Newport Beach neighborhoods compared

Newport Beach has no official list of neighborhoods, so we use the 12 park service areas the city drew for its 2050 General Plan Recreation Element (May 2026). They cover the whole city and line up with how people describe it: the peninsula, the islands, the heights above the harbor, the planned communities inland and the coast. Zillow publishes neighborhood values for only two of them, Corona del Mar and Newport Coast. For the other ten we give the value for the ZIP code that covers most of the area. We confirmed each ZIP by running sample street addresses through the Census Bureau geocoder, and a ZIP value is a wider measure than a neighborhood value.

For scale, Zillow's typical home value for the whole city was $3,710,827 in September 2026, up 10.1% in a year and 129.8% in ten years. Parkland figures are the city's 2024 counts from Table R-1 of the Recreation Element. Because six of the areas share ZIP 92660, the table cannot separate Big Canyon from Santa Ana Heights, for example. Ask for recent sales on the street itself before you compare them.

Newport Beach neighborhood profiles

Newport Coast: $5,540,657 typical value, the highest in the city

Zillow's typical home value for Newport Coast was $5,540,657 in September 2026, up 8.6% in a year and 69.5% in five years, the fastest five-year rise of any Newport Beach area Zillow tracks. It is the hillside district at the south-east end of the city, reached by Newport Coast Drive, Pelican Hill Road and San Joaquin Hills Road, with Crystal Cove State Park along its coast. The city's parks there are small view parks: Coastal Peak Park, Harbor Watch Park, Canyon Watch Park and the three Los Trancos Canyon View parks. The Recreation Element counts 25.17 acres of city parkland, the largest shortfall against its 2045 target of any service area. What to check: the General Plan notes that the city has not yet added Newport Coast to its Local Coastal Program, so coastal permits there still go through the County of Orange. Ask how many associations a home belongs to and what each charges. See our Newport Coast guide.

Balboa Peninsula: $4,704,738 in ZIP 92661

The peninsula is a string of districts linked by Newport Boulevard and Balboa Boulevard. The General Plan names them: Lido Village, Cannery Village, McFadden Square and Balboa Village, with houses filling the blocks between. The police department lists The Wedge, the Fun Zone, Balboa Pier, Newport Pier and Lido Isle as landmarks of its Area 1, the smallest of its four patrol areas and the one with the most residents and visitors per square mile. Its parks include Peninsula Park, Marina Park, Veterans Memorial Park, L Street, M Street and Miramar parks, and the service area has 163.26 acres of city beach, more than any other. The east end is ZIP 92661, where Zillow's typical value was $4,704,738, up 15.0% in a year. Census counts 2,709 homes in that ZIP but only 1,706 occupied ones; 550 of the rest are held for seasonal or occasional use. The median home there was built in 1962. What to check: short-term rental permits, parking, and the city's coastal flood maps.

Balboa Island: $4,647,099 in ZIP 92662

Balboa Island is three constructed islands: Balboa Island, Little Balboa Island and Collins Island. The General Plan describes them as mostly homes, reached by bridge, by the Balboa Island Ferry and by public docks, with Marine Avenue as the shopping street and a concrete path around the edge. Streets are named for gems, such as Agate, Diamond, Emerald, Opal and Topaz avenues. Zillow's typical value in ZIP 92662 was $4,647,099, up 14.1% in a year. Over ten years it rose 93.2%, the slowest of the six city ZIPs. The median home was built in 1954, the oldest of any city ZIP in Census data. Redfin counted 15 sales in the three months to September 2026, with a median of 84 days on market. The island's service area has only 0.28 acres of park. What to check: seawall condition, flood zone, and whether a lot is a full or half lot.

Corona del Mar: $4,310,953 typical value

Corona del Mar is the village along East Coast Highway on the south side of the harbor entrance. Zillow's typical value was $4,310,953 in September 2026, up 9.6% in a year. The General Plan's goal for it is a pedestrian-oriented village that serves as the center of local shopping and social life. Its parks include Corona del Mar State Beach, Lookout Point, Inspiration Point, Begonia Park, Bayside Park, Irvine Terrace Park and Old School Park, plus the Buck Gully Reserve. The postal name for ZIP 92625 is Corona del Mar. What to check: view protection, bluff setbacks for homes on Ocean Boulevard, and parking near the Coast Highway shops. See our Corona del Mar guide.

Lower Bay: Lido Isle, Harbor Island and Linda Isle

The Lower Bay service area covers the residential islands and bay frontage inside the harbor. Its map shows Via Lido Nord and Via Lido Soud on Lido Isle, Harbor Island Road, Linda Isle and Beacon Bay. The police department lists Lido Isle and Bay Island in its Area 1. The ZIP splits here: a Via Lido Nord address geocodes to 92663, while Harbor Island Road and Linda Isle geocode to 92660, so neither ZIP value describes these islands well. The service area has only 0.05 acres of city park, because most of the shoreline is private homes and docks. What to check: dock permits and slip size, seawall reports, and any island association rules and dues.

