Where new homes are being built in Sunnyvale
Sunnyvale has almost no vacant land, so new homes go up on former stores, offices and industrial lots. The Census Bureau counts just 1.8% of the city's housing units as built in 2020 or later and 10.0% as built from 2010 to 2019. Recent and planned for-sale projects cluster in three places: around Lawrence Caltrain station on the east side, along El Camino Real and Wolfe Road, and on older industrial sites near Kifer Road and Stewart Drive.
Nearly everything new is attached: townhomes, stacked condos and apartments. Detached new houses are rare and usually one-off rebuilds on existing lots. The list below covers communities selling now and projects in the city's planning pipeline, with the source and date for each. Prices were checked on October 30, 2026 and change often.
New home communities and projects in Sunnyvale
Terraces at The Station by Toll Brothers: townhomes from $1,479,000
Toll Brothers lists 140 townhomes at Terraces at The Station, with a sales center at 306 Tea Tree Terrace #3 in ZIP 94086. Plans run from 1,658 to 2,387 square feet with 2 to 4 bedrooms and two-car garages. Toll's base prices on October 30, 2026 were $1,599,995 for the Wilcox (2 bed, 1,658 sq ft), $1,800,995 for the Tasman (3 bed, 1,917 sq ft), $2,109,995 for the Murphy (4 bed, 2,387 sq ft) and $2,206,995 for the Crossman (4 bed, 2,346 sq ft), with quick move-in homes from $1,479,000. Toll's page lists nearby transit as VTA light rail, Lawrence Caltrain and BART. It names Ellis Elementary, Sunnyvale Middle and Fremont High as schools; confirm the assignment with the district.
Outlook at The Station by Toll Brothers: condos from $999,000
Outlook is the condo collection in the same master plan. Toll listed four plans on October 30, 2026: a 1-bedroom of 1,223 square feet, two 2-bedrooms of 1,272 and 1,412 square feet, and a 3-bedroom townhome-style unit of 1,955 square feet, from $999,000. The condo buildings list a pool, two club rooms, a co-working mezzanine, a fitness center and a dog wash. The shared community has a clubhouse, dog park, playground and walking paths. Ask for the HOA budget, because Toll's page does not state dues.
Vida by True Life Companies: 85 townhomes near Fremont Avenue
San Francisco YIMBY reported in February 2023 that True Life Companies of San Ramon had started a townhome community at 166 East Fremont Avenue, on part of the Fremont Corners shopping center. It describes Vida as 85 townhomes at buildout, with a first phase of 50, sizes of about 1,365 to 2,037 square feet and 2 or 3 bedrooms, arranged around a courtyard and a tree-lined paseo. We could not load the builder's site, so check current availability and prices directly.
925 South Wolfe Road by Landsea Homes: townhomes off Wolfe Road
San Francisco YIMBY reported in July 2021 that Landsea Homes had broken ground on a townhome community at 925 South Wolfe Road. Landsea's web address now redirects to a new brand, Risewell Homes, and we could not load its site. Homes here are likely to come up as resales rather than new sales, so look at recent sale prices and the HOA's reserve study.
845 Stewart Drive by City Ventures: 28 townhome-style condos
A CEQA notice of exemption was filed for this project, San Francisco YIMBY reported in February 2026. City Ventures plans 28 townhome-style condominiums in four three-story buildings, each with a private ground-floor entry, between the Caltrain tracks and US 101 near De Guigne Drive. A small office building would be demolished. Prices and a sales date have not been published.
1313 South Wolfe Road by 4Terra: 29 townhomes and a live-work unit
4Terra Investments proposed 29 townhome-style homes in six buildings plus one live-work unit on the site of a Wendy's just off El Camino Real, San Francisco YIMBY reported in February 2026. Four would be income-restricted under the State Density Bonus Law, and every home would have a two-car garage. The plan was under city review in February 2026.
