How expensive is Encinitas?
Housing sets the cost of living in Encinitas. Zillow's typical home value of $1,921,194 is more than double its 2016 level, up 106.8% in ten years, and it reached a new high in September 2026. The Census Bureau's 2024 five-year survey puts the city's median household income at $162,229 and the median value of owner-occupied homes at $1,646,800. Two-thirds of occupied homes, 15,900 of 23,927, are owner-occupied.
Long-time owners pay far less than new buyers. The same survey puts median monthly owner costs at $4,000 or more (the survey's top band) for Encinitas homes with a mortgage and $993 for those without one, because property tax is based on the purchase price and many owners bought years ago. A buyer at today's typical value would pay far more, about $12,189 a month for the loan and property tax. Rent has also climbed: Zillow's typical Encinitas rent is up 93.4% in ten years.
Most non-housing costs are set at the county level, so this page uses MIT's Living Wage Calculator for San Diego County as the baseline and adds the costs that are specific to an Encinitas address: the property tax rate, sewer charges on the tax bill, water districts and local sales tax.

Buying a home in Encinitas
Redfin's median sale price was $2,059,019 in the three months to September 2026, up 5.6% in a year. With 20% down on Zillow's typical value of $1,921,194, a 30-year loan at Freddie Mac's 7.24% average (week of October 29, 2026) costs about $10,474 a month in principal and interest. Condos are the lower-cost route: Redfin's median condo sale in 92024 was $1,029,970. Our Encinitas condo guide has more.
Renting in Encinitas
Zillow's observed rent for Encinitas was $4,340 a month in September 2026, up 5.8% in a year and 36.2% in five years. That is $52,080 a year. The Census median gross rent is lower, $2,886, because it includes tenants who have stayed in older leases for years; budget from Zillow's figure if you are signing a new lease.
Property tax in Encinitas
California's base rate is 1% of assessed value, plus voter-approved bonds. The San Diego County Auditor and Controller's 2025-26 table shows the most common rate in Encinitas tax rate areas at 1.07534%, with others from about 1.03% to 1.07%. On a $1,921,194 purchase, after the $7,000 homeowners' exemption, that is about $20,584 a year, or $1,715 a month. Our San Diego County property tax guide shows how a bill is built.
Sewer, fixed charges and Mello-Roos
The city bills sewer service for its Cardiff and Encinitas sanitary divisions once a year on the property tax bill, and after no increase since fiscal year 2011-12, the City Council approved higher sewer rates in 2023-24, implemented from 2024-25. Newer planned areas can carry special taxes. Read the full prior-year tax bill for any home; see our Mello-Roos guide.
Homeowners insurance and HOA dues
Insurance depends heavily on the address, including its fire hazard zone and distance to the coast, so get quotes before you commit. HOA dues vary by community: 55places listings for Park Encinitas, a manufactured-home community, show $155 to $285 a month. Our California homeowners insurance guide explains the market.
Everyday costs in Encinitas
MIT's Living Wage Calculator, updated February 15, 2026, estimates the yearly cost of basic needs in San Diego County. The county figures apply to Encinitas for most items.
Utilities: electricity, gas and water
SDG&E delivers electricity and gas. Encinitas is a member city of San Diego Community Power, a public agency that buys electricity for its enrolled customers while SDG&E delivers it and handles billing. Water comes from the San Dieguito Water District, a city subsidiary, in Cardiff, Old Encinitas, Leucadia and part of New Encinitas; other addresses are served by a different district, so ask the seller for 12 months of water and power bills.
Groceries and food
MIT puts food at $4,487 a year for one adult and $13,131 for two adults with two children in San Diego County. There is no official Encinitas price index, so use these as the floor and add dining out.
Transportation and commuting
MIT estimates $9,308 a year for one adult. The Census Bureau's mean commute for Encinitas workers is 24.7 minutes. North County Transit District's COASTER train costs $6.50 one way for an adult, or $185 for a monthly COASTER Regional pass (fares from October 1, 2026).
Healthcare
MIT puts medical costs at $3,243 a year for a single adult and $11,123 for a family of four. Scripps Memorial Hospital Encinitas is the local hospital.
Childcare
Childcare is the largest cost after housing for working parents: MIT estimates $16,085 a year for one child and $30,581 for two in San Diego County.
Internet and phone
MIT allows $1,536 a year for internet and mobile service for one adult. Check providers at a specific address on the FCC's National Broadband Map.

Salary needed to live in Encinitas
MIT's living wage is the pre-tax income needed for basic needs at county prices. It uses county rents, so it understates Encinitas housing.
| Household (San Diego County) | Living wage per hour | Required income before taxes |
|---|---|---|
| 1 adult, no children | $32.88 | $68,389 |
| 1 adult, 1 child | $56.73 | $117,990 |
| 2 adults (1 working), no children | $41.44 | $86,204 |
| 2 adults (both working), 2 children | $37.61 each | $156,476 |
MIT's housing figure for one adult is $27,597 a year. Zillow's typical Encinitas rent of $4,340 a month is $52,080 a year, about $24,483 more, so a single renter here needs roughly $92,900 before taxes on MIT's other assumptions, and more to save. Under the common guide of spending no more than 30% of gross income on rent, $4,340 a month calls for about $173,600 a year. Buying at the typical value with 20% down, at about $12,189 a month for the loan and property tax, needs far more.
Encinitas cost of living vs nearby cities
The table uses the same measures for every city: Census Bureau American Community Survey 2024 five-year estimates and CDTFA sales tax rates effective October 1, 2026.
| City | Median household income | Median gross rent | Median owner-occupied home value | Sales tax |
|---|---|---|---|---|
| Encinitas | $162,229 | $2,886 | $1,646,800 | 7.75% |
| Carlsbad | $142,748 | $2,808 | $1,257,000 | 7.75% |
| Solana Beach | $152,167 | $3,212 | $2,000,000 or more | 8.75% |
| Del Mar | $199,152 | $3,501 | $2,000,000 or more | 8.75% |
| San Marcos | $109,377 | $2,348 | $868,000 | 8.75% |
| Vista | $94,975 | $2,249 | $762,400 | 8.25% |
| San Diego (city) | $108,077 | $2,313 | $906,700 | 7.75% |
The Census caps reported home values at $2,000,000, which is why Solana Beach and Del Mar show that figure. Encinitas housing costs more than Carlsbad's on these measures and less than the two smaller coastal cities to the south. Compare Encinitas with its northern neighbor on our Carlsbad guide.
Ways to lower your costs in Encinitas
- Consider attached or age-restricted housing. Condos in 92024 sold for less than half the single-family median, and 55+ communities on El Camino Real list from the mid $500Ks. See our Encinitas retirement communities page.
- File the homeowners' exemption. It cuts $7,000 from assessed value; file by February 15 for the full year, according to the Board of Equalization.
- Check the tax rate area. Rates differ by up to about 0.044 percentage points across Encinitas areas, which is roughly $880 a year on a $2 million home.
- Use the COASTER for commuting. A $185 monthly pass can cost less than parking and fuel for a daily drive south.
- Shop insurance early. Get quotes during the inspection period, not after closing.
