What the Carlsbad price trend shows

Two widely used measures give different pictures of Carlsbad in 2026, and it helps to know why.

Measure (source)LatestOne-year change
Median sale price, 3 months to Sept 2026 (Redfin)$1,548,263+1.8%
Median price per square foot (Redfin)$695-0.7%
Homes sold (Redfin)334+21.5%
New listings (Redfin)308-9.6%
Homes for sale (Redfin)209-22.2%
Typical home value, Sept 2026 (Zillow)$1,564,213-18.6%

Redfin's figures come from closed sales, so they show prices roughly flat, with more homes changing hands and fewer on the market. Zillow's city index shows a steep fall from a peak of $1,950,283 in November 2025. That fall is driven by Zillow's 92008 ZIP index, down 28.3%; Carlsbad's other three ZIPs and all 20 Zillow neighborhood indexes rose. Our Carlsbad home values page looks at the gap in detail. For buying and selling decisions, the sales-based numbers are the better guide.

Carlsbad rents are still climbing

Zillow's observed rent for Carlsbad was $3,531 a month in September 2026, up 4.4% in a year and 25.2% over five years, just below the August 2026 high of $3,550. Rising rents with flat prices narrow the gap between renting and owning a little, but at a 7.24% mortgage rate owning a typical home still costs more than twice the typical rent each month before tax and insurance.

Sale speed, price cuts and inventory in Carlsbad

How fast Carlsbad homes sell

The median Carlsbad home went under contract in 35 days in the three months to September 2026. About 36.7% went off the market within two weeks, and 27.1% sold above list price. The average sale closed at 99.0% of the list price, so most sellers gave up about 1% from their asking price. Speed varies by ZIP: the median was 30 days in 92009 and 41 days in 92008.

Price cuts across the San Diego metro

Zillow's metro data gives a wider view. In September 2026, 28.8% of listings across the San Diego metro had a price cut, and the typical listing took 46 days to go pending. A price cut is common for homes listed above recent sales, and buyers in Carlsbad should check a listing's price history before offering.

Carlsbad inventory and supply

With 209 homes for sale against about 111 sales a month, Carlsbad had 1.9 months of supply. Under about four months of supply is commonly read as a seller's market. Supply was tightest in 92011, at 1.3 months, and in 92010, at 1.5 months. Across San Diego County, Redfin's September 2026 monthly figures (which may still be revised) show 3.1 months of supply, so Carlsbad is tighter than the county.

Carlsbad home prices by ZIP code

92010$1,068,186-20.2%48361.5
92011$1,779,477+11.0%60321.3

Redfin figures are for the three months to September 2026. Small ZIPs swing with the mix of homes that happen to sell: 92010's 20.2% fall reflects its mix: 26 of its 48 sales were townhouses and condos, and its single-family median actually rose 2.4% to $1,562,106. Coastal 92008 has the highest price per square foot, $892 across all homes. See Carlsbad ZIP codes for what each ZIP covers.

Houses, condos, luxury and new homes in Carlsbad

Carlsbad single-family homes

Single-family medians were close to $2 million in three of the four ZIPs: $1,943,510 in 92008, $1,999,496 in 92009 and $2,091,972 in 92011, with 92010 lower at $1,562,106. 92011's single-family median rose 14.6% on the year, the strongest gain in the city. Detached homes in 92009 sold fastest, with a 23-day median and only 1.4 months of supply.

Carlsbad condos and townhouses

Attached homes are where prices softened. Condo medians fell in every ZIP: 4.4% in 92008 to $1,054,969, 0.6% in 92009 to $724,979, 9.2% in 92010 to $639,981 and 6.2% in 92011 to $865,224. Condos also sat longer, 55 to 65 days in 92008 to 92010. Rising HOA dues and insurance costs weigh on condo buyers; see our Carlsbad condos page and the balcony inspection law guide.

Carlsbad's luxury market

The most expensive areas by Zillow's neighborhood index are La Costa Ridge ($2,251,737), La Costa Greens ($2,092,128) and La Costa Oaks ($2,080,725). New luxury supply is thin: Shea Homes' Ocean View Point, a gated community of 13 homes, lists homes from $3,899,000 and was selling its final homes when we checked on November 1, 2026.

New construction in Carlsbad

Census figures show only 428 Carlsbad homes built in 2020 or later, under 1% of the housing stock. KB Home's Coral Ridge (from $998,990) and Coral Springs (from $1,125,990) in 92008 are among the few active builder communities. See new homes in Carlsbad.

Is now a good time to buy a home in Carlsbad?

It depends on your timeline and payment, not on predicting prices. In Carlsbad's favor for buyers in late 2026: prices are flat on sales data, condo prices are slipping, and metro-wide, more than a quarter of listings have had a price cut. Against: supply is tight at 1.9 months, the best single-family homes still sell in about three to four weeks, and Freddie Mac's 30-year rate was 7.24% in the week of October 29, 2026. At that rate, 20% down on Redfin's median of $1,548,263 means a loan of about $1.24 million and principal and interest of about $8,441 a month, before property tax, insurance and HOA dues.

Plan to stay at least five to seven years so that price gains can cover buying and selling costs. Check fire zone status and insurance quotes before you remove contingencies; see the homeowners insurance guide and first-time buyer guide.

Is now a good time to sell a home in Carlsbad?

For most single-family owners, conditions are reasonable. Sales volume is up, inventory is down and the median home sells within about 1% of its list price. Sellers of condos face a slower market, with longer days on market and falling medians, so pricing to recent sales in your own complex matters more. Long-time owners should check capital gains exposure first; see the capital gains guide. Sellers usually pay San Diego County's documentary transfer tax; ask escrow to confirm the total transfer tax on your sale and see our transfer tax guide. Carlsbad housing market outlook and forecast

We do not make our own forecast. Zillow's home value forecast, published from September 2026 data, expects San Diego metro values to change by -0.4% by December 2026 and +0.9% by September 2027. Its ZIP forecasts for Carlsbad to September 2027 are +1.2% for 92011, +1.1% for 92009, +1.0% for 92010 and -0.9% for 92008. All four are within about one percentage point of flat. Forecasts are often wrong, and changes in mortgage rates, insurance availability and local job markets can move prices either way. The main signals to watch are months of supply, the share of listings with price cuts, and the 30-year rate.
