Beverly Hills gated communities one by one
North Beverly Park: 64 estates behind a Mulholland Drive gate
Beverly Park was completed in 1990 by developers Elliot Gottfurcht and Brian Adler as a guard-gated community of about 250 acres between Mulholland Drive and Sunset Boulevard, east of Beverly Glen. The northern section has 64 homes, with its main entrance at 13100 Mulholland Drive, and covenants require homes of at least 5,000 square feet. A 2024-built house at 73 Beverly Park Lane, with nine bedrooms and 28,500 square feet on 2.68 acres, was listed at $69,995,000 in July 2026 with HOA dues of $7,384 a month.
South Beverly Park: 16 homes with their own gates
South Beverly Park is the smaller section, with 16 homes. In 2006 the North association asked South owners to pay $121,000 a year, later $128,000, toward roads, gates and security, and in 2007 South residents' guests and staff lost use of the North gates. A Los Angeles court ruled for the South association in January 2009, and the judgment was upheld on appeal, with about $826,926 in fees and costs awarded. The case shows why buyers should read how shared roads and gates are paid for.
The Summit: a guard-gated enclave in Beverly Hills Post Office
The Summit is a 24-hour guard-gated community in the hills of Beverly Hills Post Office. A 7,453-square-foot house on Summit Circle, built in 2001, sold for $6,500,000 after 644 days on the market, according to MLS data current to November 2025, with HOA dues of $1,550 a month. A four-bedroom on Talus Place was listed at $5,275,000. In 2018 a 1987 house on Summit Circle sold for $9,000,000 with dues then of $900 a month, so dues have risen.
Beverly Ridge Estates: one private street of large homes
Beverly Ridge Estates is a 24-hour guard-gated community in Beverly Hills Post Office whose homes line Beverly Ridge Terrace. A local brokerage describes them as averaging over 10,000 square feet. In December 2023, 11 Beverly Ridge Terrace was offered at $29,995,000 on more than 3.1 acres, and 8 Beverly Ridge Terrace, at 11,206 square feet, has been offered for sale and for lease. Ask the HOA for the number of homes and current dues.
Gated condo buildings inside the City of Beverly Hills
One brokerage page sums up the city itself: "There are very few gated communities in Beverly Hills." Inside the limits, controlled access usually comes with a building. In listings we checked on November 1, 2026, a 19-unit 1961 building at 423 South Rexford Drive was described as gated, 325 North Oakhurst Drive listed a gate guard and gated parking, and 450 North Palm Drive listed 24-hour card or code access. These cost far less than the hillside enclaves: units were listed from $790,000 to $5,295,000. Our Beverly Hills condo guide covers them.
Is a gated 90210 home in Beverly Hills or Los Angeles?
Every guard-gated estate community above is in the City of Los Angeles, even though the mailing address says Beverly Hills. That changes four things.
- City services. Residents of Beverly Hills Post Office receive Los Angeles city services and vote in Los Angeles elections, not Beverly Hills.
- Schools. Public schools are run by Los Angeles Unified, not Beverly Hills Unified. Check any address in the Beverly Hills Unified School Finder; see our Beverly Hills schools guide.
- Transfer tax. On top of the county's $1.10 per $1,000, Los Angeles charges $2.25 per $500, plus 4% of the price on sales from $5.4 million and 5.5% from $10.9 million (from July 1, 2026). On a $6,500,000 sale at The Summit, the 4% alone is $260,000. Inside the City of Beverly Hills, the county lists no city transfer tax. See our California transfer tax guide.
- Property tax. The rate depends on the tax rate area on the bill. Inside the city, area 2408 is 1.189084% for 2026-27; check the bill for any Los Angeles parcel.
Gated vs guard-gated in Beverly Hills
Guard-gated communities
Beverly Park, The Summit and Beverly Ridge Estates all have staffed gates around the clock. Staffing every hour of the year is costly, so ask what share of the budget pays for the gate, and how guests, contractors and ride-share drivers are admitted.
Controlled-access buildings
In the city's condo buildings, access is by card, code or a lobby attendant, and parking is often gated. Security cost is shared across fewer units in small buildings, so check what share of the dues pays for staff.
Private roads and who maintains them
In many gated communities the association, not the city, maintains the streets, gates and lighting. The Beverly Park dispute shows that when two associations share roads, the cost split must be written down. Ask for the CC&Rs and any road-sharing agreements.
HOA dues and other costs in Beverly Hills gated communities
Recent listings put dues at $1,550 a month at The Summit and $7,384 at North Beverly Park, against about $971 to $6,427 in Beverly Hills condo buildings. Dues pay for guards, gates, roads, landscaping and insurance on common areas. Ask for the budget, the reserve study and any planned special assessment.
Insurance needs extra care in the hills. Look up the parcel on CAL FIRE's hazard map and get quotes early; see our California wildfire zones guide, homeowners insurance guide and FAIR Plan guide. Our California HOA laws guide explains what an association must disclose.
Downsides of gated living in Beverly Hills
Higher fixed costs
Dues of $1,550 to $7,384 a month are on top of property tax and insurance, and the Los Angeles transfer tax adds a large cost when you sell above $5.4 million.
Rules and approvals
Covenants can set minimum home sizes, as at Beverly Park, and require design approval for changes. Read them before you plan a rebuild.
Disputes between associations
Shared roads and gates can lead to long disputes, as the five-year Beverly Park case did. Ask the HOA about current litigation; lenders and insurers will ask too.
A smaller pool of buyers
The Summit house above took 644 days to sell. Homes at the top of the market can take a long time to find a buyer, so plan your timing.
Before you buy behind a gate
Get the HOA budget, reserve study, CC&Rs, design rules and any road or gate agreements. Confirm the city on the parcel record, since that decides schools, services and transfer tax. Ask how long recent sales in the community took, and price your exit costs, including the Los Angeles transfer tax, before you commit.
