Each 55+ community near Walnut Creek

Rossmoor, Walnut Creek

Rossmoor sits in Tice Valley, inside the city of Walnut Creek, reached from Interstate 680 and Highway 24, about 25 miles east of San Francisco by its own description. It is run by the Golden Rain Foundation, doing business as Rossmoor Walnut Creek, with 23 homeowners associations called Mutuals: three co-ops (First Mutual, Second Mutual and Mutual Eight), 19 condominium Mutuals and one single-family Mutual, Mutual 61. 55places describes resale homes of about 600 to 2,535 square feet, mostly one to three bedrooms. The community has a staffed front gate with 24-hour security, clubhouses, a fitness center, indoor and outdoor pools, more than 180 clubs and 27 holes of golf: the 18-hole Dollar Ranch course and the 9-hole Creekside course. A weekday Rossmoor bus runs to downtown Walnut Creek with stops at the BART station and Kaiser Permanente. Rossmoor is independent living: it provides no medical care or assisted living.

The Waterford, inside Rossmoor

The Waterford is a 300-condominium congregate living building inside Rossmoor and the one Mutual that Rossmoor's own property management company does not manage. Rossmoor says it has no medical staff. Its monthly assessment covers housekeeping, insurance, Rossmoor amenities, food service, trash, water and basic cable and internet, but not PG&E, property tax or routine repairs. Compare its costs with a standard Rossmoor condo if meals and housekeeping matter to you, and ask for the current assessment.

Summerset, Brentwood

Summerset is four separate age-restricted communities (Summerset 1, Summerset Palms, Summerset Vista and Summerset Orchards) with 2,013 homes built between 1994 and 2005, according to 55places. Each has its own HOA, clubhouse and pool, and each has a gated entry. The homes are patio homes without distinct yard lines, and residents have access to an 18-hole golf course. It is the largest group of 55+ homes in Contra Costa County after Rossmoor among those we checked.

Trilogy at the Vineyards, Brentwood

Shea Homes began Trilogy at the Vineyards in 2006 and has completed around 1,100 one-story single-family homes in six collections with 21 floor plans, according to 55places. It sits next to the 27-hole Brentwood Golf Club, where residents get preferred pricing. The clubhouse has a restaurant, fitness center and indoor and outdoor pools. All homes are now resales.

Barcelona, Brentwood

Barcelona is a smaller 55+ community of attached homes built by Shea Homes between 2018 and 2021, with a clubhouse, pool, community kitchen and bocce court, according to 55places. Ask the HOA for its home count, current dues and what the dues cover.

The Meadows at Marsh Creek, Brentwood

Shea Homes began The Meadows at Marsh Creek in 2025 and plans 140 duplex homes of 1,633 to 1,772 square feet, with two to three bedrooms and attached two-car garages, according to 55places. Its clubhouse was listed as under construction, with a pool, dog park and two pickleball courts. As a newer project, ask whether any homes carry a Mello-Roos special tax.

The Village at Ironwood, Pleasanton

Ponderosa Homes built The Village at Ironwood in Pleasanton's Tri-Valley between 2009 and 2014, with single-story and two-story plans and features such as solar panels and tankless water heaters, according to 55places. Amenities include a clubhouse, fitness center, outdoor pool, library and bocce. It is the highest-priced option in this table.

Costs of 55+ living in and near Walnut Creek

Rossmoor monthly coupons and the transfer fee

Rossmoor puts average monthly fees, called coupons, at $1,000 to $2,000. Each coupon has a Mutual portion that varies (exterior maintenance, landscaping, master insurance and, in co-ops, property tax) and a Rossmoor Walnut Creek portion that is the same for everyone and pays for amenities, security, the bus, cable and internet. Buyers also pay a one-time Membership Transfer Fee of $18,000 as of April 1, 2026, which goes to the capital fund.

Property tax on a Walnut Creek 55+ purchase

In Rossmoor's co-ops, property tax is billed inside the monthly coupon; in condos and detached homes you pay the county directly. The BOE puts Contra Costa County's average rate at 1.151%, so a $600,000 purchase would carry about $6,825 a year after the homeowners' exemption. If you are 55 or older and selling a home elsewhere in California, Prop 19 may let you carry your old taxable value to the new home; see the Prop 19 guide and the Contra Costa property tax guide.

Insurance and parcel taxes for 55+ owners

Rossmoor's master property insurance covers the Mutuals except The Waterford and Mutual 61, so you still need an HO-6 policy for interiors and liability, and a full homeowners policy in Mutual 61. Some local parcel taxes offer senior relief: Acalanes Union High School District, for example, publishes a senior tax reductions and exemptions page for its parcel taxes. Check each fixed charge on the tax bill.

How to choose a 55+ community near Walnut Creek

  1. Ownership type. In Rossmoor, decide between a co-op (you own a share; tax is in the coupon), a condo (deeded) and one of the 63 detached homes. Lenders treat co-ops differently, so talk to one early.
  2. Total monthly cost. Add the coupon or HOA dues, property tax, insurance and utilities. Compare that, not the price alone.
  3. Distance to care and transit. Rossmoor is about 26 miles from Oakland International Airport and near two hospitals. Brentwood is farther east from BART and Bay Area jobs.
  4. Future care. None of these communities provides assisted living. Search licensed facilities on the California Department of Social Services care facility search if you expect to need care.
  5. Documents. Read the CC&Rs, age policy, budget, reserve study and last year's minutes before you remove contingencies. See the California HOA laws guide.
