Redfin, rolling three months to September 30, 2026. Cells with fewer than ten sales can swing widely from one quarter to the next. For comparison, Redfin's San Diego County condo median was $624,432 in September 2026 (a single-month figure that may be revised).
Best areas to buy a condo in Carlsbad
The example complexes below come from HelloCondo's community pages, checked November 1, 2026. Average prices there cover recent sales and are not appraisals; ask for the latest comparable sales before you offer.
Carlsbad Village and the north coast (92008)
This is the most expensive condo ZIP, with a Redfin median of $1,054,969 across 23 sales, and the slowest, at 55 median days on market. Buildings are mostly small. 2475 Jefferson Street, for example, has 21 one- and two-bedroom homes of 1,118 to 1,218 square feet in three buildings, with a pool, a barbecue area and lake and pond frontage. HelloCondo shows an average sale price of $850,000.
La Costa and southeast Carlsbad (92009)
92009 had the most condo sales, 37, at a median of $724,979, and the softest pricing: homes sold at 97.6% of list on average with 3.3 months of supply. Arroyo Villas is a typical example, with 36 two-bedroom homes of 1,570 to 1,810 square feet in six buildings, a pool and spa, and an average sale price of $793,000 on HelloCondo. Townhouses in this ZIP had a median of $815,001.
Northeast Carlsbad (92010)
Only five condos sold here in the latest three months, at a median of $639,981, so treat that figure as a rough guide. Townhouses were busier, with 21 sales at a median of $850,001 and just 0.5 months of supply. Agave at the Preserve shows two 2026 sales on HelloCondo at $1,060,000 and $1,050,000, which shows how much newer attached homes can cost compared with older flats.
Aviara, Poinsettia and the southwest coast (92011)
The condo median was $865,224 on ten sales, with 0.6 months of supply, the tightest condo market in Carlsbad. Some projects here are detached homes sold as condos: Aldea has 47 homes of 1,613 to 2,247 square feet, 41 of them in single-unit buildings, with an average sale price of $1,242,682 on HelloCondo. Ask the HOA whether you own the structure or only the airspace, because that changes what you insure.
Sea Cliff, a gated attached-home community
Sea Cliff in Carlsbad is a gated community of 303 single-family and attached homes built from 1984 to 1988, with two pools, a clubhouse, tennis courts and ponds. 55places lists prices in the low to mid $1 millions and HOA dues of $251 to $414 a month from current listings, and notes the association covers exterior and roof maintenance. It has no age restriction.
Is it wise to buy a condo in Carlsbad now?
It can be, if the numbers and the building both check out. At Freddie Mac's 7.24% 30-year rate for the week of October 29, 2026, a 20% down payment on the 92009 condo median of $724,979 leaves a $579,983 loan and about $3,953 a month in principal and interest. The same down payment on the 92009 single-family median of $1,999,496 needs a loan above San Diego County's $1,104,000 conforming limit. Buyers who want a Carlsbad address under $1 million will mostly be looking at attached homes.
Balcony, deck and reserve checks for Carlsbad condos
Older Carlsbad complexes often have wood-framed balconies, stairs and walkways; ask the HOA what yours has. California's balcony inspection rules for condos (SB 326) require the association to inspect these elements on a set schedule. Ask for the latest inspection report, the reserve study and any planned special assessment. Our California balcony inspection law guide covers the deadlines.
Insurance for Carlsbad condos
The HOA's master policy covers the building to a point; your own HO-6 policy covers the interior and your liability. Ask for the master policy declarations, check the deductible you could be assessed for, and get your own quote before you remove the contingency. Our California homeowners insurance guide and earthquake insurance guide explain the options.
Financing a Carlsbad condo: warrantability and loan limits
Fannie Mae and Freddie Mac rules for Carlsbad condo projects
Most conventional loans are sold to Fannie Mae or Freddie Mac, and they will not buy loans in some projects. Fannie Mae's Selling Guide lists, among others, projects operated like hotels with short-term rentals or rental pools, projects where the HOA is in litigation over safety or structural issues, projects needing critical repairs, and projects with more than 35% commercial space. Near Carlsbad's beaches and golf resorts, ask whether a complex runs a rental program before you fall for a unit.
FHA and VA loans for Carlsbad condos
FHA insures condo loans in FHA-approved projects, or in a single unit of a project of five or more units that meets HUD's single-unit approval rules. Check the project's status on the HUD and VA approval lists before you write an offer with a low down payment. If the project fails, the fallback is a portfolio loan, usually at a higher rate or with a larger down payment.
Condo fees and costs in Carlsbad
HOA dues in Carlsbad condo complexes
Dues vary with age, amenities and what the master policy covers. 55places' current listings at Sea Cliff, for example, show dues of $251 to $414 a month. Ask what the dues include: water, trash, earthquake cover and exterior maintenance change the real cost.
Property tax on a Carlsbad condo
Your bill resets to the price you pay. Carlsbad's most common 2025-26 tax rate is 1.07830%, so a $724,979 condo, less the $7,000 homeowners' exemption, carries about $7,742 a year in ad valorem tax before any special taxes or fixed charges. Rates in other Carlsbad tax rate areas run up to 1.14247%. Newer projects can add Mello-Roos; see our Mello-Roos guide.
County transfer tax is $0.55 per $500 of value, about $798 on a $724,979 sale; who pays it is negotiable. See the San Diego County property tax guide for due dates.
