Newport Beach gated communities, one by one

Big Canyon, near Fashion Island

Big Canyon is bordered by Ford Road, MacArthur, San Joaquin and Jamboree, and it wraps around the members-only Big Canyon Country Club golf course. Local agent pages date it to 1971 and describe a 24-hour guard gate. On November 2, 2026, listings inside ran from $1,599,000 for a 1,850-square-foot condo to $18,995,000 for a newly built 10,106-square-foot home. Club membership is separate from owning a home here.

Harbor Ridge, Spyglass Hill

Harbor Ridge sits behind a guard gate at the top of Spyglass Hill, above Corona del Mar, with city and ocean views from some homes. A 3,144-square-foot attached home on La Rochelle was marked coming soon at $4,988,000 on November 2, 2026. Ask the association how its master and sub-associations split dues.

Linda Isle, off Bayside Drive

Linda Isle is a true island reached by a bridge, with a guard gate at the entrance and 106 bayfront homes, most with private docks. Three listings on November 2, 2026 were priced from $8,995,000 to $69,998,000. Dock size and permits are the main checks here; ask the seller for dock permits and confirm them with the city's Harbor Department.

Harbor Island, Newport Harbor

Harbor Island is a small private island in Newport Harbor with a gated bridge and about 30 bayfront homes on one street. Sales are rare and often private. Treat any listing here as a one-off and check the lot's dock, seawall and flood zone with the city and FEMA.

Bayshores, off Coast Highway

Bayshores has 252 homes behind a guard gate off Coast Highway near Dover Drive. The association's site lists beach and park reservations and an architectural review request form, a sign that exterior changes need approval. A March 2025 brokerage guide notes two private beaches and yacht slips; confirm with the association which lots have slip rights.

Balboa Coves, West Newport

Balboa Coves is a guard-gated enclave of 68 homes on the water off Coast Highway in 92663, and one of its coves has a sand beach. A bayfront home inside was listed at $8,995,000 on November 2, 2026. The Balboa Coves Community Association runs its own site and uses an outside management company.

Harbor Cove, above the Back Bay

Harbor Cove is a 24-hour guard-gated community of 149 homes built from 1997 on a bluff above the eastern shore of the Back Bay. It has a community pool, spa and grill and walking access to the Back Bay Loop trail. The Palisades homes range from 2,545 to 3,295 square feet with up to five bedrooms, and the Promenade homes from 2,455 to 2,725 square feet.

One Ford Road, Eastbluff

One Ford Road was built in the late 1990s by Pacific Bay Homes behind a 24-hour guard gate. It has six tracts: Balboa (53 homes), Carmel (61), Summerhouse (60), Stonybrook (100), Providence (50) and Pacific Heights (8 custom home sites). The tracts share community amenities, so ask how dues differ between them.

Bonita Canyon, 92660

Bonita Canyon is guard-gated, with three tracts (Madison, Wyndover and Lucera) and plans of about 2,301 to 4,715 square feet. The association maintains common landscaping and runs a heated pool, tennis courts and a playground. Listings on November 2, 2026 ran from $6,399,999 to $7,200,000.

Belcourt, MacArthur and Bison

Belcourt sits behind a 24-hour guard gate at MacArthur Boulevard and Bison Avenue. Sea Island and Granville, Newport Beach Country Club

Both sit on the Newport Beach Country Club golf course. Sea Island is a guard-gated condo community off Jamboree Road near Coast Highway, with two builder tracts: Lusk (82 condos, about 2,300 to 2,683 square feet) and McLain (about 2,100 to 2,800 square feet), plus tennis courts and a pool. Granville, also on the course, is a guard-gated community of about 67 homes.

Newport Coast: Pelican Crest, Pelican Hill and Pelican Point

Pelican Crest is a private gated community of about 166 custom home sites with its own community association; listings on November 2, 2026 ran from $23,000,000 to $39,980,000. Pelican Hill is guard-gated with custom homes on large lots, and Pelican Point is a guard-gated community of about 55 homes on the coastal side of Coast Highway beside the Pelican Hill golf course. Zillow's typical value for the Newport Coast neighborhood was $5,540,657 in September 2026. See our Newport Coast guide.

Newport Coast: Newport Ridge Estates and The Summit

Newport Ridge Estates is a gated tract of 38 single-family homes built in 1993 and 1994. The Summit is a gated condo community; a 1,362-square-foot condo there was listed at $1,595,000 on November 2, 2026, one of the lower entry prices behind a gate in the city.

Harbor Point, Corona del Mar

Harbor Point is a gated community of 20 homes in Corona del Mar first built in 1985, with ocean and city-light views from some homes. See the Corona del Mar guide for the wider area.

Guard-gated vs gated in Newport Beach

A guard-gated community has a staffed gatehouse; residents register guests, contractors and deliveries. Big Canyon, Belcourt, Bonita Canyon, Harbor Cove and One Ford Road are described as staffed 24 hours. A gated community without a guard uses a keypad, callbox or remote; sources describe Pelican Crest, Newport Ridge Estates and The Summit only as gated, so ask how entry works. Staffing costs money, so guard-gated communities tend to carry higher dues. Ask whether the gate is staffed overnight and who pays for it.

HOA dues, taxes and insurance in Newport Beach gated communities

Association dues

No association we checked publishes its dues. One local brokerage guide from March 2025 estimated $500 to over $2,000 a month across the city's gated communities. Newport Coast has a master association, the Newport Coast Community Association, with sub-associations under it, so some owners pay two sets of dues. Ask for the current budget, the reserve study and any special assessment before you remove contingencies; our California HOA laws guide lists the documents a seller must provide.

Property tax

The most common total rate among Newport Beach tax rate areas is 1.05129% for 2026-27, so a $5,000,000 purchase carries about $52,490 a year after the homeowners' exemption, before any special assessments. See the Orange County property tax guide and the Mello-Roos guide.

Insurance, flood and fire

Bayfront enclaves such as Linda Isle, Bayshores and Balboa Coves should be checked on the FEMA flood map; hillside Newport Coast communities should be checked for fire hazard zone status. Get quotes early; see our homeowners insurance guide.

Downsides of gated living in Newport Beach

Downside: higher fixed costs

Guards, private streets, gates and amenities are paid for by owners every month, on top of a tax bill that already runs above 1% of the purchase price.

Downside: rules on what you can change

Exterior paint, landscaping, windows, docks and additions usually need architectural approval under the CC&Rs. Read them before you plan a remodel.

Downside: access delays and fewer listings

Guests and contractors stop at the gate, which can slow work crews. Small enclaves such as Harbor Island or Balboa Coves may go a year with few or no listings, and some homes sell privately. A local agent with contacts inside the gate helps; see our featured Newport Beach agent.
