Carlsbad home value history, 2016 to 2026
The Zillow Home Value Index (ZHVI) estimates the value of a typical home in the middle third of the market, across houses, townhomes and condos, smoothed and seasonally adjusted. These are Carlsbad's figures from Zillow's city series.
| Month | Zillow typical home value | Note |
|---|---|---|
| September 2016 | $891,397 | Start of the 10-year window |
| September 2019 | $1,030,657 | Gradual rise through the late 2010s |
| September 2021 | $1,371,849 | Steep gains while mortgage rates were low |
| June 2022 | $1,724,130 | High point before rates climbed |
| February 2023 | $1,593,901 | Low point of the 2022-23 dip |
| September 2024 | $1,846,584 | Recovery to new highs |
| November 2025 | $1,950,283 | All-time high in the series |
| September 2026 | $1,564,213 | Ten straight monthly declines |
Over five years the index is up 14.0%. The fall since November 2025 is about 19.8%, which is far sharper than anything else in San Diego County: on the same Zillow measure the county was up 0.8% over the year, Oceanside 1.6%, Encinitas 5.9% and San Marcos 0.8%.
Why Carlsbad's Zillow index fell while sales prices held
Three things in the data point to a measurement issue in the city series rather than a 19% market crash. First, Zillow's own neighborhood indexes for all 20 Carlsbad neighborhoods it tracks rose over the same year, by 1.6% to 8.3%. Second, three of Carlsbad's four ZIP indexes rose (92009 by 2.4%, 92010 by 3.2%, 92011 by 2.9%), while 92008 fell 28.3%, so the city drop comes almost entirely from one ZIP. Third, sales data does not show a collapse: in Redfin's figures for the three months to September 2026, single-family homes in 92008 sold at a median of $1,943,510, up 8.0% on a year earlier, at $933 per square foot. Treat the city-level Zillow figure with caution until Zillow revises it, and lean on recent sales near your home.

Carlsbad home values by ZIP code
Carlsbad has four main ZIP codes. Zillow estimates the value of all homes; Redfin reports the middle price of homes that actually sold. Read each table on its own.
| ZIP | Zillow typical value, Sept 2026 | One-year change |
|---|---|---|
| 92008 | $1,730,376 | -28.3% |
| 92009 | $1,561,674 | +2.4% |
| 92010 | $1,276,771 | +3.2% |
| 92011 | $1,588,325 | +2.9% |
| ZIP | Redfin median sale price, 3 months to Sept 2026 | Single-family | Condo | Homes sold |
|---|---|---|---|---|
| 92008 | $1,737,989 | $1,943,510 | $1,054,969 | 87 |
| 92009 | $1,463,070 | $1,999,496 | $724,979 | 141 |
| 92010 | $1,068,186 | $1,562,106 | $639,981 | 48 |
| 92011 | $1,779,477 | $2,091,972 | $865,224 | 60 |
The mix of homes sold moves these medians a lot. 92010's all-home median fell 20.2% on the year, but its single-family median rose 2.4%: 26 of its 48 recent sales were townhouses and condos. 92009 has the most sales and the widest range, from La Costa condos to large homes near Rancho Santa Fe Road. What sets the value of a Carlsbad home
Carlsbad location: coast, lagoon or inland
Distance to the beach is the biggest single factor. In Redfin's three-month figures to September 2026, single-family homes in 92008, which takes in Carlsbad Village and the coast near Agua Hedionda Lagoon, sold at $933 per square foot, against $787 in 92011, $716 in 92009 and $688 in inland 92010. Ocean and lagoon views add a premium that a citywide index cannot capture.
Carlsbad home type: detached, attached or condo
In 92009 the gap between Redfin's single-family median ($1,999,496) and condo median ($724,979) was about $1.27 million. Census figures show 52.9% of Carlsbad's 47,314 homes are single-family detached and 15.4% single-family attached, so many sales are townhomes and condos in planned communities.
Age of the house and of its systems
Carlsbad's housing is newer than California's: the median home was built in 1989, against 1976 statewide, and about a third of homes date from 2000 or later (Census ACS 2020-2024). Even so, a 1980s house with its original roof, windows and electrical panel will appraise below a remodeled neighbor. New builds such as KB Home's Coral Ridge, priced from $998,990, set a benchmark for buyers; see new homes in Carlsbad.
HOA dues, Mello-Roos and carrying costs
Many neighborhoods in southeast Carlsbad were built as master-planned communities with homeowners associations, and some carry special taxes. Higher monthly costs lower what a buyer can pay. Freddie Mac's average 30-year rate was 7.24% in the week of October 29, 2026; at that rate a 20% down loan on a $1,564,213 home costs about $8,528 a month in principal and interest before tax, insurance and dues. See our Mello-Roos guide.
How to get a reliable value for your Carlsbad home
Online estimates
Automated estimates such as the Zestimate use public records and nearby sales. They cannot see a remodel, a view or a failing roof, and in Carlsbad, where values vary block by block near the coast and golf courses, they can miss by a wide margin. The 92008 index issue above is a reminder to check any automated figure against real sales.
A comparative market analysis
A local agent selects three to six recent sales of similar homes nearby, adjusts for size, condition, lot, view and HOA, and gives a price range. Ask to see the sales used and the adjustments made. It costs nothing and is the usual basis for a list price.
An appraisal
A licensed appraiser inspects the home and writes a formal report. Lenders order one for every financed purchase; owners can pay for one for a divorce, estate, or tax appeal. The San Diego County Assessor sets your taxable value, which under Prop 13 is usually far below market value for long-time owners; see our San Diego County property tax guide.
If you plan to sell, California Housing Prices's featured Carlsbad agent can prepare a free written analysis, and you can ask several agents for one. Bring a list of upgrades with permit dates, roof and system ages, HOA dues and any special tax on your bill. Our selling guide and capital gains guide cover the next steps.
