Is Leisure Village a good area?

It depends on what you want from a home. Leisure Village trades space for services. The homes are small and single-story, and most share a wall with a neighbor. In return, one monthly HOA payment covers water, sewer, trash, Spectrum cable TV and internet, landscaping, exterior maintenance including roof repair and replacement, the master insurance policy for exteriors, 24-hour security and use of the golf course, pool and fitness center. Buyers who value that bundle tend to compare it with a detached house plus separate utility, maintenance and gardening bills.

The main trade-offs are rules and age. Residency follows the community's 55+ rules and CC&Rs, changes to landscaping and exteriors need committee approval, and a buyer with a mortgage on a home in a mapped flood zone will usually need flood insurance on top of the HOA's coverage.

What Leisure Village is known for

The LVA lists more than 60 clubs and activity groups and more than 15 amenity facilities. Residents play the 18-hole par-3 golf course free of charge, starting from the first or tenth tee. The pool is heated to 83 degrees year-round and open 6 a.m. to 10 p.m. The fitness center, built in 2015 without a special assessment, is open 24 hours with a key fob. There are two tennis courts and two pickleball courts, a woodshop, a ceramics studio, a lapidary room, a sewing room, billiards, a farmer's garden and a community theater. A gated 4-acre lot holds boats, trailers and RVs, with space at no extra charge when it is available.

Leisure Village homes and prices

No public index tracks Leisure Village prices on their own. The Retire in Camarillo agent site gives an approximate range of $450,000 to $1.2 million. For context only, Redfin's median sale price for all homes in ZIP 93012 was $799,765 in the three months to September 2026, and Zillow's typical home value for the ZIP was $906,383 in September 2026. Those ZIP figures include detached houses, so ask for recent sales of the same model.

Leisure Village duplex and triplex homes

Most homes are duplexes and triplexes, with some fourplexes. Shared walls were built with an air space between units. Smaller plans include the Avalon (672 square feet, 1 bedroom, carport) and Balboa (840 square feet, 2 bedrooms, carport). Mid-size plans such as the Monterey (961 square feet) and Bel Air (1,123 square feet) have 2 bedrooms, 2 baths and a 1-car garage with laundry in the garage.

Leisure Village larger models with dens and 2-car garages

The Amalfi (1,441 square feet) and El Dorado (1,498 square feet) add a den. The Fiesta (1,342 square feet) and Valencia (1,667 square feet) have 2-car garages, as do the La Jolla and some Coronado homes. Some listings call a den a third bedroom, so check the original plan.

Leisure Village stand-alone homes

A handful of homes are detached. They come up rarely, so ask an agent to set an alert. Note that the homes were not built with patio covers, fences or rain gutters; many owners added them, and later additions such as enclosed patios should have permits.

Leisure Village costs: HOA dues, taxes and insurance

The LVA posts its 2026-2027 assessment schedule as an image, so we do not quote the dues here. Ask the association office or the seller for the current monthly figure for the model you want. The fee covers one resident, with $30 a month added for each additional resident. Electricity (Southern California Edison), gas, interior maintenance, interior insurance, termite correction and property tax are not included.

  • Insurance. The HOA's master policy covers exteriors and common areas. You need your own HO6 policy for the interior, belongings and liability.
  • Flood. The local agent team notes that many homes are in a FEMA flood zone and that lenders usually require flood insurance. Check the parcel with the city's floodplain administrator at 805-388-5340.
  • Property tax. Most Camarillo tax rate areas carry 1.1056% for 2025-26. On a $600,000 purchase that is about $6,556 a year after the homeowners' exemption. See our Ventura County property tax guide.
  • Reserves. Ask for the latest reserve study and any planned special assessments.
