torrance neighbors

Because assessed values reset mainly at sale and annual increases are capped after that, a long-time owner on your street may pay a fraction of your bill. Budget on your purchase price, not the seller's tax bill. Our California property tax guide covers Prop 13, and the Prop 19 guide covers moving a tax base.

Insurance, HOA dues and special taxes in Torrance

Insurance depends on the home's age, roof and hazard zones, so get quotes before you commit; our California homeowners insurance guide explains the market. Condo and townhouse buyers add HOA dues, which vary by complex. Check the tax bill for any special assessments or Mello-Roos charges.
