What a local Cupertino agent helps you decide
Cupertino is a city of about 58,600 people with one main ZIP code, 95014. The Census Bureau's 2020-2024 survey counts 22,158 homes: 57.6% are detached houses, 13.7% are attached townhouse-style homes and 14.8% sit in buildings of 20 or more units. The median home was built in 1973, and 61% of the housing stock went up in the 1950s, 1960s and 1970s. So most buyers here compare ranch houses of a similar age on similar lots, and the differences that move the price are the lot, the remodel, the street and the school boundary.
Prices are high and they move fast. Redfin's median sale price for the three months to September 2026 was $2,848,643, with a median of 13 days on market, and homes sold at 105.4% of list price on average. Zillow's typical home value was $2,957,922 in September 2026. An agent earns their fee here in three places: reading which recent sales are true comparables, setting an offer or list price in a market where most homes sell above the asking price, and checking the school district and service boundaries for the exact parcel.
Buying a home in Cupertino
Cupertino buyer step 1: size the loan for a $2.9 million market
Almost every Cupertino house purchase needs a jumbo loan or a lot of cash. At Zillow's typical value of $2,957,922, a 20% down payment is about $591,600, leaving a loan of about $2,366,300. At Freddie Mac's average 30-year rate of 7.24% for the week of October 29, 2026, principal and interest alone come to about $16,100 a month, before property tax and insurance. Jumbo rates and reserve rules differ by lender, so get a written pre-approval before you tour.
Cupertino buyer step 2: confirm the school district on the parcel
Most of Cupertino is in the Cupertino Union School District for kindergarten to grade 8 and the Fremont Union High School District for high school, but the city says Santa Clara Unified serves a section of northeast Cupertino. Each district runs an address lookup. Check the address yourself rather than relying on a listing, and see our Cupertino schools guide for the 2025 Dashboard results.
Cupertino buyer step 3: write an offer that can compete
In the three months to September 2026, 54.7% of Cupertino homes sold above list price and 54.3% went under contract within two weeks, according to Redfin. Your agent should pull the last few sales on your street and in your price band, then advise on the price, the deposit and which contingencies to keep. Many sellers here review offers on a set date, so ask the listing agent about the timeline early.
Cupertino buyer step 4: read the inspections and disclosures before you remove contingencies
With a typical house built in the 1960s or 1970s, ask about the roof, the main sewer line, the electrical panel and any unpermitted additions. Order a sewer scope and compare the permit history at City Hall with what you see. California disclosures, including the natural hazard report, are covered in our seller disclosure guide.
Selling a home in Cupertino
Cupertino seller step 1: price from your own neighborhood, not the city median
Zillow's neighborhood values inside Cupertino run from $1,626,091 in Oak Valley to $3,411,474 in Creston-Pharlap, so a citywide median can mislead you by more than a million dollars. Redfin's single-family median for ZIP 95014 was $3,019,238 in the three months to September 2026, down 11.1% from a year earlier, while townhouses sold for a median of $1,150,002. Ask your agent for recent sales of the same home type within a few blocks.
Cupertino seller step 2: prepare the house and the paperwork early
Buyers here often see a long-held house with original kitchens and baths. Decide early whether to update, stage or sell as is, and order a pre-sale inspection and a termite report so buyers bid with fewer unknowns. Start the disclosure forms and gather permits for any remodel or ADU. If you are selling as is, read our guide to selling a house as is in California.
Cupertino seller step 3: work out your net before you list
Your net is the price less the loan payoff, agent fees, the county transfer tax, escrow and title costs, and any credits. Commission is negotiable and is set in your listing agreement. Long-time owners should also check capital gains: see our capital gains guide and the transfer tax guide, and talk to a tax adviser.
Cupertino areas at a glance
Zillow publishes typical values for 12 neighborhoods inside Cupertino. Our Cupertino neighborhoods guide profiles each one; here is the short version, using Zillow's September 2026 figures.
Monta Vista North and Monta Vista South: the west side
Zillow's typical value was $3,385,822 in Monta Vista North (up 3.1% in a year) and $3,117,887 in Monta Vista South (up 0.3%). Run a fire hazard zone check on any address near the foothills.
Creston-Pharlap, Garden Gate and Jollyman: the highest typical values
Creston-Pharlap had Zillow's highest typical value in the city at $3,411,474, up 4.2%. Garden Gate was at $3,232,537 and Jollyman at $3,148,552. These are mainly single-family streets, so prices track lot size and condition closely.
North Blaney and South Blaney
Zillow put North Blaney at $3,146,500 (up 4.0%) and South Blaney at $2,859,898 (up 3.3%). Their typical values sit close to the citywide figure, so they are a useful baseline when you compare streets.
Rancho Rinconada, Fair Grove and Inspiration Heights
Rancho Rinconada was at $2,867,300 (up 3.8%), Fair Grove at $2,642,135 (up 4.7%, the fastest gain in Zillow's list) and Inspiration Heights at $2,667,473. The city's utilities page lists Cupertino Sanitary District and Sunnyvale Sanitary as sewer providers, so check which one serves the parcel.
Homestead Villa and Oak Valley: the lower typical values
Zillow's two lowest typical values were Homestead Villa at $1,668,500 (down 1.3%) and Oak Valley at $1,626,091 (flat). A lower typical value can reflect a different mix of homes, so compare like with like. Townhouses and condos are covered in our Cupertino condos guide.
Local property checks before you buy in Cupertino
- Fire hazard zone. CAL FIRE released updated Local Responsibility Area fire hazard maps on February 24, 2025, and the Santa Clara County Fire Department lists Cupertino among the cities that had to adopt them. Look up the parcel on CAL FIRE's map, especially near the foothills. Our California wildfire zones guide explains each tier.
- Insurance. Get at least two quotes before you remove contingencies. Compare the cost of a separate earthquake policy too; see our homeowners insurance guide and the earthquake insurance guide.
- Property tax. The Prop 13 base is 1% of the purchase price, plus voter-approved bonds and parcel taxes that vary by tax rate area. Ask for the seller's last bill and read our Santa Clara County property tax guide.
- Water and sewer provider. The city's utilities page shows two water companies (California Water Service and San Jose Water) and two sewer districts. Its Service Finder map shows which serve an address.
- HOA dues. Townhouses and condos carry monthly dues. Ask for the budget, reserve study and minutes; see our California HOA laws guide.
- Flood. Check FEMA's Flood Map Service Center for any parcel near a creek.
How to choose a real estate agent in Cupertino
Talk to two or three agents and give each the same questions. Then confirm every license on the California Department of Real Estate lookup, which shows the status, the responsible broker and any public discipline.
- How many Cupertino sales did you close in the last 12 months, and in which neighborhoods?
- Which recent sales support your price, and how close are they in lot size, age and remodel level?
- How do you handle offer dates and multiple offers in a market where most homes sell over list?
- Will you or a team member handle showings, negotiation and escrow?
- What is your fee, and what does it cover?
Under practice changes that took effect on August 17, 2024, after the National Association of Realtors settlement, agents require a written agreement with a buyer before touring a home. That agreement states what the buyer's agent will be paid. All fees remain negotiable. Our California real estate commission guide covers how this works in practice.