1484 Kifer Road by City Ventures: 136 townhouse-style homes
City Ventures filed plans for 136 townhouse-style homes in 13 three-story buildings on a 4.4-acre industrial site at Kifer Road and Uranium Drive, about a mile from Lawrence Caltrain, according to a San Francisco YIMBY report of August 26, 2026. Most would have three bedrooms, with 24 deed-restricted affordable homes and 252 parking spaces. The report calls them apartments, so whether any will be sold is not yet clear.
777 Sunnyvale-Saratoga Road: 80 townhomes and 162 apartments
The former Orchard Supply Hardware site between Sunnyvale-Saratoga Road and South Mathilda Avenue won Planning Commission approval for 242 homes on 5.24 acres: 162 apartments and 80 townhomes, San Francisco YIMBY reported in May 2025. In October 2025 it reported a deal for an affiliate of Milrose Properties to buy the site for $44.3 million. Whether the townhomes will be for sale has not been announced.
434 Crescent Avenue: four townhomes behind a heritage house
This small infill plan would add one 2-bedroom and three 3-bedroom townhouses behind a locally designated heritage house on Crescent Avenue, between Sunnyvale-Saratoga Road and Manet Drive near Fremont High School. The historic house would stay as a 3-bedroom home. San Francisco YIMBY reported a Planning Commission review set for July 27, 2026; check the outcome with the city.

Builder prices are base prices from the builder's own site on the date shown. Lot premiums, options and upgrades usually add to them. Pipeline projects are taken from San Francisco YIMBY reports of city filings; the city's own planning pages were not reachable when we checked, so confirm status with the Sunnyvale Planning Division.
Mello-Roos and HOA fees on new Sunnyvale homes
Every townhome and condo community above will have a homeowners' association, and the dues pay for shared roofs, landscaping, insurance on common areas, amenities and reserves. Toll Brothers' pages for The Station do not state dues, so ask for the HOA budget and the Department of Real Estate public report before you sign. Some California new-home communities also sit inside a Mello-Roos community facilities district, which adds a special tax line to the property tax bill. We did not find a district tied to these Sunnyvale projects, but ask the builder for the tax disclosure in writing. Our Mello-Roos guide explains how to read it, and the Santa Clara County property tax guide covers the rest of the bill.
New vs resale homes in Sunnyvale: what costs more
Redfin's three-month figures to September 30, 2026 put the median townhouse sale price at $1,300,002 in ZIP 94086, $1,350,002 in 94085 and $1,348,752 in 94089. Toll's quick move-in townhomes at Terraces start at $1,479,000 and its base plans at $1,599,995, so a new townhome near Lawrence station costs roughly $130,000 to $300,000 more than a typical resale townhouse in those ZIPs. You get a new roof, systems and energy code, and a builder warranty; you give up negotiating room and pay HOA dues set by a new association with no track record.
For the whole city, Redfin's median sale price for all home types was $1,884,103, and homes sold in a median of 16 days at 104.1% of list. New-home builders rarely sell above list, which can make a new townhome easier to buy even when it costs more on paper.
Inspections and warranties on new construction
Hire your own inspector even for a brand-new home. Book a pre-drywall inspection if the builder allows it, and a final inspection before closing. Ask for the builder's written warranty, how to file a claim and how long each part lasts. In a new condo or stacked townhome building, ask whether balconies and walkways fall under California's exterior elevated element inspection rules; our balcony inspection guide explains when they apply. Check the address on FEMA's Flood Map Service Center and Cal OES MyHazards too, since several pipeline sites are former industrial land.
Buying a new home in Sunnyvale with a local agent
Register your agent on your first visit to a sales office. Most builders will not pay a buyer's agent who was not with you from the start, and since 2024 the agent's pay must be agreed in writing before touring. A local agent can pull resale comparables for nearby townhomes, compare HOA budgets across projects and check incentives such as rate buydowns against a price cut. Our featured Sunnyvale agent can help, and our commission guide explains how pay works now.
