What a local Santa Barbara agent helps you decide
Santa Barbara is a small city with a wide price spread. Zillow's typical home value for the city was $1,805,649 in September 2026, but its six ZIP codes run from $1,445,816 in 93101, the downtown and Westside ZIP, to $2,339,649 in 93109, the Mesa and Hope Ranch side of town. Neighborhood values spread even further: Zillow puts the Lower East neighborhood at $1,108,745 and the Riviera at $3,509,256. A local agent earns their fee by placing one house correctly inside that range.
The decisions usually come down to three things. Where in the city: the flat grid downtown and on the Westside, the foothill streets of the Riviera, San Roque and Upper East, the Mesa above the bluffs, or the 93110 and 93111 areas toward Goleta. What kind of home: a 1920s Spanish or Craftsman house, a postwar ranch, a condo near State Street, or a space in one of the age-restricted mobile home parks. And how to price, since Redfin reports that Santa Barbara homes sold at 97.4% of list price on average in the three months to September 2026, with 17.8% selling above list. That is a market where offers are negotiated, not one where most homes draw bidding wars.
Buying a home in Santa Barbara
Redfin's median sale price in Santa Barbara was $1,880,105 for the three months to September 2026, up 1.0% on a year earlier, with 166 homes sold and a median of 44 days on market. Zillow's typical home value, a different measure that covers all homes rather than only the ones that sold, was $1,805,649 in September 2026, up 4.9% in a year and 78.9% in ten years. These are the steps a purchase usually follows here.
Santa Barbara buyer step 1: run the monthly cost at today's rate
Freddie Mac's 30-year average was 7.24% in the week of October 29, 2026. On the Redfin median of $1,880,105 with 20% down ($376,021), principal and interest come to about $10,250 a month. The City of Santa Barbara's main tax rate area (TRA 002-000) carries a 2026-27 rate of 1.05079%, so the property tax on that price, after the $7,000 homeowners' exemption, is about $19,682 a year or $1,640 a month. Insurance and any HOA dues are extra. Our Santa Barbara County property tax guide shows the rate in every city.
Santa Barbara buyer step 2: choose a ZIP and a home type
Condos are the main way to buy for less. Redfin's median condo sale over the three months to September 2026 was $1,072,468 in 93105 and $1,239,963 in 93101, against $2,099,470 and $1,604,595 for single-family homes in the same ZIPs. Small samples make condo medians swing, so read them as a guide. Our Santa Barbara ZIP code guide and Santa Barbara condo guide go deeper.
Santa Barbara buyer step 3: read the ZIP before you write the offer
The citywide figures hide very different speeds. In 93109, single-family homes went under contract in a median 28 days and sold at 99.3% of list over the three months to September 2026 (Redfin). In 93103, the Eastside and Riviera ZIP, the median was 82 days and the average sale was 94.2% of list. Ask your agent for the last six closed sales within a few blocks, how long each sat, and how far each fell from its first asking price.
Santa Barbara buyer step 4: inspect for the local risks
The standard California contract gives you time to inspect, review disclosures and arrange a loan and insurance. Here, add three checks: whether the parcel is in one of the City Fire Department's high fire hazard areas, whether it sits in the Laguna Creek or other creek flood areas, and the permit history at City Hall for additions and garage conversions. Our guide to buying a house in California covers the contract timeline.
Selling a home in Santa Barbara
Sellers are listing into a market with about three months of supply. Redfin counted 202 new listings and 171 pending sales in Santa Barbara in the three months to September 2026, with inventory down 11.2% on a year earlier and 42% of homes going under contract within two weeks. Across the wider Santa Maria-Santa Barbara metro, Zillow reports that 22.3% of listings had a price cut in September 2026.
Santa Barbara seller step 1: price from your own ZIP
Redfin's median price per square foot for single-family homes ranged from $899 in 93110 to $1,508 in 93109 over the three months to September 2026. A citywide average will misprice almost any house. Ask for a comparative market analysis built only from your ZIP, your home type and sales from the last six months.
Santa Barbara seller step 2: order reports before you list
California sellers owe buyers a Transfer Disclosure Statement and a Natural Hazard Disclosure covering fire, flood and earthquake zones. Many Santa Barbara homes are old enough that buyers will also ask about sewer laterals, foundations and unpermitted work. The city runs a sewer lateral inspection program, so ask your agent whether it applies to your sale. Our California seller disclosure guide lists each form.
