New Homes in Carlsbad: Builder Communities, Prices and Costs

New homes in Carlsbad start at $998,990, the builder's base price at KB Home's Coral Ridge, and run past $3.8 million at Shea Homes' Ocean View Point, based on builder sites checked on November 1, 2026. Only three builder communities were selling inside the city then, and Census figures count just 428 Carlsbad homes built in 2020 or later. Buyers who want more choice often look at nearby San Marcos, Vista and Oceanside, where Shea and Lennar list townhomes and condos from the low $500,000s to about $1 million.

Where new homes are being built in Carlsbad

Carlsbad is close to built out. Census ACS 2020-2024 estimates show 428 homes built in 2020 or later and 4,320 built from 2010 to 2019, out of 47,314. Much of the building since 2000 went into 92009 and 92010, where 39.3% and 45.7% of homes date from 2000 or later. The communities selling now are small by comparison: Ocean View Point has 13 homesites. All three active builder communities we found sit in 92008: KB Home's Coral Ridge on Gazania Lane and Coral Springs on Red Bud Lane, and Shea Homes' Ocean View Point on Verne View.

Builder inventory changes weekly. The communities below are the ones whose builder pages we opened on November 1, 2026; prices are the builders' "from" prices that day and do not include lot premiums or options. Also check the city's planning department for projects approved but not yet selling, and backyard ADUs, which add homes one lot at a time; see the ADU rules guide.

Builders also sell through incentives such as rate buy-downs; the advertised rates on KB's and Toll Brothers' pages were below Freddie Mac's 7.24% average for the week of October 29, 2026. Compare the total cost of an incentive with a price cut of the same value.

Mello-Roos, special assessments and HOA fees on new Carlsbad homes

New homes in California often carry a Community Facilities District (Mello-Roos) special tax or other assessments on top of the 1% base property tax and voter-approved bonds. Shea's Ocean View Point is a local example: an estimated 1.06% ad valorem rate plus a special assessment, and HOA dues of $658 a month covering private streets, the gate, common landscaping and cluster mailboxes. KB's pages did not list a tax rate or HOA dues for Coral Ridge or Coral Springs, though both have a pool and spa, which usually means an association. Before you sign, ask each builder for the public report from the California Department of Real Estate, the HOA budget and the estimated tax bill, and check how long any special tax lasts. Our Mello-Roos guide, HOA laws guide and San Diego County property tax guide explain the rules.

New vs resale homes in Carlsbad: what costs more

Per square foot, KB's new homes in 92008 start below recent resale prices for attached homes in the same ZIP: about $565 to $592 per square foot at base price, against Redfin's 92008 medians of $783 for townhouses and $677 for condos in the three months to September 2026. Lot premiums, upgrades and window coverings, landscaping and fees narrow that gap. Shea's Ocean View Point sits at the top of the market, above Redfin's 92008 single-family median of $1,943,510.

Against resale, a new home usually has lower repair costs for the first years, current energy code and a builder warranty. A resale home in an established area such as Olde Carlsbad or the Village may have a bigger lot, no special tax and room to negotiate, since 27.1% of Carlsbad homes sold above list but most sold just under. Run both through the same monthly budget: price, tax rate, HOA and insurance.

Inspections and warranties on new construction

Hire your own home inspector even on a new build. Book a pre-drywall inspection if the builder allows it, and a final inspection before the walkthrough, so problems go on the builder's list before closing. Ask for the written warranty and read what it covers in year one, years two and three, and for structural items, and how to file a claim. For a quick move-in home that has sat unsold, check that landscaping, irrigation and appliances work. Keep every repair request in writing. California also has a statutory claims process for construction defects; ask a real estate attorney if a major problem appears.

Buying a new home in Carlsbad with a local agent

Builders' sales staff work for the builder. Builders often let you bring your own agent but set registration rules, such as naming your agent on your first visit, so ask about the rule before you walk into a sales office. An agent can compare the builder's price with resale sales nearby, review the purchase contract and HOA documents, and negotiate incentives. Since the 2024 commission changes, agree in writing how your agent is paid; see our commission guide. California Housing Prices's featured Carlsbad agent is one option.

COMMON QUESTIONS

New Homes in Carlsbad,
answered.

What is the cheapest new home in Carlsbad?+

When we checked on November 1, 2026, the lowest builder price inside Carlsbad was KB Home's Coral Ridge, from $998,990 for three-story, three-bedroom plans of about 1,688 square feet. A homesite premium may apply. Nearby, Lennar listed The Row in San Marcos from the low $500,000s and Shea listed Amplitude townhomes in San Marcos from $819,121.

Do new homes in Carlsbad have Mello-Roos?+

Some do. Shea's Ocean View Point lists an estimated 1.06% tax rate plus a special assessment, and HOA dues of $658 a month. KB Home's Carlsbad pages did not list tax rates. Ask each builder for the estimated tax bill and the Department of Real Estate public report, and check how long any special tax runs.

Where are new homes being built in Carlsbad?+

The three builder communities selling in November 2026 were all in 92008: KB Home's Coral Ridge on Gazania Lane and Coral Springs on Red Bud Lane, and Shea Homes' Ocean View Point on Verne View. Carlsbad is mostly built out, with only 428 homes built since 2020 per the Census, so new supply is small.

Are new homes in Carlsbad more expensive than resale homes?+

Not always per square foot. KB's base prices work out to about $565 to $592 per square foot, below Redfin's 92008 townhouse median of $783 in the three months to September 2026. Lot premiums, upgrades, HOA dues and special taxes add to the true cost, so compare total monthly payments, not just the price.

Should I get a home inspection on a new build in Carlsbad?+

Yes. A builder's own checks are not a substitute for an inspector who works for you. Book a pre-drywall inspection if the builder allows it and a final inspection before your walkthrough, and put every item in writing. Read the builder's written warranty so you know what is covered and for how long.

Can I use my own real estate agent to buy a new home from a builder?+

Often yes, but builders set their own registration rules, such as requiring your agent to register you or come with you on the first visit. Ask the builder before you visit alone, or the builder may decline to pay your agent later. Agree in writing how your agent will be paid, since the 2024 commission changes make that a negotiated term.
