ZIP 90506: El Camino College
90506 is a single-site ZIP for El Camino College at 16007 Crenshaw Boulevard. The Census Geocoder places that address in the unincorporated Alondra Park area, and the ACS counts no housing units in the ZCTA, so it has no home values to compare.
ZIPs 90277 and 90278: Torrance homes with Redondo Beach ZIPs
The Census Geocoder places parts of the Hollywood Riviera, near the coast in the southwest of the city, inside Torrance city limits but within ZIP 90277. Zillow's typical values were $1,641,898 for 90277 and $1,378,065 for 90278, but those figures mostly reflect Redondo Beach homes. Check the city named on the tax bill, since it decides the police, schools and city services.

How to use Torrance ZIP data
A ZIP median mixes condos, townhouses and houses, so a ZIP with many condos, like 90503, can look cheaper than its houses are. Compare the same property type: Redfin's detached-house medians ranged from $899,773 in 90502 to $1,586,850 in 90505 over the three months to September 2026. Three months of sales in a small ZIP can swing sharply, as 90502's 18.3% drop shows, so read the trend on each Los Angeles County ZIP data page rather than one figure.
A ZIP is a mail route, not a city boundary. Before you rely on any city service, look up the parcel on the LA County Assessor portal. For areas inside the ZIPs, see our Torrance neighborhoods guide, and for crime figures, the Torrance crime data page.
