What the Cupertino price trend shows

Cupertino prices rose through the spring of 2026 and then gave the gains back. Redfin's rolling three-month median for ZIP 95014 reached $3,359,000 in the period ending March 2026, held at $3,200,000 through June, then fell to $2,849,163 by September. The city figure for the same three months was $2,848,643, 6.9% lower than a year earlier.

Three months ending (Redfin, ZIP 95014)Median sale priceHomes soldMedian days on marketAverage sale-to-list
September 2023$3,000,000819108.7%
September 2024$3,000,00010711105.2%
September 2025$3,059,0007011105.5%
March 2026$3,359,000589106.6%
June 2026$3,200,0007915105.2%
September 2026$2,849,1637613105.4%

Over three years, then, the September median has stayed in a band around $2.85 million to $3.06 million, and the spring peaks have not held into the fall. Zillow's typical home value, which smooths out the mix of homes that happen to sell, tells a steadier story: $2,957,922 in September 2026, up 2.9% in a year, 26.7% in five years and 89.8% in ten, and about 1.5% below its January 2026 peak of $3,003,901.

Cupertino rents are rising faster than values

Zillow's observed rent for Cupertino was $4,307 a month in September 2026, up 9.2% in a year and a new high in Zillow's series. With values up 2.9% and rents up 9.2%, renting got relatively more expensive over the year, which matters to owners deciding whether to sell or lease out a home.

Sale speed, price cuts and inventory in Cupertino

How fast Cupertino homes sell

Redfin's median days on market for Cupertino was 13 in the three months to September 2026, and 54.3% of homes went under contract within two weeks. That is slower than a year earlier, when the ZIP figure was 61.3% within two weeks, but still faster than Santa Clara County, where the median for September 2026 alone was 19 days. Homes sold at 105.4% of list price on average, and 54.7% sold above list.

Price cuts in the San Jose metro

Redfin does not publish a price-cut share for Cupertino. Zillow's figure for the San Jose metro area was 22.5% of listings with a price cut in September 2026. In a city where most homes still sell above the asking price, a cut usually points to a home that was priced above its comparables, not a broad slide.

Cupertino inventory and supply

Supply has risen sharply. Redfin counted 62 Cupertino homes for sale at the end of September 2026, up 76.4% in a year, and 130 new listings over three months, up 41.7%. Months of supply rose to 2.5. In ZIP 95014, inventory went from 36 to 64 homes between September 2025 and September 2026. County inventory for September 2026 was 2,303 homes, up 34.6%.

Houses, townhouses, condos and new homes in Cupertino

Cupertino single-family homes

Houses are most of the market: 58 of the 76 sales in ZIP 95014 in the three months to September 2026. Redfin's single-family median was $3,019,238, down 11.1% in a year, at $1,630 per square foot, with a median of 12 days on market and 1.9 months of supply.

Cupertino townhouses and condos

Townhouses sold for a median of $1,150,002 (down 13.2%) and condos for $1,173,715 (up 8.4%). Condos were the slow segment, with 53 days on market and 5.7 months of supply, while townhouses sold in 12 days. With only 15 attached sales in three months, these medians can swing; see the Cupertino condos guide.

New construction in Cupertino

New for-sale homes are rare. Westport, on the former Oaks Shopping Center site, was planned with 88 market-rate townhomes by Taylor Morrison, and one new four-bedroom Arroyo Village townhome by Taylor Morrison sold for $2,250,000, according to MLSListings. The Rise, on the former Vallco site, will ultimately include 2,669 homes, though its first building is income-restricted rental housing. The city's housing element, certified by the state on September 4, 2024, plans for more. See Cupertino new construction.

Is now a good time to buy a home in Cupertino?

For buyers, conditions are better than a year ago but still tight. You have more homes to choose from: inventory is up 76.4% and months of supply rose to 2.5. Prices are below their spring 2026 level, and the single-family median is 11.1% lower than a year earlier. Against that, homes still sell above list on average and in about two weeks, and at Freddie Mac's 7.24% average rate for the week of October 29, 2026, a typical home costs about $16,100 a month in principal and interest with 20% down.

Buy when you can hold the home for several years and the payment works at today's rate. Use recent sales on your street to set your offer, and keep your inspection contingency on older homes. Our how to buy a house in California guide covers the steps.

Is now a good time to sell a home in Cupertino?

Sellers still hold an edge. Homes sold at 105.4% of list price on average in the three months to September 2026, with a median of 13 days on market. But competition from other sellers has grown, with new listings up 41.7%, and buyers have more time to compare. Pricing matters more than in 2025: a home priced to recent comparables can still draw strong interest, while one priced above them is more likely to sit and need a cut.

Timing by season is not a rule here. In 2026 the three-month median peaked in the period ending March, but in 2025 the September figure ($3,059,000) was higher than March ($2,805,000). Price to the comparables in front of you rather than waiting for a season. Our how to sell a house in California guide covers the process.

Cupertino housing market outlook

We do not publish our own price forecast. Here is what the current data points to. Supply is rising faster than sales, which usually slows price growth. Rents are rising faster than values, which supports demand. Mortgage rates near 7.24% keep monthly costs high for buyers who need a loan. Longer term, the city's housing element and The Rise add homes, but The Rise's first building is income-restricted rental housing, so it will not add for-sale supply soon.

Signals to watch in the Cupertino market

Watch three numbers each month: months of supply (2.5 in September 2026), the share of homes selling above list (54.7%), and days on market (13). If supply keeps climbing while the above-list share falls, the market is shifting toward buyers. For costs beyond the price, see the Cupertino cost of living page, and the California housing market guide for the statewide picture.
