Where new homes are being built in Camarillo

Camarillo has little open land left inside its limits, so new homes come from a few large approved projects and some small infill sites. The City of Camarillo's Current Development Activities map, updated in September 2026, lists every residential project that is pending, approved or under construction. The two for-sale projects under construction are both on the city's edges near US 101:

  • Springville (RPD-195): 159 single-family detached homes by Lennar Homes of California on 22.87 acres at the northwest corner of US 101 and Springville Drive.
  • Camarillo Village (RPD-196): 285 for-sale townhomes, including 29 moderate-income units, by Williams Homes on 19.88 acres at the northeast corner of Pleasant Valley and Lewis Roads, plus 24 rental apartments above shops in the same project.

The city also lists a completed 385-unit rental apartment project at Camino Ruiz and Verdugo Way, which added rentals but no homes for sale. Most of the remaining pipeline is small: a pending 28-unit project called Wickford Homes, a 10-unit mixed-use building at 2401 Ventura Boulevard, and lot splits on Mission Drive.

Base prices run from $969,990 for the 2,038-square-foot Cortona 1 to $1,119,990 for the 2,484-square-foot Cortona 4, and the community's listed range is $959,990 to $1,189,990. One move-in-ready home at 645 Guy Turner Drive was listed at $959,990, down from $1,008,111. Lennar's data shows an HOA fee of $287 and a tax rate of 1.09%. Amenities include a private pool and a park with a playground, outdoor fitness equipment and sport courts. The city's list places Lennar's 159-home Springville project in this area; confirm with the sales office how many homes remain.

Palmera by Williams Homes (townhomes, Lewis Road, 93012)

Palmera is at 530 South Lewis Road, Camarillo 93012, part of the city's Camarillo Village project. Williams Homes offers two- and three-bedroom townhomes of about 1,707 to 1,918 square feet, each with two and a half baths and an attached two-car garage, from $739,900. The builder showed 14 quick move-in homes. Amenities include a pool and spa, fitness and recreation centers, dog parks and community gardens. The Metrolink station at 30 Lewis Road is within walking distance, and Williams says a market, restaurants, a coffee shop and an art studio are planned in the wider Camarillo Village.

Camarillo Village apartments (rentals, Pleasant Valley Road)

The same Camarillo Village site includes 24 mixed-use rental apartments above ground-floor shops, three of them low-income units, under construction according to the city. They are not for sale, but they matter if you are weighing renting near Palmera before buying.

Wickford Homes (pending, Wickford Place)

The city lists a pending 28-unit project called Wickford Homes at the northwest end of Wickford Place, with a matching tentative map for 28 airspace parcels. It is not approved yet, so there are no prices; check the city's development map for hearing dates.

Small infill projects in central Camarillo

Approved small projects include a mixed-use building with restaurants and 10 apartments at 2401 Ventura Boulevard, two homes converted from commercial suites at 2260 East Ventura Boulevard, and lot splits creating new lots at 143 and 260 Mission Drive. Any homes or lots they add are likely to be sold or rented individually rather than from a sales office.

Novato at Del Sol by Shea Homes (single-family, Ventura)

Up the coast in the city of Ventura, Shea Homes lists Novato at Del Sol: detached homes of 2,043 to 2,855 square feet with three to five bedrooms, priced from $939,000, with four quick move-in homes shown.

Primero and Fresco at Del Sol by Shea Homes (Ventura)

Shea's Primero at Del Sol has townhomes of 1,654 to 1,892 square feet with three or four bedrooms from $766,761. Fresco at Del Sol, its larger detached homes of 2,942 to 3,453 square feet, starts at $1,120,856, and Shea says the final homes are now selling.

Creekside and Finch Ranch by Williams Homes (Fillmore and Piru)

For lower prices, Williams Homes lists Creekside at 1066 Dry Creek Way in Fillmore from $667,990 for homes of 1,585 square feet and up, and Finch Ranch at 165 Bushwillow Way in Piru from $621,187 for three-bedroom homes of 1,935 square feet and up. Both are farther from Camarillo, so time the drive at rush hour before you visit.

