Newport Beach condo prices by ZIP code
Redfin splits its ZIP figures by property type. These are condo and co-op sales for the three months to September 2026. Most ZIPs see only a handful of condo sales in a quarter, so one large unit can move the median sharply.
| ZIP | Condo median sale price | One-year change | Condos sold | Median days on market | Price per sq ft |
|---|---|---|---|---|---|
| 92663 | $1,304,961 | +19.2% | 20 | 63 | $923 |
| 92661 | $1,429,958 | -46.3% | 1 | 281 | $1,486 |
| 92660 | $1,442,457 | -9.9% | 16 | 48 | $927 |
| 92657 | $1,677,450 | -16.8% | 4 | 68 | $1,150 |
| 92625 | $2,899,914 | +10.9% | 18 | 117 | $1,869 |
Balboa Island (92662) had no condo or co-op sales in the period. For scale, Redfin's Orange County condo median was $714,350 in September 2026 (monthly figure), so a Newport Beach condo typically costs about twice the county level. Townhouses are counted separately: three sold in 92660 at a median of $1,888,003 and three in 92663 at $1,320,002.
Best areas to buy a condo in Newport Beach
Condos are concentrated in two ZIPs. Census figures for 2020-2024 show 29.5% of homes in 92660 and 23.1% in 92663 are in buildings of 20 or more units, against under 4% in 92625 and 92661. Here is what each area offers a condo buyer.
Newport Center, Eastbluff and Mariners (92660)
The inland side of the city has the most condo buildings and, with 16 sales in three months and a 48-day median, the quickest condo market. Prices per square foot, at about $927, are less than half those in Corona del Mar. You are close to the Newport Center offices and shops and to Corona del Mar High School on Eastbluff Drive. Check flight-path noise, since John Wayne Airport sits on the city's northern boundary.
West Newport, Lido and Newport Heights (92663)
The lowest condo median in the city, $1,304,961, and the most sales, 20. The ZIP runs from the beach streets of West Newport to the bay around Lido and up to Newport Heights. Ask whether the building has boat slips and whether they transfer with the unit or are leased separately.
Corona del Mar (92625)
Small buildings and attached homes near the village, priced at a median of $2,899,914 and $1,869 a square foot. Sales were slow at 117 days, which gives buyers time to negotiate. Our Corona del Mar guide covers the area.
Newport Coast (92657)
Condos and villas inside the planned communities, usually with a master association on top of the building association. Four sold, at a median of $1,677,450. See our Newport Coast guide for the HOA structure.
Balboa Peninsula (92661)
Very few condos change hands: one sale in three months, after 281 days. Only 3.7% of homes in the ZIP are in buildings of 20 or more units, and only 39% of occupied homes are owner-occupied, so many neighbors rent. Check the flood zone and the city's short-term lodging rules if you plan to rent.
Balboa Island (92662)
No condo sales in the period, but 30.3% of the homes in ZIP 92662 are single-unit attached, the highest share in the city. If you buy an attached home here, read the title report and recorded documents to confirm whether it is a condominium and what you own.
Is it wise to buy a condo in Newport Beach now?
It can be, if the building is sound and you plan to stay. Condo medians fell in 92660 and 92657 over the past year while the city's overall median rose 13.2%, so condo buyers have more leverage than house buyers. The risks are in the building, not the market.
- Balcony and deck inspections. Ask whether the association has completed the balcony and walkway inspection that California's balcony law requires of many condo buildings, and for the report. Coastal salt air is hard on decks and railings. Our California balcony inspection law guide explains the rules.
- Reserves. Ask for the reserve study and the percent funded. A poorly funded building is the most common cause of special assessments.
- Insurance. Get the master policy and ask whether it covers earthquake and flood. Then price your own unit policy. See California homeowners insurance and California earthquake insurance.
- Flood. Look up the building on the city's FEMA flood map. The city declared coastal flooding emergencies in fall 2026 and runs a flood recovery permit program, so ask the association whether the building took water.
Financing a Newport Beach condo: warrantability, FHA and jumbo loans
Conventional loans and warrantability
Lenders review the whole project, not just your unit: owner-occupancy, pending litigation, the share of units owned by one person, and the budget. A building that fails is called non-warrantable and needs a portfolio loan, usually with a larger down payment. Litigation, heavy investor ownership and weak reserves are common reasons a project fails, so ask your lender to review the HOA questionnaire early.
FHA condo approval
An FHA loan needs an approved project. Search the building on HUD's FHA condominium lookup before you write an offer. FHA loan limits cap how much you can borrow, so this matters most for the lower-priced units in 92660 and 92663.
Jumbo loans for Newport Beach condos
With medians above $1.3 million, most condo loans here are jumbo loans. At Freddie Mac's 30-year average of 7.24% (week of October 29, 2026), 20% down on the 92660 median of $1,442,457 leaves a $1,153,966 loan at about $7,864 a month in principal and interest. Jumbo rates and reserve rules vary by lender, so compare written quotes.
Condo fees and costs in Newport Beach
Budget for four costs on top of the mortgage:
- HOA dues. They vary widely by building and by the amenities included, such as a guard gate, pool or boat slips. Newport Coast condos may pay both a building and a master association. Get every association's budget in writing.
- Property tax. The most common Newport Beach tax rate area rate is 1.05129% in 2026-27. On the 92660 condo median of $1,442,457, less the $7,000 homeowners' exemption, that is about $15,091 a year. See Orange County property tax.
- Insurance. A unit policy (HO-6) for your interior and liability, plus any loss-assessment cover.
- Special assessments. Ask for board minutes from the last two years to see any planned repairs.
If you plan to rent the unit for 30 days or less, the city requires a business license and a short-term lodging permit, and only certain districts allow it. Many associations ban short stays in their rules, so read both before you count on rental income.
