Cupertino condo and townhouse prices
Redfin reports sales by property type for ZIP 95014, which covers Cupertino. These are rolling three-month figures ending September 30, 2026. Condo sales are few, so a single sale can move the median.
| Home type, ZIP 95014 | Median sale price | Change in a year | Price per sq ft | Sales (3 months) | Median days on market | Months of supply |
|---|---|---|---|---|---|---|
| Condo/co-op | $1,173,715 | +8.4% | $982 | 6 | 53 | 5.7 |
| Townhouse | $1,150,002 | -13.2% | $963 | 9 | 12 | 4.2 |
| Single-family | $3,019,238 | -11.1% | $1,630 | 58 | 12 | 1.9 |
So a condo or townhouse in Cupertino costs a little over a third of a typical house, at about 60% of the price per square foot. Condos sold more slowly than anything else: 53 days against 12 for houses and townhouses, and condo buyers paid 100.9% of list price on average against 104.8% for townhouses. For a county benchmark, Redfin's Santa Clara County condo median for the single month of September 2026 was $667,393, down 12.1% in a year, with 46 days on market. Cupertino condos sell well above the county figure.
Attached homes are a minority of the housing here. Census figures for 2020-2024 show 13.7% of Cupertino's homes are single-family attached, 11.3% are in buildings of two to nine units and 17.2% are in buildings of 10 or more units. See the Cupertino housing market page for the wider trend.
Best areas to buy a condo or townhouse in Cupertino
Most of Cupertino's condos and townhouses sit along its main roads rather than in the single-family neighborhoods. These are the main clusters, with building names and addresses as listed on HelloCondo in October 2026. Check current listings for prices, which change by the week.
Stevens Creek Boulevard condos: Travigne Villas and Verona
Stevens Creek Boulevard has the most condo buildings on HelloCondo's Cupertino list. It names Travigne Villas at 19999 Stevens Creek Boulevard and the Verona owners' association at 20488 Stevens Creek Boulevard, plus buildings at 19503 and 20128 Stevens Creek. Buildings on a busy road can mean road noise, so visit at rush hour.
Civic Center area condos: Sterling Square at Civic Park
Sterling Square at Civic Park is at 10280 Park Green Lane. Its name points to the civic center, where the city's service directory places the Cupertino Library at 10800 Torre Avenue; walk the route yourself to judge the distance. Ask the HOA about parking and guest rules, which are often tight in denser buildings.
Town Center Lane and North De Anza Boulevard
HelloCondo lists condo buildings at 20500 Town Center Lane and at 10745 North De Anza Boulevard. Mixed-use and mid-rise buildings like these tend to carry higher dues for elevators, garages and shared systems, so compare the dues per square foot, not just per month.
Homestead Road condos: Springwood Condominiums
Springwood Condominiums is at 22330 Homestead Road. Older garden-style complexes often have lower dues than newer mid-rise buildings, but check the reserve study for roofs, decks and plumbing that are due for replacement.
Westport and Arroyo Village townhomes: the newest for-sale homes
Westport is the redevelopment of the former Oaks Shopping Center on Stevens Creek Boulevard. A March 2022 release from Rep. Ro Khanna's office describes an 8.1-acre site with 259 homes, including 88 market-rate townhomes by Taylor Morrison, 48 affordable senior rentals and a senior living building. Taylor Morrison also built new townhomes in Cupertino under the name Arroyo Village, which its website now lists as sold out; confirm with the builder whether these are the Westport townhomes. One MLSListings record shows a four-bedroom, 1,933-square-foot Arroyo Village townhome built in 2024 by Taylor Morrison that sold for $2,250,000, with HOA dues of $440 a month. That is far above the ZIP's townhouse median, so new construction is priced as its own segment.
The Rise and Bandley Drive: what is coming
The Rise, on the former Vallco mall site, will ultimately include 2,669 homes, according to SV@Home in February 2026. Its first residential building, in the Town Square West district, is 232 affordable rental homes with Eden Housing, so it adds no for-sale condos at first. Separately, the city's Planning Commission scheduled a May 12, 2026 hearing on a 27-unit townhome development at 10268 Bandley Drive. Our Cupertino new construction page follows these projects.
Is it wise to buy a condo in Cupertino now?
It can be, if the building is sound and you plan to stay for several years.
The case for buying a Cupertino condo now
At $1,173,715, Redfin's condo median in 95014 is far below the $3,019,238 single-family median, and condo prices rose 8.4% over the year while house prices fell 11.1%. With 5.7 months of condo supply, buyers also had more choice and more time than house buyers, who faced 1.9 months of supply.
The case for caution with a Cupertino condo
Condos took a median of 53 days to sell, so resale can be slower than for a house. Small samples make the 8.4% gain fragile: six sales set that median. And a building with weak reserves can hit owners with a special assessment for roofs, decks or plumbing.
Balcony inspections and insurance in Cupertino buildings
California's balcony inspection laws (SB 326 for condo associations, SB 721 for apartment buildings) apply here. Ask whether the building's inspection of balconies and other exterior elevated elements is done and what it found; our California balcony inspection law guide explains the deadlines. Insurance is the other check: ask for the master policy, its deductible and whether earthquake cover is included. See our homeowners insurance guide.
Financing a Cupertino condo: warrantability and loan size
At the 95014 condo median of $1,173,715 with 20% down, the loan would be about $939,000. At Freddie Mac's 30-year average of 7.24% for the week of October 29, 2026, principal and interest come to about $6,400 a month, before dues, tax and insurance. That loan is above the 2026 baseline conforming limit of $832,750 but under Santa Clara County's high-balance limit of $1,249,125, so it can be a high-balance conforming loan rather than a jumbo; ask your lender what that changes.
Lenders also review the building, not just you. Lenders call a condo "warrantable" when the project meets the loan agencies' rules, and they look at items such as reserves, insurance, pending litigation, owner occupancy and commercial space. If you plan to use an FHA or VA loan, ask whether the complex needs agency approval and whether it has it. Ask your lender to review the HOA questionnaire before you remove your loan contingency.
HOA fees and other condo costs in Cupertino
Dues vary a lot by building. The one new Arroyo Village townhome record we checked showed $440 a month; older garden complexes and mid-rise buildings with elevators and garages can be quite different. Ask the seller or HOA for the current dues, what they cover (water, trash, earthquake insurance, roof, exterior paint) and any planned increase.
Property tax applies on top: the Prop 13 base is 1% of the purchase price plus voter-approved bonds and parcel taxes. On a $1,173,715 purchase the 1% base alone is $11,737 a year. Our Santa Clara County property tax guide covers the full rate, and the California HOA laws guide covers your rights to records and how assessments work. For a full budget, see the Cupertino cost of living page.
