Encinitas condo and townhouse prices by ZIP
Redfin's rolling figures for the three months to September 30, 2026 show how small and slow the Encinitas condo market is compared with houses.
| ZIP and type | Median sale price | Change in a year | Homes sold | Median days on market | Months of supply |
|---|---|---|---|---|---|
| 92024 condo | $1,029,970 | 0.0% | 22 | 63 | 4.5 |
| 92024 townhouse | $1,284,502 | -8.3% | 12 | 26 | 2.1 |
| 92024 single-family | $2,299,420 | +14.9% | 84 | 25 | 2.9 |
| 92007 townhouse (Cardiff) | $1,221,002 | -11.0% | 3 | 29 | n/a |
Cardiff recorded a single condo sale in the period, too few for a meaningful median. Condo inventory in 92024 was 31 units, up 31.1% on a year earlier, and condos sold for 97.7% of list price on average, with 14.2% going above list. For context, Redfin's San Diego County condo median was $624,432 for the single month of September 2026, a provisional figure. Our 92024 data page and 92007 data page track the trend.
Best areas to buy a condo in Encinitas
Leucadia: Seabluffe townhomes
Seabluffe is a guard-gated community in Leucadia dating from the 1970s, with two pools, a spa, tennis and pickleball courts, a playground and a clubhouse. A brokerage community page describes 255 townhomes on 50 acres, though other listing sites count differently, so confirm with the HOA. On November 1, 2026 that page showed a two-bedroom, 1,555-square-foot home on Whitehall Road at $1,799,000 and an ocean-view three-bedroom on Parliament Road at $2,995,000.
Old Encinitas: condos near downtown and Moonlight Beach
West of Interstate 5, condos sit close to the downtown stretch of Coast Highway 101 and Moonlight Beach. Our featured agent's Encinitas page puts the starting point for condos in Old Encinitas at about $1.8 million, well above the ZIP median, because walkable beach access carries a premium. Check the building's age, parking and any short-term rental rules.
Village Park and New Encinitas: attached homes
East of Interstate 5, Village Park and the streets around El Camino Real hold attached homes from the 1980s and 1990s. The same agent page puts attached homes in Village Park from about $1.2 million, which lines up with Redfin's 92024 townhouse median. These areas are close to Diegueño Middle School and the El Camino Real shopping centers.
High Country Villas: Country View condos
Inside High Country Villas, the two-story condominiums of the Country View section have no age restriction, while the single-story villas are limited to buyers 55 and over. Recent listings there were in the low $700Ks to high $800Ks, with HOA dues of $240 to $482 a month (55places, checked November 1, 2026). See our Encinitas retirement communities page for the 55+ side.
Cardiff-by-the-Sea: few attached homes
Cardiff's 92007 ZIP had three townhouse sales and one condo sale in the three months to September 2026. With so few attached sales in Cardiff, set a saved search and be ready with a pre-approval.
Is it wise to buy a condo in Encinitas now?
It depends on the building more than the market. Prices have held level, at a 0.0% change in the 92024 condo median, but condos took a median of 63 days to sell, more than twice as long as houses. That gives buyers time to read documents and negotiate. Three checks matter most.
Balcony and stair inspections under SB 326
Associations must inspect balconies, decks and stairways on a schedule set by state law. For a 1970s or 1980s Encinitas complex near the ocean, ask for the latest inspection report and any repair plan. Our California balcony inspection law guide has the deadlines.
Reserves and special assessments
Read the reserve study and the percentage funded. An underfunded reserve in an older coastal building can mean a special assessment for roofs, siding or plumbing soon after you buy. Our California HOA laws guide lists the documents a seller must provide.
Master insurance and your own policy
Ask what the association's master policy covers and its deductible, then price an HO-6 policy for the interior. If the HOA has trouble renewing its policy, that affects both your costs and your loan. See our California homeowners insurance guide.
Financing an Encinitas condo: warrantability and loan limits
Lenders review the whole project, not just the unit. Fannie Mae's Selling Guide lists project types it will not buy loans in, including projects run like hotels with daily or short-term rentals and services, projects in need of critical repairs, projects where one owner holds too many units, and projects with more than 35% commercial space. A condo in such a project is called non-warrantable and usually needs a portfolio loan with a larger down payment.
For an FHA loan, HUD requires the unit to be in an FHA-approved project or to meet its single-unit approval rules. Because many Encinitas condos sell above $1 million, a jumbo loan is common, and jumbo lenders set their own condo rules. At Freddie Mac's 7.24% rate (week of October 29, 2026), 20% down on the $1,029,970 median leaves principal and interest of about $5,615 a month. Ask your lender to review the HOA questionnaire before your loan contingency ends.
Condo fees and costs in Encinitas
- HOA dues. These vary widely: High Country Villas listings showed $240 to $482 a month, and dues elsewhere depend on each association's amenities and services. Get the current budget, not the figure in an old listing.
- Property tax. The most common 2025-26 rate for Encinitas tax rate areas is 1.07534% (San Diego County Auditor and Controller), about $11,000 a year on the $1,029,970 median after the homeowners' exemption.
- Sewer charges. The city bills sewer service for its Cardiff and Encinitas sanitary divisions once a year on the property tax bill. Check whether the HOA or each owner pays it.
- Transfer tax. San Diego County charges $0.55 per $500 of value, about $1,133 on a $1,029,970 sale. See our transfer tax guide.
