Why we feature Tim Smith for Corona del Mar
Corona del Mar is a small market with a very wide price range. On October 30, 2026, the Corona del Mar homes listed for sale on Tim Smith's team website ran from $5,199,000 for a three-bedroom house on Dahlia Avenue to $31,995,000 for a two-bedroom, 3,553-square-foot home on Carnation Avenue. That spread, from flower-street houses in the Village to bluff-top homes on Ocean Boulevard, is why we look for an agent with a long record on both kinds of street. Tim Smith has one.
His team's success stories page lists four Corona del Mar sales: 3725 Ocean Boulevard, where he represented the buyer at $24,000,000, which the team describes as the highest on-market sale recorded in Corona del Mar; 3620 Ocean Boulevard, an off-market sale at $19,500,000 closed in under 30 days for out-of-state buyers; 239 Carnation Avenue at $14,350,000; and 1627 Bayadere Terrace at $14,300,000. The page does not give sale dates, so ask him when each one closed. The team's office is at 840 Newport Center Drive, inside Newport Beach, and his founder page says he lives in Dover Shores, also in the city.
Tim Smith's license, brokerage and team
Tim Smith's California DRE license
The Department of Real Estate's public lookup, checked on October 30, 2026, lists Timothy Clark Smith as a licensed salesperson, license 01346878, first issued on July 9, 2002 and valid until July 11, 2030. It shows no disciplinary action and no other public comments. His mailing address on the record is in Newport Beach.
His brokerage: Coldwell Banker Realty
His responsible broker on the DRE record is Coldwell Banker Residential Brokerage Company, broker license 00616212, which trades as Coldwell Banker Realty; the team's website footer gives the same two license numbers. The team works from the Coldwell Banker Realty office at 840 Newport Center Drive, Suite 100, in ZIP 92660.
Who works on a Corona del Mar deal with him
Tim Smith founded and leads the Tim Smith Real Estate Group. Its team page lists 11 sales partners, six sales agents and two sales associates, each with a DRE license number, plus a separate marketing and administrative staff that includes a videographer and a PR and marketing manager. On a Corona del Mar listing, ask who will hold open houses, who answers buyer calls and who negotiates, since a large team splits that work.
Background and experience
His founder page describes more than 30 years in real estate, over $7 billion in career sales and more than 2,500 clients, and names Corona del Mar as one of his five specialty areas along with Newport Beach, Newport Coast, Laguna Beach and Dana Point. He says he started in 1996, earlier than the 2002 DRE issue date; ask him about that if it matters to you.
Tim Smith's verified sales and reviews
RealTrends, which checks production data submitted by agents and teams, lists the Tim Smith Real Estate Group's 2025 results as 162.3 transaction sides and $697.26 million in sales volume, an average of $4.30 million a side. It ranks the group first in Newport Beach by both volume and sides, third in California by volume and fourth in the United States by volume. The team's own page reports higher totals for 2025: more than $746 million, 214 transactions and 268 clients. We quote RealTrends first because its figures are verified.
The team website also claims the highest price per square foot for new construction in Orange County history and two of the county's highest on-market sales, citing CRMLS. We could not check those claims against the MLS. The team reports 250 five-star reviews. One 2025 Google review from Jon P., who sold from out of state, reads: "Despite the uncertain residential market, their thoughtful negotiation and strategic approach delivered an outstanding result in a short timeframe."
The Corona del Mar market he works in
Zillow's typical home value for Corona del Mar was $4,310,953 in September 2026, up 9.6% in a year and 119.7% in ten years. Redfin's figures for ZIP 92625 over the three months to September 2026 show 69 sales at a median of $4,558,661, up 23.2% on a year earlier, at $2,041 per square foot. Homes took a median of 64 days to sell and closed at 97.6% of list price on average. In practice, buyers had some room below asking, and a typical sale took about two months.
The listings on Tim Smith's site show how much the price depends on the street. The four Corona del Mar homes his team had for sale on Ocean Boulevard, Carnation Avenue, Dolphin Terrace and Bayside Drive were all listed between $14,995,000 and $31,995,000, several times the Zillow typical value. The Dahlia Avenue house at $5,199,000 was close to the ZIP median. For more on the area, see our Corona del Mar guide and the ZIP 92625 data page.
What to ask Tim Smith about a Corona del Mar home
Selling a bluff or Ocean Boulevard home in Corona del Mar
Ask for his team's recent sales on your street or within a few blocks, at prices near yours, and what share sold off-market. Ask how they will market a home above $15 million to buyers outside Orange County, and how they decide when to cut a price. Ask how they handle bluff setbacks, view questions and older permits in the seller disclosures; our California seller disclosure guide covers the basics.
Buying in the Village flower streets
Lots in the Village south of Coast Highway are small, and many homes have been rebuilt. Ask how he finds homes before they reach the MLS, how he checks permit history for additions, and which nearby sales he would use to judge a fair price. Ask about parking and the Coast Highway shopping strip if you are near it.
Buying in the hills above Coast Highway
For homes on the hillside streets above the village and toward Harbor View, ask about view protection, slope and drainage reports, and any association rules. Ask which member of the team covers those streets day to day.
Commission and the buyer agreement
Since the 2024 changes, buyers sign a written agreement with their agent before touring. Ask what fee he proposes, what it covers and how it is paid; our California real estate commission guide explains the options.