Santa Barbara seller step 3: estimate your net
Your costs include escrow and title fees, the county documentary transfer tax, any commission you agree to pay and any credits you give after inspection. Our California closing costs guide and transfer tax guide show the list, and the capital gains guide covers the tax on long-held homes, which matters in a city where Zillow's typical value has risen 78.9% in ten years.
Santa Barbara areas at a glance
Zillow publishes typical values for 27 Santa Barbara neighborhoods. The figures below are for September 2026; our Santa Barbara neighborhoods guide profiles each one.
Downtown, the Westside and the Lower East (93101 and 93103)
The flat part of the city between the freeway and the foothills has the lowest values. Zillow puts Downtown at $1,620,312, West Downtown at $1,249,550, the Westside at $1,368,622, the Lower Westside at $1,133,073 and the Lower East at $1,108,745. Housing here mixes small 1920s bungalows, duplexes and condos within walking distance of State Street.
The Riviera, Eucalyptus Hill and the foothills (93103 and 93105)
In the foothill neighborhoods, values climb fast. Zillow's typical value was $3,509,256 on the Riviera, $2,031,972 on the Lower Riviera, $3,475,677 on Eucalyptus Hill and $2,742,606 in Foothill. Many of these streets fall in the city's high fire hazard areas, so the fire and insurance checks below matter most here.
The Mesa (93109)
The Mesa neighborhoods sit on the coastal side of the city in ZIP 93109. Zillow's typical value was $2,502,750 on the East Mesa, $2,105,231 on the West Mesa and $2,085,714 in Alta Mesa. Homes near the ocean should be checked against the city's sea level rise and coastal erosion maps.
San Roque, Samarkand and upper State Street (93105)
In 93105, San Roque was $2,236,533, East San Roque $1,774,319, Samarkand $1,883,539 and Oak Park $1,306,192.
Hope, Hidden Valley and the 93110 and 93111 areas
Toward Goleta, the Hope neighborhood was $1,718,463 and Hidden Valley $1,715,355. Parts of these ZIPs may be outside city limits, so check whether an address is in the city or the unincorporated county, since that changes the tax rate area, the planning rules and the fire agency. Montecito, to the east, is a separate unincorporated community with its own Montecito guide.
Local property checks before you buy in Santa Barbara
- Fire hazard area. The City Fire Department publishes a MAPS tool with a High Fire Hazard Area layer you can search by address or parcel number. The department's Community Wildfire Protection Plan names Foothill and Extreme Foothill zones, plus Coastal and Coastal Interior zones near the shore, and a Coastal Wildland Fire Suppression Assessment District was approved on June 30, 2026. Ask whether the parcel pays that assessment. Our California wildfire zones guide explains the state map tiers.
- Flood and coast. The city's Laguna Flood Resilience Study notes that the Laguna Creek watershed covers about 1,800 acres, including much of Downtown, the Lower Eastside and the Riviera, and that its outlet can be blocked by a seasonal sand berm. Check the FEMA flood map for any address near Laguna, Mission or Sycamore creeks or the waterfront.
- Insurance. Get quotes before you remove contingencies, especially in the foothills. Some owners rely on the California FAIR Plan; see our homeowners insurance guide.
- Historic and design review. The city has a long list of historic landmarks and districts, and the Historic Landmarks Commission reviews changes to designated buildings. Ask whether a home is a landmark or a Structure of Merit before you plan an addition.
- HOA dues and special taxes. Ask for the HOA budget, reserve study and minutes for any condo. Our California HOA laws guide covers what the association must provide.
How to choose a real estate agent in Santa Barbara
Start with the license. The California Department of Real Estate (DRE) public lookup shows whether a salesperson's license is active, who their responsible broker is and any public discipline. Then ask each agent you interview for three things: closed sales in the ZIP you care about in the last year, how they would price or bid on a specific home you have seen, and who handles showings, paperwork and inspections day to day.
Commission is negotiable and not set by law. Since August 17, 2024, buyers sign a written agreement with their agent before touring homes, and offers of buyer-agent pay can no longer appear on the MLS, according to the National Association of Realtors. Our California real estate commission guide explains how the fee is agreed now.
