Zillow measures the market differently. Its typical home value for the city was $470,552 in September 2026, down 0.6% in a year. For the Sacramento metro area, Zillow reports that 29.8% of listings had a price cut in September 2026 and that homes took a typical 45 days to go pending. Keep each source's figures together: Redfin reports homes that sold, Zillow estimates all homes.
What the trend shows
Prices: flat in value, up slightly in sales
The two headline numbers point in different directions for a reason. Redfin's median sale price rose 3.3%, but its median price per square foot fell 2.4%, which points to a mix of larger or pricier homes selling rather than rising values. Zillow's index, which adjusts for the mix, shows values edging down. Read together, Sacramento prices are roughly flat, about 9% below Zillow's July 2022 peak of $516,899.
The county by month
Redfin's Sacramento County figures follow the usual seasonal path. The countywide median sale price rose from $522,000 in December 2025 to $555,000 in June 2026, fell back to $530,000 in July and was $543,783 in September 2026, up 2.9% from a year earlier. The September figure is provisional and may be revised. Over the same months the share of homes selling above list price fell from 40.7% in March to 30.8% in September.
Sale speed, price cuts and inventory
Days on market
Countywide, the median home went under contract in 18 days in April and May 2026, the spring peak, and 31 days by September. In the city, the three-month median was 25 days. Well-priced homes still go fast: 39.2% of city homes that sold went off the market within two weeks.
Price cuts
Zillow's metro data shows 29.8% of Sacramento-area listings had a price cut in September 2026, which means close to one listing in three started too high. The average city home sold at 99.9% of its final list price, so the discount usually happens before the offer, through cuts, rather than in negotiation.
Inventory
The city had 1,028 homes for sale on average over the three months, 14.5% more than a year earlier, and 3.0 months of supply. Countywide inventory was 3,202 homes in September 2026, up from 2,992 a year earlier. More listings and steady sales add up to a market that has moved from favoring sellers toward balance.
Differences by ZIP and neighborhood
Sacramento is several markets at once. Redfin's three-month figures to September 2026:
| ZIP | Median sale price | Change in a year | Months of supply | Sold above list |
|---|---|---|---|---|
| 95819 | $820,259 | +1.4% | 0.9 | 43% |
| 95818 | $779,771 | +9.1% | 3.0 | 41% |
| 95831 | $659,806 | +3.9% | 2.2 | 48% |
| 95835 | $574,831 | +4.0% | 3.4 | 22% |
| 95834 | $454,866 | -7.2% | 4.1 | 19% |
| 95823 | $434,872 | +1.1% | 2.3 | 49% |
| 95811 | $494,855 | -34.0% | 6.0 | 27% |
| 95815 | $357,395 | +0.7% | 4.2 | 35% |
Tight: East Sacramento, River Park and the Pocket
ZIP 95819 had under one month of supply, the tightest in the city, and homes in 95831 sold at an average 102.3% of list price, with 48% going over asking.
Softer: Natomas and the central grid
Natomas has the most homes for sale: 150 in 95835 on average, and in 95834 the median fell 7.2% and only 19% of homes sold above list. In 95811 the median fell 34%; nine of its 15 sales were condos, and supply reached six months. Buyers in these areas have the most room to negotiate. Condos, houses, luxury and new homes
Houses vs condos
In September 2026, Redfin's Sacramento County single-family median was $549,863, up 2.1% in a year, against $267,257 for condos (down 2.8%) and $372,115 for townhouses (down 6.7%). Condos had 5.1 months of supply and a median 72 days on market, so they are the slowest part of the market. See Sacramento condos.
The upper end
The highest single-family medians with a Sacramento address were $984,752 in 95864 and $829,791 in 95818 over the three months to September 2026. Small-plex buyers should note that two- to four-unit buildings had a county median of $617,651 and five months of supply in September.
New construction
New homes compete with resale for the same buyers. When you compare, ask builders about incentives such as mortgage rate buydowns or closing cost credits, and set them against the price cuts available on resale homes. See new homes in Sacramento.
Is now a good time to buy a house in Sacramento?
For many buyers it is a better time than 2021 or 2022, with caveats. Prices are about 9% below the 2022 peak, inventory is up 14.5%, and nearly a third of listings in the metro have been cut. The cost is the rate: at Freddie Mac's 7.24% 30-year average for the week of October 29, 2026, a $508,258 home with 20% down costs about $2,771 a month in principal and interest, before property tax at about 1.14% in the city's main tax rate area. Zillow's observed rent was $2,045 a month in September 2026, so owning costs well above renting in the short term.
Buying makes most sense if you expect to stay five years or more, can make the payment comfortably at today's rate, and are buying in a segment with room to negotiate, such as Natomas or condos. In tight ZIPs like 95819 and 95831, expect competition. Read our first-time buyer guide and how to buy a house in California.
Is now a good time to sell a house in Sacramento?
It is a fair time, if you price it right. Homes still sell in a median 25 days and at close to list price, and more than a third sell above asking. The risk is starting too high: with nearly 30% of metro listings cut and inventory rising, an overpriced home sits and then sells for less. Spring brings the fastest sales; countywide, days on market were lowest in April and May 2026. Sales in the city carry a city transfer tax of 0.275% of the price on top of the county tax, and the contract sets who pays; see the transfer tax guide. Sacramento housing market outlook
We do not make our own forecast. Zillow's forecast published with its September 2026 data expects the Sacramento metro area's typical home value to fall 0.8% over the following 12 months, after a 0.1% rise in October 2026 and a 0.4% dip by December. That is in line with the flat path since 2023. The main swing factor is mortgage rates: Freddie Mac's average stood at 7.24% at the end of October 2026.
