Mountain View condo and townhouse prices by ZIP code
The table uses Redfin's rolling three months to September 30, 2026, split by property type. Sales counts are small, so read each figure as a range rather than a precise price.
| ZIP and type | Median sale price | Sales | Median days on market | Sale to list |
|---|---|---|---|---|
| 94043 condo | $1,049,969 | 13 | 34 | 99.96% |
| 94043 townhouse | $1,475,002 | 34 | 10 | 103.6% |
| 94040 condo | $679,980 | 11 | 19 | 99.9% |
| 94040 townhouse | $1,798,003 | 7 | 8 | 108.5% |
| 94041 condo and townhouse | One sale of each | 1 and 1 | Too few to compare | Too few to compare |
Two things stand out. Townhouses sell much faster than condos: a median 10 days in 94043 against 34 for condos. And condos are the one part of the market selling at or slightly under list. Countywide, Redfin's median condo sale in September 2026 was $667,393, down 12.1% on a year earlier; that county monthly figure may be revised. Redfin's median price per square foot was $830.96 for 94043 condos and $735.01 for 94040 condos, against $1,470.73 for detached houses in 94043.
Best areas to buy a condo or townhouse in Mountain View
Zillow's neighborhood values for September 2026 are a guide to entry prices. The five lowest-value neighborhoods in the city are covered below, along with downtown. Zillow's figures cover all homes in each area, so a single condo can sell well above or below the neighborhood figure.
North Whisman and the Whisman area (94043)
North Whisman had a Zillow typical value of $1,172,499, down 0.5% in a year. Vargas Elementary opened here at 220 North Whisman Road in 2019-20. Newer townhouse projects are tracked on our new homes in Mountain View page.
Gladys Avenue and the townhouse streets of 94043
Townhouses were 34 of the 65 sales in 94043 over the three months to September 2026 (Redfin). One example is 221 Gladys Avenue #6, a 1988 three-bedroom end-unit townhouse on a 4,069-square-foot lot that a Compass team describes selling in one week above asking after a $16,000 refresh. Units like this behave more like small houses than flats, which is one reason 94043 townhouses sold at 103.6% of list.
Moffett Boulevard
The Moffett Boulevard neighborhood, north of downtown, had the lowest Zillow typical value in the city at $1,025,170, down 2.5% in a year. Prices here are close to the 94043 condo median.
Greater San Antonio (94040)
Greater San Antonio, around the San Antonio Caltrain station and San Antonio Center on the Palo Alto side of the city, was $1,034,722, down 1.5%. 94040's condo median of $679,980 is the lowest condo figure in the city. Caltrain's San Antonio station is one stop from Palo Alto's California Avenue and one from Mountain View station.
Slater and Wagon Wheel
Slater was $1,198,738 (up 1.3%) and Wagon Wheel $1,364,246 (down 0.1%). Theuerkauf Elementary is at 1625 San Luis Avenue. These areas mix townhouses, condos and small houses, so compare price per square foot rather than the headline price.
Downtown and Old Mountain View (94041)
Condos close to Castro Street and the Mountain View Caltrain station, which has 340 parking spaces, trade rarely: Redfin recorded one condo sale in 94041 in the three months to September 2026. Old Mountain View's Zillow value of $2,325,241 reflects its houses, not its condos. If you want to live downtown, expect to wait for a listing.
Is it wise to buy a condo in Mountain View now?
The data points both ways. Condos are the softest segment: in 94043 they took a median 34 days to sell and went for just under list price, so buyers have room to negotiate and to ask for repairs or credits. Zillow's typical value for 94043 as a whole fell 1.0% in the year to September 2026, while 94040 and 94041 rose 6.1% and 7.4%. On the other hand, renting is getting dearer: Zillow's typical Mountain View rent was $4,535 in September 2026, up 9.7% in a year.
A buyer of a 94043 condo at the $1,049,969 median, with 20% down at Freddie Mac's 7.24% average (week of October 29, 2026), pays about $5,724 a month in principal and interest and about $1,005 in property tax at the 1.156% Mountain View rate, before HOA dues. Compare that with rent for the same unit before you decide. California law also adds costs that are specific to condos. Under SB 326, condo associations must have wood-framed balconies, decks, stairways and walkways more than six feet above ground inspected at least every nine years, and the results can lead to special assessments; see our California balcony inspection law guide. Associations must also study and fund reserves, covered in our California HOA laws guide.
Financing a Mountain View condo: loan limits and warrantability
Conforming and jumbo loans for Mountain View condos
FHFA set the 2026 conforming loan limit at $832,750 for a one-unit home in most areas and $1,249,125 in the highest-cost areas, including Santa Clara County. A 20% down loan is about $840,000 on the 94043 condo median and about $1,180,000 on the 94043 townhouse median, so both fit a high-balance conforming loan, while most detached-house buyers need a jumbo loan with stricter reserve rules.
Warrantability of Mountain View condo projects
Fannie Mae will not buy loans in some projects, such as those with more than 35% commercial space, those run like hotels, and those with unresolved critical repairs or special assessments for them. Mixed-use buildings near Castro Street, El Camino Real or San Antonio Center are where commercial space is most likely to matter. Ask your lender to review the HOA questionnaire before you remove your loan contingency.
FHA and VA for Mountain View condos
FHA and VA loans on a condo require the project to be approved by HUD or the VA, or to qualify for single-unit approval. Ask the listing agent and the HOA whether the project holds a current approval; many smaller complexes do not.
HOA fees and other costs for Mountain View condos
HOA dues vary with age, amenities and reserves. One example: a 2005 three-bedroom, two-story home at 1911 Vida Court in 94043 was marketed in 2026 with dues of $436 a month. Older complexes with pools, elevators or underground garages often charge more, and dues can rise after a reserve study. Ask for the current budget and the last two years of increases.
Property tax is about 1.156% of the purchase price in Mountain View's main tax rate area (2025-26 county rate book), before the homeowners' exemption. Bills also carry flat parcel taxes; Valley Water's Safe, Clean Water tax was set at $39.15 per condominium or townhouse unit for 2025-26, lower than the single-family rate. Your HOA's master policy covers the building, not your interior or belongings, so get an HO-6 quote. See our Santa Clara County property tax guide and homeowners insurance guide.
Mountain View condo buyer checklist
- Get the HOA documents early: budget, reserve study, last 12 months of board minutes, CC&Rs and rules.
- Ask whether the balcony and elevated-element inspection has been done, what it found and whether repairs are funded.
- Check for any approved or planned special assessment.
- Ask about rental limits, pet rules and parking spaces, including EV charging.
- Have your lender confirm the project is warrantable, or FHA or VA approved if you need that loan.
- Compare price per square foot with recent sales in the same complex, not the citywide median.
- Look up the parcel on the FEMA flood map, especially north of Highway 101.
- Confirm the school assignment with the district, and see our Mountain View schools guide.