Mello-Roos and HOA fees on new Camarillo homes

Williams Homes says Palmera's HOA dues are expected to be $352.60 a month at build-out, subject to the Department of Real Estate's review of the budget, and that there is no Mello-Roos. The dues are expected to cover private roads, landscaping, building exteriors and the outside of the homes. Lennar's listing data for Cortona shows an HOA fee of $287 and a 1.09% tax rate. At that rate, the $969,990 Cortona 1 would carry about $10,573 a year in property tax. Ask the Lennar sales office whether that figure includes any special tax or assessment, and get the final public report before you sign.

A Mello-Roos special tax, where it applies, appears on your Ventura County tax bill as a separate line. Our Mello-Roos guide explains how to find one, and the Ventura County property tax guide covers the county's rates, supplemental bills and deadlines.

New vs resale homes in Camarillo: what costs more

For context only, Redfin's median sale price for single-family homes in 93010 was $967,251 in the three months to September 2026, at a median of $503.69 per square foot. Cortona's 2,038-square-foot plan from $969,990 works out to about $476 per square foot before options. In 93012, Redfin's median townhouse sale price was $800,001, against Palmera's starting price of $739,900. A builder's asking price and a median sale price measure different things, so use these as a rough guide rather than a like-for-like comparison.

New homes carry costs that resale homes may not: window coverings, landscaping in private yards, upgrades chosen at the design center, and sometimes higher HOA dues. Resale homes in Camarillo are older, with a median build year of 1982 in Census data, so budget for roof, plumbing and HVAC work on the resale side. Our California closing costs guide covers the rest.

Inspections and warranties on new construction

Hire your own inspector even on a brand-new home. A pre-drywall inspection catches framing, plumbing and wiring issues while they can still be seen, and a final inspection before the walk-through catches finish problems. Most builders allow both if you ask in writing early.

Get the builder's written warranty and read what it covers and for how long, and how claims are made. California law sets building standards and a claims process for new homes; ask the builder or your attorney how it applies to your purchase. Keep every walk-through list and the dates items were fixed.

Buying a new Camarillo home with a local agent

Builders' sales staff work for the builder. Your own agent can compare the builder's price and incentives with resale homes, check the HOA budget and tax disclosures, and push for fixes at walk-through. Most builders, including Williams Homes, run programs for outside agents, but many require the agent to register you on your first visit, so bring them or call ahead. See our featured Camarillo agent, the Camarillo buying guide and Camarillo condos if you are also weighing resale townhomes.

COMMON QUESTIONS

New Construction Homes in Camarillo,
answered.

What is the cheapest new home in Camarillo?+

The lowest builder price inside Camarillo on November 2, 2026 was $739,900 for a Palmera townhome by Williams Homes at 530 South Lewis Road. Palmera homes have two or three bedrooms and 1,707 to 1,918 square feet. Outside the city, Williams Homes lists homes in Piru from $621,187 and in Fillmore from $667,990. Prices change often, so check the builder's site.

Do new homes in Camarillo have Mello-Roos?+

It depends on the community. Williams Homes says Palmera has no Mello-Roos, with HOA dues expected at $352.60 a month. Lennar's data for Cortona shows a 1.09% tax rate and an HOA fee of $287; ask the sales office whether any special tax is included. Always read the public report and the tax disclosure before you sign.

Where are new homes being built in Camarillo?+

The two active for-sale projects are Lennar's 159 single-family homes near US 101 and Springville Drive, marketed as Cortona, and Williams Homes' 285 townhomes at Pleasant Valley and Lewis Roads, marketed as Palmera. The city's development map also lists a pending 28-unit Wickford Homes project and a few small infill sites.

Are new homes in Camarillo more expensive than resale homes?+

Not always. Cortona's smallest plan starts at $969,990, close to Redfin's $967,251 median for single-family sales in 93010 in the three months to September 2026. Palmera starts at $739,900, below Redfin's $800,001 townhouse median in 93012. Asking prices and sale prices differ, and new homes add upgrades and fees, so compare the full monthly cost.

Should I get a home inspection on a new build in Camarillo?+

Yes. An independent inspection before drywall and another before the final walk-through can catch problems the builder's own checks miss, and fixes are easier before you close. Ask the builder in writing to allow both inspections, and keep a dated list of every item raised and when it was fixed.

Can I use my own real estate agent to buy a new home from a builder?+

Usually yes, but register your agent at your first visit. Many builders, including Williams Homes, have programs for outside agents, and some will not work with an agent who was not named when you first registered. Your agent can compare incentives, review the HOA budget and tax disclosures, and attend the walk-through.
