All Encinitas ZIP codes
On the Census Bureau's 2020 ZIP code tabulation areas, Encinitas's land area falls in five ZIPs. Two cover almost all of it: 92024 (85.2% of the city's land) and 92007 (12.1%). The other three are thin edges shared with neighboring cities.
| ZIP | Main area in Encinitas | Share of city land | Zillow typical value, Sept 2026 | 1-year change |
|---|---|---|---|---|
| 92024 | Old Encinitas, Leucadia, New Encinitas, Olivenhain | 85.2% | $1,869,810 | +5.1% |

| 92009 | Northern edge shared with Carlsbad | 0.3% | $1,561,674 (Carlsbad ZIP) | +2.4% |
| 92091 | Tiny eastern sliver | under 0.1% | Not published |
The citywide Zillow typical value is $1,921,194, up 5.9% in a year. Mail ZIPs and Census areas do not match exactly, so confirm the ZIP and city on the deed or the county assessor record, not just the mailing address.
Encinitas ZIP codes one by one
92024: most of Encinitas
ZIP 92024 covers Old Encinitas around downtown and Moonlight Beach, Leucadia, New Encinitas, Village Park and Olivenhain; OpenStreetMap places all of these in 92024. About 90% of the ZIP's land is in Encinitas, with the rest in neighboring areas. Zillow's typical value was $1,869,810 in September 2026, up 5.1% in a year. Redfin's median sale price across all home types was $1,949,427 for the three months to September 2026, up 0.3%, on 121 sales with a median 30 days on market and 3.2 months of supply. By type, single-family homes sold at a median of $2,299,420 (84 sales), townhomes at $1,284,502 (12) and condos at $1,029,970 (22).
The Census ACS 2020-2024 counts 50,617 residents and 21,511 homes in the ZIP, a median household income of $158,507, a median gross rent of $2,795 and 67.4% owner-occupied homes. What to check: 92024 is large and mixed, from beach cottages to Olivenhain acreage, so compare sales on the same street or tract, not the ZIP median. See the Encinitas neighborhoods guide for the areas inside it.
92007: Cardiff-by-the-Sea
ZIP 92007 is Cardiff-by-the-Sea, the southern community of the city, and on Census maps the whole ZIP lies inside Encinitas. It is the most expensive Encinitas ZIP on Zillow's measure: $2,154,287 in September 2026, up 10.0% in a year. Redfin's three-month median was $2,792,679, up 34.4%, but on only 24 sales, so a few large sales pushed it up; single-family homes sold at a median of $2,827,287 across 19 sales. Inventory was just 7 homes, or 0.9 months of supply, with a median 24 days on market.
The ACS counts 11,100 residents and 4,781 homes, a median household income of $182,629, a median gross rent of $3,247 and 62.4% owner-occupied homes; the median owner-estimated value is at the Census cap of $2,000,000+. San Elijo State Beach is here. What to check: with so few sales, ask for every sale in the last 12 months near the home, and check flood and bluff rules near the lagoon and the coast.
92075: the Solana Beach edge
ZIP 92075 is Solana Beach's ZIP. About 2.4% of Encinitas's land, along its southern edge, falls in it on Census maps, but only about 13% of the ZIP's land is in Encinitas, so the ZIP figures describe Solana Beach far more than Encinitas. Redfin's three-month median sale price for 92075 was $1,974,420, up 9.7%, on 49 sales. What to check: if a listing in 92075 says Encinitas, confirm the city on the assessor record, because city services, tax rate area and school district follow the city and district lines, not the ZIP.
92009 and 92091: small edges
Two more ZIPs touch the city limits. 92009 is a Carlsbad ZIP, and only about 0.3% of Encinitas's land sits in it at the northern edge; Zillow's typical value for the whole ZIP was $1,561,674 (up 2.4%), which describes Carlsbad homes, not Encinitas ones. 92091 is a Rancho Santa Fe area ZIP, and its overlap with Encinitas is a sliver under 0.1% of the city. If a home you like has either ZIP, treat the ZIP data as a guide to the neighbor city and look at the street-level sales instead.
Which Encinitas ZIP codes cost the most and least?
92007 (Cardiff) costs the most on every measure: Zillow's typical value of $2,154,287 is about $284,000 more than 92024's $1,869,810, and it also rose faster over the year, 10.0% against 5.1%. 92024 is the lower-priced of the two and has the wider spread of prices, from a Redfin condo median of about $1.03 million to a single-family median of about $2.3 million. Neither ZIP is inexpensive: in both, a typical home is well beyond what the city's median household income of $162,229 can finance without a large down payment, as the cost breakdown on our living in Encinitas page shows.
How to use Encinitas ZIP data
Use ZIP figures to set a rough budget and to see direction, not to price a home. Zillow's typical value is a smoothed estimate for the middle of the market; Redfin's median sale price reflects the homes that actually sold in the period, which can swing when few homes sell, as in 92007. Never compare a Zillow number for one ZIP with a Redfin number for another. Then narrow down: look at sales on the same street and of the same home type, and check the tax rate area on the seller's bill. Encinitas tax rate areas ran from 1.03143% to 1.07534% in FY 2025-26; see the San Diego County property tax guide.
