How many condos does Beverly Hills have?
More than you might expect. Of the 16,552 homes in Beverly Hills counted by the Census Bureau (ACS 2020-2024), 19.0% are in buildings of 5 to 9 units, 16.7% in buildings of 10 to 19 units and 16.3% in buildings of 20 or more. Most of those units are rentals: about 59% of occupied homes in the city are renter-occupied. Condos are the owned share of that multifamily stock, so the supply for sale at any time is small.
Coldwell Banker's search showed 81 condos and townhomes for sale in Beverly Hills on November 1, 2026. Redfin counted 6 condo sales in 90210, 12 in 90211 and 8 in 90212 in the three months to September 2026.
| ZIP | Redfin median condo sale | Change in a year | Price per sq ft | Median days on market |
|---|---|---|---|---|
| 90210 | $2,592,423 | +92.0% | $903 | 27 |
| 90211 | $1,424,958 | -5.6% | $761 | 124 |
| 90212 | $1,899,944 | -9.6% | $795 | 61 |
Figures are Redfin's rolling three months to September 30, 2026. With under a dozen sales per ZIP, one penthouse can swing a median, as the 90210 jump shows.
Best areas to buy a condo in Beverly Hills
These are the buildings and streets that appeared in listings we checked on November 1, 2026. Prices are asking prices unless we say a unit sold.
Mandarin Oriental Residences, 9200 Wilshire Boulevard
This building, completed in 2022, sells hotel-serviced condos with a rooftop heated pool, concierge, valet parking and a fitness center. Unit 506W, a 2,491-square-foot two-bedroom, sold on September 4, 2026 for $5,930,000, 6.6% under its list price, and its HOA dues were $6,427 a month. Rosewood Residences Beverly Hills, South Santa Monica Boulevard
At 9900 South Santa Monica Boulevard, Rosewood Residences is a 17-home building completed in 2025 and designed by Thomas Juul-Hansen, with staff trained by the Rosewood hotel group. The listing for penthouse C, 4,699 square feet with three bedrooms, asked $27,500,000 and said six homes remained. This is the city's top tier of new condo supply.
North Palm, Maple and Oakhurst Drives
Several condo buildings on these streets had units for sale. Listings included a 2,325-square-foot unit at 325 North Oakhurst Drive (built 1976, 27 units, gated parking, pool and concierge) at $1,870,000, a unit at 450 North Oakhurst at $1,389,000, and a 2015 penthouse at 450 North Palm Drive in a 10-unit building at $5,295,000. Units at 320 and 450 North Maple Drive were listed at $1,830,000 and $2,995,000.
South Rexford, Spalding and Canon Drives near the Golden Triangle
These streets have smaller boutique buildings, and the Canon Drive listing describes itself as moments from Rodeo Drive and the Golden Triangle. A 20-unit building at 137 South Spalding Drive, completed in 2002, had a three-bedroom penthouse townhouse at $2,150,000 with HOA dues of about $971 a month. At 121 South Canon Drive, a 10-unit building from 1996, a 2,047-square-foot two-bedroom asked $1,495,000. The lowest-priced listing on this stretch was a two-bedroom top-floor unit in a 19-unit 1961 building at 423 South Rexford Drive at $790,000.
South Tower Drive complexes
At 235 South Tower Drive, a 22-unit complex from 1988 with a pool, spa and sauna, a two-bedroom penthouse with a den was listed at $980,000, and the listing says the HOA covers earthquake insurance. A townhouse at 234 South Tower Drive asked $2,049,000 for four bedrooms.
Charleville Boulevard and Durant Drive, the entry level
The least expensive condos in the city are in older buildings on these streets. A remodeled 550-square-foot one-bedroom at 9601 Charleville Boulevard, in a 22-unit building from 1954, asked $765,000. At 9950 Durant Drive, a 46-unit building from 1964, a 1,174-square-foot two-bedroom asked $829,000 with two parking spaces.
Is it wise to buy a condo in Beverly Hills now?
It depends on the building more than the market. Condo prices in 90211 and 90212 fell 5.6% and 9.6% on Redfin's three-month figures while single-family homes in the same ZIPs rose, and 90211 condos took a median of 124 days to sell. That gives buyers room to negotiate, but it also means resale can be slow.
Balcony and stairway inspections in Beverly Hills buildings
Several of the listed buildings date from 1954 to 1976, so ask whether the building has wood balconies, decks or walkways. California requires periodic inspections of these elements in condo buildings, and repairs are paid by the association. Ask for the latest report and any repair bids. Our California balcony inspection law guide explains the rules.
Reserves and special assessments in older Beverly Hills buildings
Of the city's homes, 28.5% were built in 1939 or earlier and another 30.7% between 1950 and 1969 (ACS 2020-2024). Older buildings need roofs, plumbing and elevators replaced. Read the reserve study and the last two years of board minutes for planned projects, and ask if any special assessment is approved or under discussion. Our California HOA laws guide covers what the association must disclose.
Master insurance and earthquake cover
Check what the association's master policy covers, its deductible, and whether earthquake cover is included, as it is at the South Tower Drive complex above. Then price your own unit policy. See our earthquake insurance guide and homeowners insurance guide.
Financing a Beverly Hills condo
Most Beverly Hills condos need a jumbo loan. At Freddie Mac's 30-year average of 7.24% (week of October 29, 2026), 20% down ($284,992) on the 90211 condo median of $1,424,958 means about $7,769 a month in principal and interest. Add property tax of about $1,412 a month at the 2026-27 rate of 1.189084% for tax rate area 2408, and the HOA dues.
Lenders review the building as well as the buyer. They look at the share of units that are owner-occupied, the reserves, any litigation, and whether one owner holds many units. In a city where most multifamily units are rented, ask your lender to review the HOA documents early, before your loan contingency ends. Hotel-serviced buildings can face extra lender questions about rental programs and commercial space.
HOA fees and other condo costs in Beverly Hills
Dues vary with services. In listings we opened, they ran from about $971 a month at the 20-unit building on South Spalding Drive to $6,427 a month at Mandarin Oriental Residences. Ask what the dues include: water, trash, earthquake cover, concierge, valet and reserve contributions.
- Property tax. About 1.189084% of the price a year in tax rate area 2408, including school and city bonds. See our Los Angeles County property tax guide.
- Transfer tax. The county charges $1.10 per $1,000 of price, about $1,567 on the 90211 condo median. The Registrar-Recorder lists no separate Beverly Hills city transfer tax. See our transfer tax guide.
- Insurance. A unit policy covers your interior and belongings; budget extra for loss-assessment cover.
