Sacramento home value history
The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, across houses and condos, smoothed and seasonally adjusted. Sacramento's path since 2016:
| Month | Zillow typical home value | What changed |
|---|---|---|
| September 2016 | $286,852 | Start of the 10-year window |
| September 2019 | $352,243 | Up 22.8% in three years |
| September 2021 | $461,034 | Up 30.9% in two years of low mortgage rates |
| July 2022 | $516,899 | All-time high, as mortgage rates began to climb |
| March 2023 | $468,673 | Down 9.3% from the peak |
| June 2024 | $490,083 | Partial recovery |
| September 2025 | $473,360 | A year of small monthly declines |
| September 2026 | $470,552 | Latest: down 0.6% in a year |
Over five years the typical value is up only 2.1%, because almost all of the gain came before mid-2022. Since then Sacramento has given back its last surge and moved sideways. Zillow's forecast for the Sacramento metro area, published with the September 2026 data, calls for a 0.8% decline over the following 12 months. For sales, inventory and price cuts month by month, see the Sacramento housing market.

What drives the value of a Sacramento home
Location inside the grid and along the rivers
Price per square foot shows the location premium most clearly. In Redfin's three months to September 2026, single-family homes sold at $551 to $562 per square foot in 95816 and 95819, against $278 in North Natomas' 95835 and $265 in 95832. Older central streets close to Midtown, McKinley Park, William Land Park and the American River carry the highest prices.
Age, character and condition
Sacramento's housing is old: the Census survey puts 10.8% of the city's homes in buildings from 1939 or earlier and about 40% from before 1970. A restored 1920s bungalow can sell for far more per foot than a house of the same size from the 1990s, but knob-and-tube wiring, old sewer laterals, foundation issues and unpermitted additions lower value quickly. Updates, solar and an ADU or ADU potential add value; see the California ADU rules guide.
Flood zone and levee protection
Much of Sacramento lies behind levees, and flood zone status changes insurance costs and, with them, what buyers will pay. The Sacramento Area Flood Control Agency lists levee projects still in progress on the American and Sacramento rivers and in the Natomas Basin. Check the zone for any address before comparing two similar homes.
Mortgage rates and monthly cost
Buyers price homes by the payment. With Freddie Mac's 30-year average at 7.24% in the week of October 29, 2026, a $470,552 home with 20% down costs about $2,565 a month in principal and interest. Property tax, which is 1.138746% in the city's main Sacramento City Unified tax rate area for 2026-27, plus any HOA dues or special taxes, shifts what a buyer offers.
How to value a Sacramento home
Automated estimates
Zillow's Zestimate, Redfin's estimate and similar tools model value from public records and recent sales. They work best on tract homes in Natomas or the Pocket, where nearby sales are similar, and worst on one-of-a-kind older homes in East Sacramento or Curtis Park.
A comparative market analysis
An agent selects recent nearby sales of similar homes, adjusts for size, lot, condition, garage and updates, and checks what is active and pending. Ask for the comparable sales and the adjustments in writing, and ask why any were left out.
An appraisal
A licensed appraiser's opinion of value is what a buyer's lender relies on. When it comes in below the contract price, the buyer must cover the gap, renegotiate or cancel under an appraisal contingency.
Your assessed value is different
The assessed value on your tax bill starts at your purchase price and rises at most 2% a year under Prop 13, so long-time owners usually have assessed values far below market. Recent buyers are the exception: if you bought near the 2022 peak, your market value may now be below your assessed value. The Sacramento County Assessor accepts informal decline-in-value review requests from July 1 to December 31, and formal appeals go to the Clerk of the Board by November 30. See the Sacramento County property tax guide.
Get a valuation for your Sacramento home
If you are thinking of selling, ask for a written market analysis based on sales on your own streets in the last three to six months. California Housing Prices's featured Sacramento agent can prepare one, and you can ask several agents. Bring a list of upgrades with dates and permits, the age of the roof, HVAC and water heater, any sewer lateral or foundation work, HOA dues if any, and known defects. Then ask how the suggested price compares with the Zillow and Redfin figures for your ZIP above. Before listing, read how to sell a house in California and the capital gains tax guide.
