Newport Beach ZIP codes one by one

ZIP 92657: Newport Coast

Addresses on Pelican Crest Drive and Crystal Cove geocode to 92657, and the postal name used in listings is Newport Coast. It is the city's highest-value ZIP, with a Zillow typical value of $5,547,446, and its homes are the newest, with a Census median year built of 1998. Redfin counted 27 sales in the three months to September 2026 at a median of $6,235,668, with 53 median days on market and 6.2 months of supply, the most of any city ZIP. That supply figure gives buyers more room to negotiate than elsewhere in the city. Census puts the owner-occupied share at 68.5%. See the ZIP 92657 data page.

ZIP 92661: the east end of the Balboa Peninsula

A sample address on East Bay Avenue geocodes to 92661, which covers the peninsula around Balboa Village and the Fun Zone. Redfin counted 16 sales in three months at a median of $4,248,752 and $2,202 per square foot, the highest price per square foot of the six ZIPs. Only 1,706 of its 2,709 homes are occupied in Census data, and 550 are held for seasonal or occasional use. If you plan to live there full time, ask how many nearby homes are rented short term and check the city's short-term rental rules. See the ZIP 92661 data page.

ZIP 92662: Balboa Island

Marine Avenue addresses geocode to 92662, the island ZIP. Zillow's typical value was $4,647,099, up 14.1% in a year but only 93.2% over ten years, the smallest ten-year gain in the city. Redfin's three-month median was $3,735,612, down 15.1% on a year earlier, from just 15 sales. With so few sales, one or two bay-front homes can move that median a long way, so compare individual sales instead. The Census median year built is 1954, the oldest of the six. See the ZIP 92662 data page.

ZIP 92625: Corona del Mar

The Census geocoder returns the postal name Corona del Mar for addresses on Ocean Boulevard and Marguerite Avenue in 92625. Zillow's typical value was $4,342,564, up 9.8%. Redfin counted 69 sales in three months at a median of $4,558,661, up 23.2%, with homes selling at 97.6% of list price on average after a median 64 days. ZIP 92660: inland Newport Beach and the upper harbor

Sample addresses on Dover Drive, Westcliff Drive, Eastbluff Drive, Big Canyon Drive, Port Ramsgate Place, Mesa Drive, Bayside Drive, Harbor Island Road and Linda Isle all geocode to it, and the Civic Center at 100 Civic Center Drive uses it too. So a single ZIP holds harbor island estates, golf course homes, older tracts and Airport Area condos. Zillow's typical value was $3,270,812. Redfin counted 94 sales in three months, the most of any city ZIP, at a median of $3,468,981 and $1,284 per square foot. See the ZIP 92660 data page.

ZIP 92663: West Newport, Lido and Newport Heights

Addresses on Seashore Drive, Via Lido Nord, Cliff Drive, Bayshore Drive and North Newport Boulevard geocode to 92663. It has the lowest Zillow typical value in the city, $2,742,048, but gained 140.6% over ten years. Redfin's three-month median was $3,391,503, up 23.3%, from 64 sales. It is also the second-largest ZIP, with 12,401 homes and 21,368 residents, and has the lowest median household income of the six at $141,541. See the ZIP 92663 data page.

Which Newport Beach ZIP codes cost the most and least?

By Zillow's typical home value, the order from most to least expensive is 92657, 92661, 92662, 92625, 92660 and 92663. The gap from top to bottom is $2,805,398. Redfin's three-month medians rank the ZIPs a little differently, with 92625 above 92661 and 92662, because they track only the homes that sold in a short window. Over ten years, every ZIP except Balboa Island's 92662 more than doubled in Zillow's data.

Price per square foot tells a different story. In Redfin's three months to September 2026, the peninsula (92661) cost the most at $2,202, followed by Corona del Mar (92625) at $2,041 and Balboa Island (92662) at $1,992. Small lots and small homes near the water push these figures up. ZIP 92660 was the cheapest per square foot at $1,284, because it holds more large inland homes.

How to use Newport Beach ZIP data

A ZIP is a mail route, not a neighborhood. In Newport Beach, 92660 alone covers harbor islands, golf course communities and Airport Area condos, so a ZIP median can hide large gaps. Use ZIP data for three things only: to see which part of the city fits your budget, to watch the direction of prices, and to compare speed of sale. Then compare recent sales on the street you want.

  • Use Zillow's typical value to compare price levels between ZIPs.
  • Use Redfin's sale counts and days on market to judge how fast homes are moving.
  • Check the postal name: listings in 92625 use Corona del Mar and in 92657 Newport Coast, but both are inside the city of Newport Beach and pay city taxes.
  • Check the flood and fire maps in the city's General Plan Safety Element for the address itself.
