For the full breakdown see the Sunnyvale cost of living page.

Rents and renter share by Sunnyvale ZIP code

Most newcomers rent first, and Sunnyvale has plenty of renters: the Census Bureau counts 56.2% of occupied homes as renter-occupied. Its 2020-2024 median gross rent by ZIP is a useful guide to where leases cost more, although these medians include long-standing tenants and run below Zillow's asking-rent measure.

Moving costs into Sunnyvale

Upfront rental costs in Sunnyvale

Plan on first month's rent plus a security deposit. At Zillow's typical rent of $3,972, a deposit equal to one month means about $7,944 due at signing, before any application fees or pet deposit. Ask the landlord in writing what the deposit is and when it will be returned. Ask whether parking, storage or amenity fees come on top of rent, and get the full monthly total in writing.

Closing costs if you buy in Sunnyvale

Buyers pay lender fees, title insurance, escrow and prepaid taxes and insurance. On a $2 million purchase these add up to tens of thousands of dollars; ask your lender for a loan estimate early. Transfer tax also applies to sales. Our California closing costs guide and transfer tax guide show the line items.

Movers and storage for a Sunnyvale move

Get at least three written estimates, ask each mover for its state or federal license number and check it before you pay a deposit. If you are moving into a condo or apartment building, ask the manager whether you need to reserve an elevator or loading area, and whether the mover must send a certificate of insurance.

A timeline for moving to Sunnyvale

Eight to twelve weeks before the move

Set your budget against Zillow's figures: $3,972 to rent or about $2 million to buy the typical home. Get a mortgage pre-approval if you plan to buy. Homes in Sunnyvale went under contract in a median of 16 days in Redfin's three months to September 30, 2026, at 104.1% of list on average, so be ready before you tour.

Four to eight weeks before

Choose an area. Read our Sunnyvale neighborhoods guide and check the school assignment for each address you like on the Sunnyvale School District's School Finder. If your work is in Moffett Park, test the Orange Line or the drive at rush hour.

Two to four weeks before

Book movers, set start dates for PG&E and your water, sewer and trash account, and arrange internet. If you have children, gather documents for school registration. Forward your mail with the U.S. Postal Service.

Temporary housing while you search in Sunnyvale

If you are buying, a short-term rental gives you time to learn the city before you commit about $2 million. Redfin's figures show Sunnyvale homes going under contract in a median of 16 days, and 60.7% selling above list in the three months to September 30, 2026, so you will want to act quickly once you choose. A furnished month-to-month rental near a Caltrain station lets you test commutes from several areas. Ask about a lease break clause, and keep enough cash for two moves.

Move week and the first ten days

Read the meters, photograph the condition of a rental, and keep receipts. Start the DMV steps below. If you bought, note your closing date: it starts the clock on the homeowners' exemption and on any supplemental tax bill.

Setting up utilities in Sunnyvale

Electricity: Silicon Valley Clean Energy and PG&E

Sunnyvale is one of the 13 communities served by Silicon Valley Clean Energy, a public, not-for-profit agency that buys or builds the electricity supply. PG&E delivers the power over its lines and sends one combined monthly bill that shows the SVCE and PG&E charges separately. You start service through PG&E; you are enrolled in SVCE automatically unless you opt out. To re-enroll after opting out, SVCE lists 1-844-474-7823.

Natural gas: PG&E

PG&E also supplies gas. The Census Bureau's 2020-2024 estimates show 52.1% of Sunnyvale households heat with utility gas and 43.8% with electricity, so check which your home uses before you budget. Start, stop or transfer gas and electric service online with PG&E, ideally a week or more before move-in.

Water, sewer and garbage in Sunnyvale

We could not load the City of Sunnyvale's utility pages when we checked. Ask your landlord, HOA or seller which agency bills water, sewer and garbage for the address, and whether the HOA pays any of them. Set the account up in your name for your move-in date, and ask about the recycling and organics carts that come with it.

Internet and mobile service in Sunnyvale

Providers vary by building. Ask the landlord or HOA which providers are wired in, and check availability by address on the FCC National Broadband Map. MIT budgets $1,882 a year for internet and mobile for one adult in Santa Clara County.

Getting around: Caltrain, VTA and parking

Caltrain's Sunnyvale station at 121 West Evelyn Avenue is in fare Zone 3, with 446 parking spaces paid through ticket machines or the ParkMobile app, 18 bike racks and BikeLink e-lockers. VTA buses 20, 21, 53, 55 and Rapid 523 connect there. Lawrence station serves the east side, and VTA's Orange Line runs from Mountain View to Alum Rock through north Sunnyvale. San Jose Mineta International Airport is the nearest commercial airport.

Driver's license, car registration and voting in Sunnyvale

California driver's license after a move to Sunnyvale

The DMV treats you as a resident if you intend to live in California for six months or more in a year, or if you register to vote, work, or pay resident tuition here. Once you are a resident and drive, you must apply for a California license. If you plan to fly domestically with your license, the DMV notes that a REAL ID has been required since May 7, 2025. Start the application online through a MyDMV account and book an office visit.

Registering your car in California

A vehicle registered in another state or country must be registered in California within 20 days of becoming a resident or bringing it into the state. Ask the DMV whether your vehicle needs an inspection or smog check before registration, and get a fee estimate before you go.

Registering to vote in Santa Clara County

Register online through the Secretary of State or by paper at the DMV, a library or a post office. The Secretary of State sets the deadline at 15 days before Election Day, so register early. Update your registration whenever you move, even within Sunnyvale.

Filing the homeowners' exemption in Santa Clara County

What the homeowners' exemption is worth

The California Constitution takes $7,000 off the taxable value of an owner-occupied main home. At the 1% base rate that is about $70 a year off your bill, and more where local bonds raise the rate. The home must be your principal residence on the lien date of January 1.

When and how to file in Santa Clara County

The Board of Equalization says a first-time claimant can file any time after becoming eligible but no later than February 15 to receive the full exemption for that year. File the claim form with the Santa Clara County Assessor. We could not load the assessor's site when we checked, so confirm the form and any late-filing rules with the office directly. Tell the assessor if you later rent out or move out of the home.

Supplemental tax bills after you buy

A purchase triggers a reassessment to market value, and the county sends one or more supplemental bills for the difference. They arrive separately from the regular bill, so ask your lender whether its impound account will pay them. Read our Santa Clara County property tax guide for deadlines and the Prop 19 guide if you are moving a tax base from another California county.