West Newport: $2,742,048 in ZIP 92663

West Newport is the flat beach district near the Santa Ana River, around Seashore Drive and West Coast Highway, with Newport Shores and Newport Island inside it. It has West Newport Park, Sunset View Park, Sunset Ridge Park, 38th Street Park, Newport Shores Park and Channel Place Park, plus the Santa Ana River County Beach. Its 82.79 acres of parks and beaches meet the city's 2045 target. ZIP 92663, which also covers Lido Village, Lido Isle and Newport Heights, had the lowest Zillow typical value of the six city ZIPs at $2,742,048, up 11.1% in a year. Hoag Hospital sits in the police department's Newport West zone. The General Plan's West Newport Mesa focus area allows up to 1,107 new homes near the hospital. What to check: tsunami and coastal flood maps, and whether a home is an older beach cottage or a recent rebuild.

Newport Heights/Upper Bay: the bluffs above the harbor

This service area runs from Newport Heights and Cliff Drive along the bluffs to Dover Drive and the west side of Upper Newport Bay. The police department's Area 2 lists Newport Heights, Cliffhaven, Bayshores, Castaways, Westcliff, Dover Shores, Harbor Highlands and Baycrest, and Newport Harbor High School is there. Parks include Cliff Drive Park, Castaways Park, Westcliff Park, Bob Henry Park, Mariners Park, Galaxy View Park and the Newport Aquatic Center by North Star Beach. Addresses on Cliff Drive and Bayshore Drive geocode to 92663; Dover Drive and Westcliff Drive geocode to 92660. The General Plan's Dover/Westcliff focus area allows up to 521 new homes. What to check: bluff and slope reports, and gate or association rules in Bayshores and Dover Shores.

Santa Ana Heights and the Airport Area

Santa Ana Heights sits north of Upper Newport Bay, along Mesa Drive, Irvine Avenue and Birch Street, and its service area reaches the Airport Area offices around Von Karman Avenue. Addresses on Mesa Drive and SW Birch Street geocode to 92660, where Zillow's ZIP value was $3,270,812. Parks are few: Bayview Park, Mesa Birch Park and Uptown Park, 3.73 acres in all. The Airport Area is the city's largest housing focus area, with room for up to 2,577 homes, and the Uptown Newport master plan alone covers 1,244 homes according to its developer. What to check: airport noise contours under the General Plan's airport compatibility policies, and the zoning that applies to older Santa Ana Heights lots.

Eastbluff/Newport North: Back Bay trails and big parks

Eastbluff and Bonita Canyon sit on the east side of Upper Newport Bay, around Eastbluff Drive, Vista del Oro and Camelback Street. The police department lists Eastbluff and Bonita Canyon in its Area 3. The city counts 66.60 acres of parkland here, including Eastbluff Park, Bonita Creek Park and the Back Bay and Bonita Creek trails, enough to meet its 2045 target. A sample address on Eastbluff Drive geocodes to 92660. What to check: association dues and rules, and the age of roofs and plumbing in homes from the area's first build-out.

Big Canyon/Belcourt: golf course homes with no city park

Big Canyon and Belcourt sit inland from Newport Center, around the Big Canyon Reservoir. The police department lists Big Canyon in its Area 3, which it describes as home to several golf courses and tennis clubs. The Recreation Element counts no city parkland at all in this service area, a 17.9-acre shortfall against its 2045 target; the golf courses here do not count as city parks. A sample address on Big Canyon Drive geocodes to 92660. What to check: which association governs the home, guard-gate rules for guests and contractors, and any golf club membership terms that come with the property.

Newport Center: Fashion Island and the Civic Center

Newport Center holds Fashion Island, offices, hotels and the Civic Center at 100 Civic Center Drive. The police department's Area 3 also lists nearby residential communities: Harbor Cove, Bayside Village, Island Lagoon, Park Newport and Promontory Point. Parks are Civic Center Park and Back Bay View Park, 19.93 acres in all. The General Plan names Newport Center as a housing focus area with room for up to 2,439 homes. What to check: whether a listing is a condo in an older complex or in a new building, and the association's reserve study.

Harbor View: the most park acreage, beaches aside

Harbor View covers the hills above Corona del Mar, including Spyglass Hill and the Harbor View Homes, both named in the police department's Area 4. Its streets include the Port streets, such as Port Ramsgate Place, and San Miguel Drive. It has 129.51 acres of city parks, the most of any service area when beaches are left out: Bonita Canyon Sports Park, Grant Howald Park, Harbor View Nature Park, San Joaquin Hills Park and its lawn bowling center, Buffalo Hills Park, Spyglass Hill Park and Arroyo Park. Addresses here geocode to 92660. What to check: view easements, slope drainage and the fire hazard zone for homes next to canyons.

Homes on these blocks sit on small lots, and parking is the usual trade-off.

On the water: the harbor islands and bay frontage

For a private dock, look at Lido Isle, Harbor Island, Linda Isle, Balboa Island's bay-front lots and the bay side of the peninsula. Check the dock permit, the seawall and the flood zone before you compare prices.

Flood, fire and tax checks by Newport Beach area

Several risks change from street to street. The city's 2050 General Plan Safety Element publishes maps for each of them: coastal flood risk citywide and in Newport Harbor, FEMA flood zones, landslide zones, liquefaction zones and fire hazard severity zones. Open the map for the address before you write an offer, then read the seller's natural hazard disclosure. Low-lying harbor and beach areas are the ones to check against the flood maps. Hillside areas such as Harbor View, Newport Coast and the canyons are the ones to check against the fire and landslide maps.

Insurance follows those maps. Get a quote before you remove contingencies, and read our California homeowners insurance guide and wildfire zones guide. Property tax in Orange County starts from the purchase price under Prop 13, with local bonds and assessments on top. Our Orange County property tax guide shows the math.
