Gated communities in Santa Barbara at a glance
Inside the city limits, gated living in Santa Barbara mostly means condo and townhouse complexes, plus a small number of gated hillside streets. The large guard-gated estate communities are a short drive east in Montecito (ZIP 93108), and Hope Ranch to the west is a private association with its own patrol rather than one walled compound. The table lists the places buyers ask about, with what the gate covers and the facts we could confirm on the pages listed in our sources.

Santa Barbara gated communities, one by one
El Escorial Villas, East Beach
El Escorial is the gated complex most buyers mean when they ask for a gated condo in the city itself. It sits across Cabrillo Boulevard from East Beach, near the Santa Barbara Zoo, the Funk Zone and Stearns Wharf. It was built in 1991 with one- to three-bedroom units of about 475 to 1,636 square feet. Listings in October 2026 described a 24-hour guard gate, a heated pool and spa, a fitness center, tennis and pickleball courts and a clubhouse, with dues that include water, trash, cable TV, internet and earthquake insurance. A one-bedroom, 700-square-foot unit was listed at $925,000 and a two-bedroom of 1,048 square feet at $1,499,000. Some units are offered as furnished rentals with a 30-day minimum, so ask the HOA for its rental rules and the owner-occupancy share, which affect financing.
Shadow Hills, a gated 55+ community
Shadow Hills is an age-restricted community for buyers 55 and older, with a gated entrance. Most homes are condos of about 1,624 to 2,825 square feet, with vaulted ceilings upstairs and private patios on the ground floor. A smaller set of single-family houses runs about 3,396 to 5,100 square feet and shares the same amenities: a heated pool, two lighted tennis courts, a clubhouse and a fitness center. No homes were listed when we checked in October 2026. For the 55+ rules and other age-restricted options nearby, see our Santa Barbara 55+ communities guide.
La Romana Estates, the Santa Barbara hills
La Romana Estates is a small gated enclave of Spanish-style estate homes built from 2005 onward, some of them still under construction. Homes average about 5,000 square feet on large parcels in a rural setting. The association keeps dues low and covers the gate and common landscaping. Nothing was listed in October 2026. Large hillside lots here also mean you should check the fire hazard zone and the cost of insurance before you write an offer.
Hope Ranch, private roads without one guard gate
Hope Ranch is the best-known private community next to Santa Barbara, but it is not a guard-gated compound. It is unincorporated, so the County Sheriff handles law enforcement. The Hope Ranch Park Homes Association has governed it since the early 1920s and counts 773 lots on 1,863 acres. The association runs the private roads, the bridle trails, a residents-only beach and its own security patrol, which has limited powers. Many individual estates add their own gated entries. Listings in early November 2026 ranged up to $15,495,000, including oceanfront parcels on Creciente Drive and homes with stables on Mariposa Drive. Parts of the area are served by the Hope Elementary School District rather than Santa Barbara Unified for the early grades, so check the boundary with the district for any address.
Birnam Wood, Montecito
Birnam Wood is a guard-gated golf club community in Montecito. A listing in October 2026 described 226 acres with golf, tennis, pickleball, dining, a gym, clubhouse activities and 24-hour guard-gated security. Club membership is separate from owning a home, so ask what the initiation fee and monthly dues are and whether membership is required to use the amenities. Homes listed there in October 2026 included one of 4,225 square feet at $11,500,000 and another of 4,581 square feet at $11,825,000.
Ennisbrook, Montecito
Ennisbrook was established in 1984 and is run by the Ennisbrook Owners' Association from 420 Ennisbrook Drive, with a staffed front gate house. Lots are typically one to two acres, often with detached guest houses, and homes generally run 3,000 to 6,000 square feet with three to eight bedrooms. Dues cover two heated pools, a clubhouse, four tennis courts and a barbecue area. A 5-bedroom estate on about 2.49 acres on Jelinda Drive was listed at $16,875,000 in October 2026. It is in the Montecito Union School District.
Sea Meadow, Montecito oceanfront
Sea Meadow is a 24-hour guard-gated enclave of large estate homes on the ocean just south of the Four Seasons Biltmore. The first homes went up in the late 1980s in the French Normandy style, and a few sit directly on the beach. Dues cover water, trash, the guard gate and common grounds, and the association has a clubhouse, pool, spa, tennis court and on-site security. No homes were listed in October 2026, which is typical of a small enclave where homes change hands rarely.
Montecito Shores and Bonnymede, gated beach condos
Montecito Shores and Bonnymede share one 24-hour guard gate next to the Biltmore and the Coral Casino. Montecito Shores has 11 three-story condo buildings with parking underneath and elevators, and its dues cover water, trash, electricity, insurance, the guard gate and grounds. Bonnymede dates to the mid-1960s and spreads one- and two-story condos and townhomes over about 11 oceanfront acres with a pool, spa, tennis, a clubhouse and private beach access. A Bonnymede townhome was listed at $5,950,000 in October 2026, and a Montecito Shores two-bedroom was offered for lease at $9,600 a month.
