Newport Beach home value history
The Zillow Home Value Index estimates the value of a typical home in the middle of the market, across houses and condos, adjusted for seasonal swings. Newport Beach's path since 2016:
| Month | Zillow typical home value | What changed |
|---|---|---|
| September 2016 | $1,614,612 | Start of the 10-year window |
| September 2019 | $1,902,606 | Slightly below September 2018 |
| September 2021 | $2,379,565 | Up 20.6% in a year as rates fell |
| July 2022 | $2,891,123 | High point before rates rose |
| March 2023 | $2,795,133 | Low point, 3.3% below July 2022 |
| September 2024 | $3,243,739 | New highs through 2024 |
| September 2025 | $3,370,524 | Slower year |
| September 2026 | $3,710,827 | Record high, up 10.1% in a year |
The 2022-2023 dip was mild here: a 3.3% fall from peak to low, recovered by August 2023. The typical value has more than doubled since 2016. For sales, inventory and days on market, see the Newport Beach housing market.
Newport Beach home values by ZIP code
Zillow's typical value estimates what homes are worth whether they sold or not. Redfin's median sale price is the middle price of homes that actually sold. The two measure different things, so read each table on its own.
| ZIP (area) | Zillow typical value, Sept 2026 | Change in a year |
|---|---|---|
| 92657 (Newport Coast) | $5,547,446 | +8.6% |
| 92661 (Balboa Peninsula) | $4,704,738 | +15.0% |
| 92662 (Balboa Island) | $4,647,099 | +14.1% |
| 92625 (Corona del Mar) | $4,342,564 | +9.8% |
| 92660 | $3,270,812 | +9.6% |
| 92663 | $2,742,048 | +11.1% |
| ZIP | Redfin median sale price, 3 months to Sept 2026 | Single-family median | Single-family price per sq ft |
|---|---|---|---|
| 92657 | $6,235,668 | $8,947,743 | $2,035 |
| 92661 | $4,248,752 | $4,298,916 | $2,221 |
| 92662 | $3,735,612 | $3,949,004 | $2,107 |
| 92625 | $4,558,661 | $6,240,926 | $2,128 |
| 92660 | $3,468,981 | $4,148,953 | $1,377 |
| 92663 | $3,391,503 | $5,248,676 | $2,045 |
Sale counts are small: 92661 had 16 sales and 92662 had 15 in the three months, so one large sale moves the median. 92663's all-home median sits far below its single-family median because 20 of its 64 sales were condos. The Newport Beach ZIP codes page covers each ZIP in more depth.
Newport Beach home values by neighborhood
Zillow publishes neighborhood values for two parts of the city. Newport Coast had a typical value of $5,540,657 in September 2026, up 8.6% in a year, and Corona del Mar $4,310,953, up 9.6%. Both sit well above the citywide $3,710,827. See the Newport Coast and Corona del Mar guides, or all Newport Beach neighborhoods.
What drives the value of a Newport Beach home
Water frontage and harbor access
Bayfront lots with a private dock and oceanfront lots set the top of the market. In Redfin's three months to September 2026, single-family homes in the harbor ZIPs 92661 and 92662 sold for a median of $2,221 and $2,107 per square foot, against $1,377 in inland 92660. Dock permits, slip size and seawall condition all enter the price.
Lot, view and land value
Much of a Newport Beach price is land. When a house is old or small for its lot, buyers often price the land and what they could build on it rather than the existing structure. Ocean, harbor or Catalina Island views from hillside lots in Newport Coast and Spyglass Hill add value that square footage does not capture.
Home type and size
A condo trades far below a detached house in the same ZIP. In 92660, Redfin's condo median was $1,442,457 against $4,148,953 for single-family homes. Census data shows about 45% of the city's homes are detached houses, so attached homes are a large share of the stock. See Newport Beach condos.
Age, condition and permits
Rebuilt and newly built homes command a premium over original homes. Unpermitted additions, old electrical panels and deferred maintenance lower offers. Ask the city for the permit history by address before you price a home.
Gated communities and HOA
Guard-gated enclaves such as Big Canyon, Linda Isle and Bayshores trade as their own small markets. Dues and rules affect what a buyer will pay. See gated communities in Newport Beach.
Rates, insurance and carrying costs
Freddie Mac's average 30-year rate was 7.24% in the week of October 29, 2026. Most Newport Beach purchases need jumbo loans or cash, and property tax at about 1.05% of the price, flood or fire insurance and HOA dues all shape what buyers will offer.
How a Newport Beach home valuation works
Online estimates
Automated estimates from Zillow, Redfin and others use public records and recent sales. They cannot see a remodel, a view or a dock permit, and with few sales per ZIP each month, errors on high-end homes can be large.
Comparative market analysis from an agent
An agent compares your home with recent sales of similar homes nearby, adjusted for size, lot, view, water access and condition. In a small enclave, this may mean comparing with sales from a year or more ago. Our featured Newport Beach agent can prepare one.
Appraisal
A licensed appraiser sets the value a lender relies on. Most Newport Beach purchases use jumbo loans, so expect a full appraisal and ask your lender about its rules for high loan amounts.
Assessed value is not market value
Your assessed value under Prop 13 is usually your purchase price plus at most 2% a year, so long-held homes carry assessed values far below market. It sets your tax bill, not your sale price. See the Orange County property tax guide.
Get a valuation for your Newport Beach home
Start with your ZIP's Zillow value and Redfin's recent single-family median, then ask a local agent for a comparative market analysis that accounts for your lot, view and water access. If you plan to sell, read our guides to California closing costs and capital gains on a home sale, since a 129.8% ten-year gain can push many long-time owners past the federal exclusion.
