Carlsbad neighborhood profiles

Each profile gives Zillow's typical value for September 2026 and the one-year change, the ZIP where OpenStreetMap places the area, and nearby parks, schools and shops from OpenStreetMap. A school being nearby does not mean a home is assigned to it; check with the district.

La Costa Ridge, Carlsbad: $2,251,737 typical value

The most expensive Zillow neighborhood in Carlsbad, on the hills along South Rancho Santa Fe Road in 92009. OpenStreetMap shows Stagecoach Park, La Costa Canyon Park and Cadencia Park nearby, with La Costa Heights Elementary and a Pavilions grocery within about a mile. Homes are mostly large detached houses in planned tracts with HOAs. 92009's single-family homes sold at a Redfin median of $1,999,496 in the three months to September 2026.

Much of 92009 is recent: 39.3% of its homes were built in 2000 or later (Census ACS 2020-2024), so expect master associations and possibly special taxes.

South Beach, Carlsbad: $1,880,734 typical value

Zillow's South Beach index stood at $1,880,734, up 2.9%. Zillow does not publish street boundaries with its neighborhood figures, and OpenStreetMap has no matching area, so confirm which streets a listing's "South Beach" label covers. Coastal homes need flood, erosion and tsunami map checks.

Carlsbad neighborhoods by what you are looking for

Walkability: the Village and Barrio

The Village and Barrio have the city's tightest street grid, with shops and restaurants on and around State Street, the Carlsbad Village Coaster station and Tamarack Beach within walking distance. The trade-off is older homes (92008's median home dates from 1980), smaller lots and visitor traffic.

Beach access: the 92008 coast and the south coast

Carlsbad State Beach runs along Carlsbad Boulevard from Pine Avenue to Cannon Road, at the foot of the bluffs south of the Village, close to Barrio. South Carlsbad State Beach lies about 3 miles south. In November 2026 State Parks reported erosion that closed the Tamarack parking lot, so check access and coastal hazard maps for any beach-close home.

Newer homes: Robertson Ranch, Bressi Ranch and La Costa

92010 and 92009 have the largest shares of homes built since 2000, 45.7% and 39.3%. Robertson Ranch, Bressi Ranch, La Costa Oaks and La Costa Ridge are planned communities with HOAs; ask for the HOA budget and any special tax on the bill. See new homes in Carlsbad for current builder communities.

Lower entry prices: Calavera Hills, Rancho Carlsbad and City Center

These three had the lowest Zillow values, all near $1.14 million to $1.15 million. For a lower price still, attached homes are the route: Redfin's condo median in 92010 was $639,981 in the three months to September 2026. See Carlsbad condos.

Condos and townhomes: 92009 and 92008

In Redfin's figures for the three months to September 2026, 92009 had the most attached sales, 37 condos and 20 townhouses, at medians of $724,979 and $815,001. 92008 sold 23 condos at a median of $1,054,969 and 13 townhouses at $1,280,002, reflecting coastal locations. 92010 sold 21 townhouses at $850,001 but only five condos, and 92011 sold 10 condos and 9 townhouses. Attached homes in Carlsbad sat longer than houses, often 45 to 65 days, which gives buyers more room to negotiate.

Golf and lagoons: Aviara, La Costa Greens and Kelly Ranch

Aviara surrounds Aviara Golf Club beside Batiquitos Lagoon; La Costa Greens borders the Omni La Costa course; Kelly Ranch and Hedionda Point sit on Agua Hedionda Lagoon, a 400-acre lagoon used for boating and paddling.

Open space and trails: Calavera Hills and Rancho Carlsbad

Lake Calavera Preserve and the Carlsbad Highlands Ecological Reserve border Calavera Hills, and the Dawson-Los Monos Canyon Reserve lies near Sunny Creek. Homes next to open space can sit in higher fire hazard zones; check the CAL FIRE map and see our wildfire zones guide.

How to compare Carlsbad neighborhoods yourself

Use the figures above as a starting point, then check four things for any street you like. First, recent sales of similar homes, since Zillow's area values blend condos and houses. Second, the HOA and special taxes on a recent tax bill. Third, school assignment, with the Carlsbad Unified school locator or the district that serves the address. Fourth, hazards: FEMA flood maps near the lagoons and coast, and CAL FIRE zones near the preserves. Then visit at different times, such as a weekday morning, a summer weekend near the coast and an evening, to judge traffic, parking and noise for yourself. Our Carlsbad ZIP codes page has more on each ZIP, and California Housing Prices's featured Carlsbad agent can pull street-level sales.
