Where new homes are being built in Walnut Creek

Walnut Creek is almost fully built out, so new homes come in small infill projects rather than large master-planned tracts. In November 2026 we found four for-sale communities listed by builders inside the city: three selling and one coming soon, with 13 to 125 homes each. Two larger projects are in the pipeline: a 422-townhome plan in the Shadelands business park and a 358-apartment building at the Walnut Creek BART station.

Portal counts can mislead. NewHomeSource's Walnut Creek search showed 621 homes in 139 communities on November 1, 2026, but that search covers a wide radius. Its own list of communities inside Walnut Creek named only the four below. Prices are the builders' published figures on the date we checked and change often; confirm with the sales office.

New home communities in Walnut Creek

Oak Grove by SummerHill Homes (Oak Road, 94597)

Oak Grove is a townhome community of 125 homes in 19 buildings, three and four stories tall, with the sales office at 2757 Oak Road. Plans have 3 to 4 bedrooms and about 1,362 to 2,281 square feet, with private decks, flex rooms and rooftop terraces on some plans. On November 1, 2026 SummerHill listed the final 6 homes plus 2 models, said the community was 94% sold, and quoted prices starting from the low $1 millions. The builder estimates HOA dues of about $376 a month at build-out, covering common landscaping, private streets, recreation areas, a dog park, exterior building and roof maintenance, and insurance on the buildings. SummerHill requires a 3% deposit and pre-approval from one of its preferred lenders before you write a purchase agreement.

Abigail Place by Shea Homes (94598)

Abigail Place is a small community of 17 two-story detached homes on the east side. Shea lists three floor plans of about 2,299 to 2,511 square feet, each with 4 bedrooms, 3 to 3.5 baths and a two-car garage. On November 1, 2026 the builder listed every home as a quick move-in, priced from $1,295,000, and advertised an incentive for contracts dated October 26 to December 6, 2026. Ask what the incentive is worth, whether it can go toward closing costs or a rate buydown, and what the HOA dues will be.

Enclave at Walnut Boulevard by Haven Development (2670 Walnut Boulevard, 94596)

Enclave at Walnut Boulevard is a village of 13 single-family homes in an established neighborhood on Walnut Boulevard. NewHomeSource showed the final 3 homes selling from $1,695,000 on November 1, 2026, in Modern Farmhouse and Bay Area styles. With so few homes, ask whether there is an HOA or a shared maintenance agreement for the private drive and landscaping.

Holcomb Court by Mastercraft Homes (94596)

Holcomb Court is a townhome project listed as coming soon at 15 Holcomb Court, with pricing not yet released on November 1, 2026. Join the builder's interest list for the release date and price, and ask how many homes there will be and when construction ends.

Mitchell Townhomes in Shadelands (planned, 94598)

The largest project in the pipeline is Mitchell Townhomes, 422 three-story townhome-style condominiums on a 22.2-acre business park site at Mitchell Drive and Shadelands Drive. The state CEQA filing describes 82 building groups, units of about 1,288 to 2,157 square feet, and about 2 acres of open space with a dog park and walking paths. The project sets aside 55 homes, 13%, as affordable to low-income households. The City Council heard two appeals on April 7, 2026, and the city filed its Notice of Determination on April 8, 2026. It was filed as a builder's remedy project under the Housing Accountability Act. No sales date or prices have been published; check the city's development projects page for its status.

Walnut Creek Transit Village at the BART station (rentals)

BART reports that a privately owned development is being built on the former BART parking lot facing Pringle Avenue, with 358 apartments, about 15,000 square feet of retail and underground parking. BART expects the project and related road and utility work on Pringle and Riviera avenues to take about 30 months. These are rentals, not homes for sale, but they will add to the downtown supply.

Mello-Roos, HOA dues and taxes on new Walnut Creek homes

Mello-Roos and special taxes in Walnut Creek

Some new California communities carry a Mello-Roos special tax that pays for local infrastructure and can last decades. Do not assume either way. Ask the builder for the public report from the California Department of Real Estate and the tax bill estimate, and read the special-tax lines. Our Mello-Roos guide explains how to find and price them.

HOA dues on new Walnut Creek townhomes

Townhome communities nearly always have an HOA. SummerHill's estimate for Oak Grove, about $376 a month, includes exterior and roof maintenance and building insurance, which is why townhome dues run higher than dues in a detached community. Ask for the budget, reserve plan and what the master insurance policy covers. See our California HOA laws guide.

Property tax on a new Walnut Creek home

Your bill is based on the purchase price, and you may get a supplemental bill after closing because the land was assessed before the home was finished. Our Contra Costa County property tax guide shows how supplemental bills work and where to find the parcel's tax rate.

New versus resale homes in Walnut Creek

New homes cost more per square foot than most resale homes here, but the gap narrows once you count repairs. Many Walnut Creek houses date from the 1960s and 1970s; the Census puts the city's median year built at 1974. An older house may need a roof, windows, electrical panel or sewer lateral within a few years. A new home has current energy code features and a builder warranty, but often a smaller lot, a fixed floor plan and HOA dues.

Builders also negotiate differently. They rarely cut list prices in public, but they often offer closing-cost credits, rate buydowns or free upgrades, especially on quick move-in homes. Resale sellers in 94598 had the upper hand, with 53.7% of sales above list over the three months to September 2026, while builders with standing inventory may be more flexible.

Inspections and warranties on new Walnut Creek homes

Get an independent inspection

Hire your own inspector even on a brand-new home. Ask whether the builder allows a pre-drywall inspection and a final inspection before closing. Common finds include grading and drainage issues, unsealed penetrations and missing insulation.

Read the builder's warranty

Ask for the written warranty before you sign. Check how long workmanship, systems and structural items are covered, how claims are made, and whether the warranty transfers to a later buyer. Keep records of every request.

Buying a new Walnut Creek home with a local agent

The builder's sales agent works for the builder. Most builders let you bring your own agent, but many require the agent to register you on your first visit. If you plan to use one, bring them or call ahead. An agent can compare the builder's price and incentives with recent resale sales, review the purchase contract and HOA documents, and push for credits. Commission rules changed in 2024; see how commission works in California. For help choosing one, see our featured Walnut Creek agent and the Walnut Creek housing market report.
