Irvine gated communities at a glance
Gates are the exception in Irvine. We could confirm them in a handful of hillside and luxury enclaves and in a few larger master-planned communities. The table lists the gated communities we could confirm on an association, developer, design-firm or news source. Values are Zillow's typical home value for the surrounding neighborhood in September 2026, covering all home types, so treat them as a guide to the area rather than a price for one home.
| Community | Gate type (per source) | Homes | Area value or price |
|---|---|---|---|
| Shady Canyon | Guard-gated | Over 400 custom single-family homes | $9,454,055 (Shady Canyon, Zillow) |
| The Summit at Turtle Ridge | Guard-gated | Single-family detached homes | $2,557,075 (Turtle Ridge, Zillow) |
| Turtle Ridge detached-condo enclaves | Gated | Detached condos | $2,557,075 (Turtle Ridge, Zillow) |
| Laguna Altura | Gated | Four neighborhoods by Irvine Pacific | $2,858,988 (Laguna Altura, Zillow) |
| Altair Irvine | Guard-gated | 840 homes in 10 neighborhoods | Low $1 millions to low $2 millions at opening |
| Northpark | Gated entries | 1,061 residences on 108 acres (design firm) | Ask for recent sales |
Gate status, staffing hours and dues change over time. Confirm each with the association before you rely on it.
Irvine gated communities, one by one
Shady Canyon: custom estates around a private golf club
Shady Canyon is a guard-gated community in southern Irvine near Turtle Rock, Quail Hill and Bommer Canyon. When FirstService Residential took over management of the Shady Canyon Community Association in 2016, it described more than 400 custom single-family homes, many valued from $5 million to more than $20 million, with a clubhouse, pool and tennis courts. Zillow's typical value for the neighborhood was $9,454,055 in September 2026, up 12.1% in a year. The private Shady Canyon Golf Club, with a Tom Fazio-designed course, is invitation-only and separate from buying a home, according to a Surterre Properties guide, so a house inside the gate does not come with golf.
The Summit at Turtle Ridge: the guard-gated core of Turtle Ridge
Turtle Ridge sits between Bonita Canyon Drive and Shady Canyon to the north, the 73 toll road to the south and Bommer Canyon to the east. The Irvine Housing Blog's 2012 village profile says Turtle Ridge holds several gated communities and that the costliest is the guard-gated Summit, where the traditional single-family detached homes are. Zillow's typical value for Turtle Ridge was $2,557,075 in September 2026, up 4.3%.
Turtle Ridge's gated detached-condo enclaves: Chantory, Arborel and Canyon's Edge
The same profile lists additional gated communities of detached condos: Chantory and Arborel off Summit Park, and Canyon's Edge off Shady Canyon. A detached condo is a separate house where the association owns or controls the land around it, so dues and maintenance rules work differently from a single-family lot. Ask exactly who repairs and insures the roof, walls and yard.
Laguna Altura: Irvine Company's gated hillside enclave
The Orange County Business Journal reported in February 2011 that the Irvine Company planned Laguna Altura as a gated community off Laguna Canyon Road near the I-405, in the hills overlooking the Irvine Spectrum. It was built by Irvine Pacific, the company's homebuilding arm, in four neighborhoods, with launch prices from about $600,000 to more than $1 million. Zillow's typical value there was $2,858,988 in September 2026, up 5.0%, which shows how far the area has moved since it opened.
Altair Irvine: a guard-gated master plan by Lennar and Toll Brothers
Altair Irvine is a joint project of Lennar and Toll Brothers. At its grand opening, Neighborhoods.com, citing the Orange County Register, described a guard-gated community of 840 homes in 10 neighborhoods: six by Lennar (Aurora, Celestial, Eclipse, Lumiere, Solstice and Starlight) and four by Toll Brothers (Alara, Estrella, Meridian and Solano). Homes ran from 2,909 to 6,579 square feet with three to six bedrooms, priced from the low $1 millions to the low $2 millions at that time, with a clubhouse planned to include tennis and bocce courts and fire pits. Today's resale prices are higher; check recent sales in the specific neighborhood.
Northpark: gated entries in north Irvine
RJM Design Group, the landscape architects, describe Northpark as a master-planned community of 1,061 residences on 108 acres, with themed gated entries leading to tree-lined streets, garden parks, a community clubhouse and playgrounds. An HOA directory lists the Northpark Community Association as gated, managed by Action Property Management, and says all rentals need HOA approval and tenant screening. That directory gives a much larger unit count (3,000), so ask the association how many homes and sub-associations it covers.
Gated vs guard-gated in Irvine
The two terms are used loosely in listings, and they mean different costs.
Guard-gated communities in Irvine
A guard-gated community has a staffed gatehouse that checks visitors, deliveries and contractors. In Irvine, the sources above describe Shady Canyon, the Summit at Turtle Ridge and Altair this way. Staffing a gate around the clock is one of the largest items in an association budget, so these communities tend to carry the highest dues. Ask whether the gate is staffed 24 hours or only part of the day, and whether the guard service contract is due for renewal.
Gated communities with call boxes or resident access
Other enclaves, such as the Turtle Ridge detached-condo tracts and Northpark's themed entries, are described only as gated, with no mention of a guard. Ask how the gate works (remote, code or call box). Unstaffed gates cost less to run but still need repair reserves for gate motors, arms and access systems. Gated rental apartment communities also exist: the Turtle Ridge Apartments, owned by the Irvine Company, are gated according to the Irvine Housing Blog profile.
A gate controls who drives in; it is not a measure of crime. For official data, see our Irvine crime data guide.
HOA and Mello-Roos costs in Irvine gated communities
Buying behind a gate in Irvine usually means paying three things on top of the mortgage.
- Two layers of HOA dues. Many gated enclaves sit inside a larger village association. Ask for both budgets, the reserve study and any planned special assessment. Our California HOA laws guide explains what associations must disclose.
- Property tax. The County of Orange 2026-27 rate book shows many Irvine tax rate areas at 1.03515%. On a $2,557,075 home, the Turtle Ridge typical value, after the $7,000 homeowners' exemption, that is about $26,397 a year. See the Orange County property tax guide.
- Mello-Roos. Newer communities may sit in a community facilities district, whose special tax can run for decades. The City of Irvine's Great Park district, for example, can rise up to 2% a year. The seller's tax bill lists every special tax; our California Mello-Roos guide explains them.
Club dues are separate again. In Shady Canyon, the golf club is invitation-only and is not included with a home.
Downsides of living in an Irvine gated community
Slower sales at the top of the market
Redfin's figures for the three months to September 2026 show single-family homes in ZIP 92603, which includes Shady Canyon, taking a median of 85 days to sell, against 61 days for all Irvine homes. Fewer buyers can afford the top tier, so expect a longer sale when you leave.
Rules on rentals, guests and changes
Gated associations often control more than the gate. The Northpark directory listing says rentals need HOA approval and tenant screening, and a Surterre Properties guide to Shady Canyon tells buyers to review its architectural restrictions. If you may rent the home out later, read the CC&Rs before you buy.
Fire and hillside exposure
Several of Irvine's gated enclaves sit next to open space such as Bommer Canyon. Check each address on CAL FIRE's Fire Hazard Severity Zone map and get insurance quotes early; our California wildfire zones guide and homeowners insurance guide explain why.
