What the Newport Beach price trend shows

Two measures point the same way. Redfin's median sale price for the three months to September 2026 was $3,848,167, up 13.2% on a year earlier, and the median price per square foot was $1,642, up 9.3%. Zillow's typical home value, which covers all homes rather than only those that sold, was $3,710,827 in September 2026, up 10.1% in a year.

Newport Beach is moving faster than the county. Redfin's provisional September 2026 figure for all of Orange County was a median sale price of $1,207,298, up 0.6% on a year earlier. The gap shows that demand at the top of the market has held up while mid-priced Orange County homes have been flat. Over five years, Zillow's typical value is up 55.9%, and the only decline in the last decade was a 3.3% dip from July 2022 to March 2023. Our Newport Beach home values page has the 10-year history.

Sale speed, price cuts and inventory in Newport Beach

Days on market

The median Newport Beach home took 65 days to go under contract in the three months to September 2026, against 47 days for Orange County in September. Only 23.4% of homes went off the market within two weeks. Expensive, one-of-a-kind homes take longer to price and to sell.

Sale-to-list ratio and price cuts

Homes sold for 96.9% of their final list price on average, and 8.9% sold above list. In Orange County as a whole, 25.0% sold above list in September. Zillow counts 24.4% of listings in the Los Angeles metro with a price cut in September 2026, so a reduction before a sale is common across the region.

Inventory and months of supply

Redfin counted 391 homes for sale at the end of the period, 8.3% fewer than a year earlier, and 337 new listings in three months. At the recent sales pace, that is 4.2 months of supply. Orange County had 3.3 months, and Laguna Beach 5.4. Fewer listings and rising prices together point to steady demand rather than a glut.

Sales volume

284 homes sold in Newport Beach in the three months, up 2.7% on a year earlier, and 294 were pending. Volume is low next to Irvine's 556 sales over the same period, which is one reason prices here move in larger steps.

Newport Beach housing market by ZIP code

Redfin figures for all home types, three months to September 2026:

92660$3,468,981+15.6%94673.8
92663$3,391,503+23.3%64654.5

Newport Coast and Corona del Mar lead prices

92657 has the highest median and the most supply, 6.2 months, so buyers there have more choice and more time. 92625 had the most sales of the coastal ZIPs and a 23.2% jump in the median.

The harbor ZIPs: few sales, volatile medians

92661 and 92662 had 16 and 15 sales. Balboa Island's 15.1% drop in the median reflects which homes sold, not a fall in values: Zillow's typical value for 92662 rose 14.1% in the same year. With so few sales, read these ZIPs over a full year. See Newport Beach ZIP codes.

Newport Beach market segments

Condos vs houses

Condos are the entry point. Redfin's condo medians in the three months to September 2026 were $1,304,961 in 92663 (20 sales), $1,442,457 in 92660 (16 sales) and $2,899,914 in 92625 (18 sales). Single-family medians in those ZIPs were $5,248,676, $4,148,953 and $6,240,926. See Newport Beach condos.

Luxury homes

Single-family homes in 92657 sold at a median of $8,947,743 across 21 sales, up 39.8% on a year earlier, at 94.8% of list price on average. At this level each sale moves the median, and negotiation room is wider than elsewhere in the city.

Duplexes and small multi-family

Two- to four-unit buildings trade as their own segment, and Redfin recorded such sales in three ZIPs during the period. Redfin's multi-family medians were $3,235,000 in 92663 (7 sales), $3,720,000 in 92625 (5 sales) and $3,736,710 in 92662 (5 sales). Buyers here weigh rent from the second unit against the price; check the city's short-term lodging permit rules before you count on vacation-rental income.

New construction

Redfin's city figures do not separate new homes from resales. See new homes in Newport Beach for current projects.

Is now a good time to buy a home in Newport Beach?

It depends on your timeline and financing, not on calling the market. In favor of buying now: 4.2 months of supply and 65 median days on market give buyers time to inspect and negotiate, and homes sold at 96.9% of list on average. Against: prices are at a record, and Freddie Mac's average 30-year rate was 7.24% in the week of October 29, 2026, which makes a jumbo loan expensive. If you plan to stay at least five to seven years and can carry the payment, waiting for a dip has not paid off here; the last decline, from July 2022 to March 2023, was only 3.3%. Check flood and fire insurance before you write an offer; our insurance guide explains the market. Before you offer, compare the list price with recent sales in the same ZIP and segment, ask how long the home has been listed and whether the price has been cut, and get the HOA budget if there is one. A home past the 65-day median often has more room to negotiate.

Is now a good time to sell a home in Newport Beach?

For many owners, yes. Prices are at a record, inventory is 8.3% lower than a year ago, and long-time owners hold large gains: Zillow's typical value is up 129.8% in ten years. But buyers are patient. Price to the recent sales in your ZIP and segment, not to the top listing, and expect about two months on market. Long-held homes may face capital gains beyond the federal exclusion, and a seller in California pays transfer tax and other closing costs; see the capital gains guide and transfer tax guide. Owners 55 and older moving within California should also read the Prop 19 guide on carrying a tax base to a new home.

Newport Beach housing market outlook

We do not make our own forecast. Zillow's forecast for the Los Angeles metro, which includes Orange County, made from September 2026 data, calls for values to fall 0.1% by October 2026 and 1.0% by December 2026, then rise 1.9% by September 2027. That is a metro-wide forecast, and Newport Beach has outrun the metro for the past year. Watch three local signals: months of supply (4.2 now), the share selling above list (8.9%), and the yearly change in Zillow's city value (10.1%). A rise in supply with a fall in the other two would mark a cooling market. No. Redfin's median sale price rose 13.2% and Zillow's typical value rose 10.1% in the year to September 2026, and Zillow's value set a record. Some homes do cut prices before selling, and the median for Balboa Island fell on a small number of sales, but citywide values are up.

It is close to balanced. With 4.2 months of supply, homes selling at 96.9% of list on average and only 8.9% selling above list, buyers have room to negotiate. Inventory is down 8.3% on a year earlier and prices are rising, so sellers still hold an edge on well-priced homes.
