Bakersfield gated communities at a glance
Bakersfield's gated neighborhoods are concentrated in Seven Oaks, the Castle & Cooke master plan in the southwest built around the Seven Oaks Country Club, and in a group of 55-and-over communities elsewhere in the city. The table lists the communities we could confirm as gated on a builder, club, listing or directory page. Price bands and HOA ranges for the 55+ communities come from 55places.com, which bases dues on current listings, so treat them as a starting point and confirm with the association.

For context, Zillow's typical home value for the whole city was $385,686 in September 2026, and for the Seven Oaks neighborhood it was $642,965, up 0.7% in a year. Gated homes in Bakersfield therefore span a wide range, from 55+ resale homes priced below the city's typical value to golf-course homes well above it.
Gated neighborhoods in Seven Oaks
Seven Oaks is a large Castle & Cooke master plan with several separately gated neighborhoods inside it. The Seven Oaks Country Club, at 2000 Grand Lakes Ave., 93311, sits at its center with 27 holes of golf designed by Robert Muir Graves, seven lighted tennis courts, two pickleball courts and two pools. The club is private and membership is separate from any homeowners association, so buying in Seven Oaks does not make you a member.
Grand Island at Seven Oaks
Castle & Cooke's description of Grand Island calls it "the jewel in the Seven Oaks crown," behind a gated entry at Ming Avenue and Grand Island Avenue, beside the Seven Oaks Country Club. Castle & Cooke's listing offered homes of 2,569 to 3,016 square feet. A KGET property tour in Grand Island featured a four-bedroom, three-bath home of just under 2,700 square feet on Locksley Drive. The club also runs a Grand Island Café and the Grand Island Pavilion for outdoor dining. Whether the entry is staffed, and when, is a question to put to the HOA.
Highgate at Seven Oaks
Highgate is a newer Castle & Cooke section of Seven Oaks made up of several gated villages. KGET describes it as a gated community known for its two clubhouses and private setting. According to 55places, the Highgate neighborhoods share parks, outdoor grilling areas, an outdoor pool and patio and a clubhouse with a full kitchen, and every Highgate resident may apply for country club membership. A home here may belong to more than one association, so ask which HOA, or HOAs, it belongs to before you make an offer.
Gated 55-and-over communities in Bakersfield
Five of the gated communities we could confirm are age-restricted, meaning at least one resident of most homes must be 55 or older under the federal housing-for-older-persons rules. Each is built around a clubhouse. For non-gated choices and the age rules in detail, see our Bakersfield 55+ communities guide.
Highgate Regents (Seven Oaks)
Highgate Regents is Castle & Cooke's 55+ village inside Highgate at Seven Oaks, with 199 homes built from 2017 and still selling new and resale homes. 55places lists it as gated with an activity director, homes of 1,460 to 2,513 square feet with two or three bedrooms, a private clubhouse, and an average home price of about $556,398. It is the most expensive of the 55+ options and the newest.
The Greens at Seven Oaks
The Greens is a 404-home Castle & Cooke 55+ neighborhood built from 1999 to 2005 next to the Seven Oaks course. 55places lists it as gated, with two clubhouses, the Ridge Oak and the White Oak, a fitness room, library, billiards, pool and spa. HOA dues in current listings run about $104 to $193 a month, the lowest range among the gated 55+ communities here.
Brighton Parks
Brighton Parks is a 425-home Castle & Cooke 55+ community built from 2006, located just north of Stockdale Highway on Jewetta Avenue, according to 55places. It is gated with an activity director and a clubhouse, and nearby recreation includes The Links at Riverlakes Ranch and the Kern River Parkway Trail. Dues in listings run about $166 to $202 a month.
Solera at Kern Canyon
Solera at Kern Canyon is a 558-home Del Webb 55+ community built from 2004 to 2013, the largest on this list. 55places lists it as gated with an activity director, tennis, pickleball and bocce courts and a putting green, and notes the Kern River nearby. 55places put the average price of homes for sale there at about $387,800. A 2014 resident review on 55places said the closest full grocery store was about 10 miles away, so time your regular errands before buying.
Four Seasons at Bakersfield
Four Seasons is a 490-home K. Hovnanian 55+ community built from 2006 to 2017, with a clubhouse called the Lodge. 55places lists it as gated with security, a pool, spa, sauna, tennis and pickleball, and HOA dues of about $250 to $445 a month in current listings, the highest range here. The price band, $200,000s to $300,000s, is among the lowest for any gated community in the city.
Kern City is not gated
Kern City, a 55+ community of 1,024 homes built by Del Webb from 1961 to 1977, is often grouped with these but is not gated, according to 55places. It has a Town Hall clubhouse, and Sundale Country Club, which needs a separate membership, is within walking distance. 55places shows dues of about $43 to $525 a month in current listings.
Gated vs guard-gated in Bakersfield
A gate can mean very different things. We could not confirm a staffed guardhouse at any Bakersfield community from an official source, so treat any listing that says "guard-gated" as a claim to check. The three common setups differ in cost and daily life.
- Automated gate: residents use a remote, code or app; visitors call a resident from a keypad. Cheaper to run, but tailgating is common and delivery drivers need codes.
- Staffed or guard-gated entry: an attendant checks visitors against a list. It costs more because staff wages go into the dues, and hours may be limited to evenings or weekends.
- Roving patrol: some associations add a patrol car. 55places lists security among Four Seasons at Bakersfield's features.
Ask the association for the gate hours, who staffs it, and what the security line costs in the budget.
HOA dues, special taxes and club costs
Gated living in Bakersfield costs more than the gate. Budget for each of the following before you compare homes.
- HOA dues: from about $104 to $445 a month in the 55+ communities above, on 55places listing data. Ask for the current budget and reserve study; California law requires associations to give these to buyers through the seller. Our California HOA laws guide lists the documents you should receive.
- Master and sub-association dues: in Seven Oaks and Highgate, a home may pay both a master association and a village association.
- Special taxes and assessments: newer parts of southwest Bakersfield can carry Mello-Roos or landscaping and lighting assessments on the property tax bill. Check the bill on the county's parcel lookup and read our Mello-Roos guide and the Kern County property tax guide.
- Country club membership: optional and separate. Ask the Seven Oaks Country Club for current initiation and monthly dues if golf is part of the reason you are buying.
- Insurance: associations with shared buildings or large clubhouses pass insurance increases through to owners. See our California homeowners insurance guide.
Downsides of gated living in Bakersfield
Higher monthly costs
Every gate, guard, clubhouse and pool is paid for by the owners. Dues rise over time, and an underfunded reserve can mean a special assessment. Ask for the last three years of budgets and any planned increases.
Rules on what you can do
CC&Rs in gated communities often limit RV and boat parking, exterior paint colors, solar placement, rentals and home businesses. If you own an RV, note that K. Hovnanian markets its non-gated Aspire at Davis Ranch on having no HOA and large homesites.
Security is not guaranteed
A gate reduces through-traffic but does not stop crime. Bakersfield Police Department data reported to the California DOJ show 9,400 property crimes citywide in 2025. Check official figures and ask the HOA about incidents before relying on a gate.
Slower resale and smaller buyer pool
Age-restricted communities can only sell most homes to buyers who qualify, and high-dues communities lose some buyers on monthly cost. In a market where Bakersfield homes take a median 39 days to sell on Redfin's three-month figures, expect gated and 55+ homes to vary widely.
Access for guests and services
Deliveries, ride-share drivers, caregivers and contractors all need gate access. Ask how the association handles visitor codes and whether there is a fee for extra remotes.
