How expensive is Irvine?
Irvine is expensive mainly because of housing. Zillow's typical home value was $1,481,490 in September 2026, about 26% above Orange County's $1,174,873, and Zillow's observed rent was $3,604 a month. Most other costs, such as groceries, utilities and transport, are close to the Orange County norm that MIT's Living Wage Calculator uses.
Incomes are high too. The Census Bureau's 2020-2024 American Community Survey puts Irvine's median household income at $136,719 and median gross rent at $2,997, with renters spending a median 31.5% of income on rent. Owners with a mortgage report median monthly costs of $4,000 or more, the survey's top bracket, against $1,131 for owners without one.

Housing costs in Irvine
Buying a home in Irvine
At Zillow's typical value of $1,481,490 and Freddie Mac's 7.24% 30-year average (week of October 29, 2026), 20% down is $296,298 and the loan of $1,185,192 costs about $8,077 a month in principal and interest. Values vary a lot by ZIP: Zillow had 92617 at $807,527 and 92603 at $2,316,790. Condos are the usual lower-cost route; see our Irvine condo guide.
Renting in Irvine
Zillow's observed rent of $3,604 in September 2026 was up 1.6% on a year earlier and 51.1% over ten years. The Census median gross rent, $2,997, is lower because it includes long-term tenants on older leases. About 55.5% of occupied Irvine homes are rented, so renters have a wide choice of apartment communities, townhomes and condos.
Property tax in Irvine
California's base rate is 1% of the assessed value, which under Prop 13 starts at the purchase price. In the County of Orange 2026-27 rate book, many Irvine tax rate areas total 1.03515%: the 1% base, 0.0085% for the Metropolitan Water District and 0.02665% for Irvine Unified school facilities bonds. Some areas also carry Irvine Ranch Water District bond rates charged on land value only. On the typical $1,481,490 home, after the $7,000 homeowners' exemption, 1.03515% comes to about $15,263 a year, or $1,272 a month. See our Orange County property tax guide for the full rate list.
Homeowners insurance in Irvine
No official source publishes an Irvine average premium, so get at least two quotes before you remove contingencies. Ask insurers how they rate homes next to open space, and check the address on CAL FIRE's Fire Hazard Severity Zone map. Our California homeowners insurance guide covers the market, and the FAIR Plan guide covers the fallback option. Condo owners also need an HO-6 policy for the inside of the unit.
HOA dues and Mello-Roos in Irvine
Because Irvine was built as a master-planned city, many homes pay at least one HOA, and some pay two: a village-wide association, such as the Woodbridge Village Association, plus a smaller association for the tract or building. Newer villages often add a Mello-Roos special tax. The City of Irvine says the Great Park's Community Facilities District 2013-3 tax can rise up to 2% a year and drops by about 65% to 82% once its original bonds are repaid, typically after 40 years, with the rest continuing to fund park maintenance. Ask for the seller's tax bill and both HOA budgets; our California Mello-Roos guide explains the rules.
Everyday costs in Irvine
MIT's Living Wage Calculator for Orange County (updated February 15, 2026) gives the most consistent public estimate of non-housing costs. Irvine-specific utility rates come from the city and the Irvine Ranch Water District.
Water, sewer and trash in Irvine
The Irvine Ranch Water District (IRWD) provides water and sewer service in Irvine, and its improvement district bonds appear in Irvine tax rate areas. IRWD bills against a monthly water budget for each home, set at 50 gallons per person per day indoors plus an outdoor allowance based on irrigated area and weather. In IRWD's 2025 rate notice, the proposed rates from July 1, 2026 are a $15.60 monthly service charge for a standard 5/8 x 3/4 inch meter, $2.18 per hundred cubic feet (CCF, 748 gallons) for the first 40% of your budget and $2.92 per CCF up to 100%. Use above budget costs $8.03 per CCF, and above 140% costs $19.32. Sewer service for a home using 5 to 10 CCF a month is $38.10. A home using 10 CCF, all within budget, would pay roughly $80 a month for water and sewer combined. Trash and recycling, collected by WM under a city franchise, cost $29.87 a month for standard curbside carts from July 1, 2026, or $27.98 for the 35-gallon low-volume cart. Confirm the adopted water rates on IRWD's site; some homes pay a pumping surcharge.
Electricity and gas in Irvine
We could not find an official Irvine average for electricity or gas bills, and they depend heavily on the size of the home, solar panels and whether appliances are gas or electric. Ask the seller or landlord which electricity and gas providers serve the address and for the last 12 months of bills, then check the provider's current rate plans before you budget.
Groceries and food in Irvine
MIT estimates annual food costs in Orange County of $4,627 for one adult and $13,541 for two adults with two children, or about $386 and $1,128 a month.

Irvine's sales tax is 7.75% (California Department of Tax and Fee Administration, effective October 1, 2026), the same as most Orange County cities and lower than the 9.25% in Santa Ana. Irvine has no city income tax, but California's income tax applies; MIT estimates annual taxes of $16,192 for a single adult earning a living wage in Orange County and $29,700 for a two-earner household with two children. Our California cost of living guide compares state taxes with other states, and the California transfer tax guide covers the tax due when a home sells.
Salary needed to live in Irvine
MIT's living wage is the pre-tax income needed to cover basic costs without assistance, based on county-level housing costs. Irvine rents are above the county figure, so treat these as a floor.
| Household (Orange County, MIT) | Hourly living wage | Annual income before tax |
|---|---|---|
| 1 adult, no children | $36.53 | $75,982 |
| 1 adult, 1 child | $59.57 | $123,909 |
| 2 adults (1 working), no children | $43.69 | $90,874 |
| 2 adults (both working), 1 child | $31.89 each | $132,655 |
| 2 adults (both working), 2 children | $39.33 each | $163,593 |
Buying is a different threshold. The $8,077 monthly payment plus about $1,272 in property tax on Zillow's typical Irvine home is about $9,349 a month before HOA dues and insurance. At the common lender guideline of 28% of gross income for housing, that implies an income of roughly $400,000 a year, about three times Irvine's median household income. The figure is a rule-of-thumb illustration, not a lender's decision.

Ways to lower your costs in Irvine
- Compare total monthly cost, not price. An older village with no Mello-Roos and one HOA can cost less each month than a cheaper-looking new home with a special tax. Ask for the tax bill and HOA budgets on every home.
- Look at condos and older villages. Redfin's median condo price in ZIP 92612 was $870,224 in the three months to September 2026, against $1,449,310 for all Irvine homes.
- File the homeowners' exemption. The Orange County Assessor's $7,000 exemption saves at least $70 a year; file by February 15 for the full amount.
- Stay inside your IRWD water budget. Water above budget costs nearly three times the base rate, and IRWD gives a $2 monthly credit to customers who stay in the low-volume tier for nine months of the year.
- Use the free shuttle. Irvine CONNECT links north Irvine to Irvine Station at no charge.
- Check the market before you commit. Our Irvine housing market report and Irvine homes for sale guide show current prices by area.
