Carlsbad ZIP codes one by one
92008: Carlsbad Village, Barrio and the north coast
ZIP 92008 is the northwest of the city. OpenStreetMap places Carlsbad Ranch, home to Legoland California and Carlsbad Premium Outlets, in this ZIP, along with Carlsbad Village, the Barrio, Olde Carlsbad, Hedionda Point, Carlsbad State Beach and the Carlsbad Village Coaster station. Zillow's neighborhood values inside it in September 2026 included the Village at $1,683,827, Olde Carlsbad at $1,680,636 and the Barrio at $1,366,018.
Zillow's ZIP value was $1,730,376, down 28.3% in a year. Treat that drop with care: Zillow's 92008 series has no August 2025 figure, starts again at $2,411,934 in September 2025, peaks at $2,635,781 in December 2025 and falls every month after. Redfin's sale data shows a much smaller move: a median sale price of $1,737,989 for the three months to September 2026, down 2.9%, on 87 sales, with 2.3 months of supply and a median 41 days on market. By type, single-family homes sold at a median of $1,943,510 (51 sales), condos at $1,054,969 (23) and townhomes at $1,280,002 (13).
The Census ACS 2020-2024 counts 27,955 residents and 13,056 homes in the ZIP, a median household income of $104,995, a median gross rent of $2,429 and 48.2% owner-occupied homes, the lowest owner share of the four. What to check: 92008 mixes older beach cottages, Village condos and lagoon-view homes, so price by street and type. Near the beach and the lagoons, ask for the flood zone and any coastal permit history.
92009: La Costa and southeast Carlsbad
ZIP 92009 is the largest Carlsbad ZIP by land and people. OpenStreetMap places La Costa, La Costa Oaks, La Costa Ridge, La Costa Greens, Bressi Ranch and Rancho Carrillo inside it. It also holds the highest Zillow neighborhood values in the city: La Costa Ridge at $2,251,737, La Costa Greens at $2,092,128 and La Costa Oaks at $2,080,725, while Bressi Ranch was $1,796,621 and Rancho Carrillo $1,443,637.

Single-family homes sold at a median of $1,999,496 (83 sales), townhomes at $815,001 (20) and condos at $724,979 (37). The ACS counts 44,739 residents, 17,014 homes, a median household income of $164,182, a median gross rent of $3,007 and 72.3% owner-occupied. What to check: many homes here sit in HOA tracts, so ask for the dues and reserve study, and check the county bill for any Mello-Roos special tax line.
92010: Calavera Hills, Robertson Ranch and the northeast
ZIP 92010 covers the inland northeast around Lake Calavera and Tamarack Avenue. OpenStreetMap places Calavera Hills, Robertson Ranch, Kelly Ranch and Rancho Carlsbad here. Zillow's neighborhood values ran from $1,136,985 in Calavera Hills and $1,143,884 in Rancho Carlsbad/Sunny Creek to $1,817,827 in Kelly Ranch and $1,829,367 in Robertson Ranch.
It is the lowest-priced Carlsbad ZIP on Zillow's measure at $1,276,771, up 3.2%. Redfin's three-month median was $1,068,186, down 20.2%, on 48 sales, but that drop mostly reflects the mix: 21 of the sales were townhomes at a median of $850,001, against 22 single-family homes at $1,562,106. Supply was tight at 1.5 months. The ACS counts 18,489 residents, 7,219 homes, a median household income of $129,926, a median gross rent of $2,988 and 64.4% owner-occupied. What to check: the spread between Calavera Hills and Robertson Ranch is about $690,000 on Zillow, so compare sales inside the same tract, and check the bill for any community facilities district tax.

ZIP 92011 is the southwest of the city, reaching the north shore of Batiquitos Lagoon. OpenStreetMap places McClellan-Palomar Airport, Aviara, the Park Hyatt Aviara resort, Ponto, the Carlsbad Poinsettia Coaster station and South Carlsbad State Beach in this ZIP. Zillow's Aviara value was $1,980,831 in September 2026, up 5.1%.
The ZIP's Zillow typical value was $1,588,325, up 2.9%. Supply was just 1.3 months. The ACS counts 23,190 residents, 10,025 homes, a median household income of $159,235, a median gross rent of $3,255 and 64.0% owner-occupied. What to check: for a home near McClellan-Palomar Airport, ask whether it falls inside the airport influence area and read any airport disclosure in the seller's disclosure packet.
Edge ZIPs: 92024, 92081, 92054 and 92078
Four neighboring ZIPs touch the city limits. 92024 is an Encinitas ZIP; 0.85% of Carlsbad's land sits in it at the southern edge. 92081 is mostly Vista (85.5% of its land), with 0.32% of Carlsbad's land. 92054 is almost entirely Oceanside, and 92078 is mostly San Marcos; each covers well under 0.2% of Carlsbad. Data for these ZIPs (92024, 92081, 92054, 92078) describes the neighbor city, not Carlsbad. If a listing with one of them says Carlsbad, confirm the city on the assessor record.

How to use Carlsbad ZIP data
Use ZIP figures to set a budget range and see direction, then narrow down to the street. Zillow's typical value is a smoothed estimate of the middle of the market, and as 92008 shows, a gap in its series can distort the one-year change. Redfin's median reflects the homes that sold, so it swings with the mix of condos, townhomes and houses. Compare Zillow with Zillow and Redfin with Redfin, never one against the other.
- Check the tax rate area. The county's 2025-26 rate book lists TRA 09000, Carlsbad's most common area, at 1.07830%. Rates in other Carlsbad TRAs differ, so read the seller's bill. See the San Diego County property tax guide.
- Check special taxes. Newer tracts may carry Mello-Roos or other direct charges. The Mello-Roos guide explains how to read them.
- Check schools by address. District lines do not follow ZIP lines. Use the district's address lookup and the California School Dashboard; our Carlsbad schools page lists both.
- Check neighborhood prices. The Carlsbad neighborhoods guide compares the areas inside each ZIP.