Villa de Montecito, Lower Village
Villa de Montecito is a gated complex of 26 condos built in 1973 on North Jameson Lane, just north of Highway 101 and a few blocks from the beach. Units have two or three bedrooms, many with vaulted ceilings, patios and detached garages, and the dues include the pool and clubhouse. It is the lowest entry point into a gated Montecito address on this list: units were listed at $1,285,000 to $1,950,000 in early November 2026. Our Montecito guide and Montecito condos page cover the wider area.
Gated vs guard-gated in Santa Barbara
The word gated covers three different setups here, and they cost different amounts to run.
- Guard-gated: a staffed gate house, often around the clock. El Escorial, Birnam Wood, Sea Meadow, Montecito Shores and Bonnymede describe 24-hour guards. Staff wages are usually the largest item in the budget, so dues run higher.
- Gated, unstaffed: a code, card or remote opens the gate. La Romana Estates, Shadow Hills and Villa de Montecito describe a gated entrance, and their pages do not mention a guard.
- Private, patrolled: Hope Ranch has private roads and an association patrol, Compass notes that only three of its roads are public, and the gates you see are mostly on individual estates.
Ask each association for its security contract, visitor and delivery rules, and how the gate handles emergency vehicles. In Montecito, emergency access matters: ask the association how fire engines and ambulances get through the gate.
HOA dues, taxes and insurance in Santa Barbara gated communities
None of the pages we opened published current dues, so ask the seller for the latest HOA budget, the reserve study and twelve months of minutes. What the dues cover varies a lot: Montecito Shores includes electricity and insurance, El Escorial includes cable, internet and earthquake insurance, while estate associations such as Ennisbrook and Sea Meadow mainly cover the gate, staff and shared amenities.
Property tax follows the purchase price under Prop 13. In the City of Santa Barbara's main tax rate area (TRA 002-000) the 2026-27 rate is 1.05079%, which is 1% plus school and college bonds. Hope Ranch and Montecito are in other tax rate areas with their own school district bonds, so check the exact rate for the parcel. Our Santa Barbara County property tax guide shows the math, and the California HOA laws guide explains your rights on dues, special assessments and records.
Insurance is the cost most likely to surprise you. Hillside estates in Hope Ranch, Montecito and the Santa Barbara hills often sit in high fire hazard areas, and condo associations carry a master policy whose premium flows into your dues. Read our homeowners insurance guide and the FAIR Plan guide before you commit.
For scale, Redfin's median sale price in ZIP 93108, which covers Montecito, was $5,298,443 for the three months to September 2026, with a median of 73 days on market. In city ZIP 93103 it was $1,856,954. See the 93108 data page and the 93103 data page.
Rules to check before you buy in a Santa Barbara gated community
- Rentals: several of these complexes allow furnished rentals of 30 days or more. Ask for the minimum lease term and any cap on rented units.
- Age rules: Shadow Hills is a 55+ community. Ask for the occupancy rules and how the association verifies age.
- Club membership: at Birnam Wood, the club is separate from the home. Confirm costs and whether membership is required.
- Architectural review: Hope Ranch has its own building department and application process, on top of County permits.
- Pets: El Escorial and Shadow Hills listings mention pet restrictions. Get them in writing.
- Coastal and hazard reports: oceanfront complexes such as Sea Meadow, Bonnymede and Montecito Shores sit in the coastal zone. Read the natural hazard disclosure and our seller disclosure guide.
Downsides of gated living in Santa Barbara
A gate adds privacy and control, but it has trade-offs here.
- Higher fixed costs. A 24-hour guard is a payroll cost that rises every year, and older complexes such as Bonnymede (mid-1960s) and Villa de Montecito (1973) also face roof, plumbing and balcony work. Under SB 326, condo associations must inspect balconies and other elevated wood structures; see our balcony inspection guide.
- Few homes for sale. Several enclaves had no listings at all in October 2026, so you may wait months for the right unit.
- Distance from town. El Escorial, the Montecito beach condos and Villa de Montecito, a few blocks from the beach, are the ones close to the sand. The hillside enclaves need a car for most trips.
- A gate does not change crime statistics. Look at official data rather than marketing claims. Our Santa Barbara crime data page explains how to check an address.
- Rules limit what you can do. Paint colors, landscaping, short-term rentals and additions can all need approval.
If you want a gated home inside the city limits, your realistic options are a condo at El Escorial or a 55+ home at Shadow Hills. If a gated house matters more than the address, widen the search to Montecito, and compare it with other parts of the city on our Santa Barbara neighborhoods page.
