Gated communities in Temecula: summary table
Few Temecula HOAs publish their gate status online, so this list is short and limited to areas where an HOA site or a local brokerage community page says the area is gated. Brokerage pages are marketing and can be out of date. Confirm gate status, dues and rules with the HOA before you write an offer. Values are Zillow's typical home value for the ZIP in September 2026, since Zillow publishes no neighborhood figures for Temecula; they cover the whole ZIP, not the gated tract.
| Community | Where | Gate status (source) | Homes | ZIP typical value |
|---|---|---|---|---|
| Redhawk gated neighborhoods | South of Temecula Parkway | Gated sub-neighborhoods with their own sub-associations (Redhawk HOA site) | About 3,000 in all of Redhawk | 92592: $764,225 |
| Crowne Hill Reserve | Eastern Temecula, inside Crowne Hill | Private gated neighborhood (Crowne Hill HOA site) | Ask the HOA | 92592: $764,225 |
| Laurel Creek | Off Margarita Road, central Temecula | Private gated community (brokerage page) | Ask the HOA | Confirm ZIP |
| Vail Creek | Inside Vail Ranch | Gated, with HOA fees (brokerage page) | Ask the HOA | Confirm ZIP |
We found no Temecula community that publicly confirms a staffed, 24-hour guard gate. If a listing says guard-gated, ask the HOA for the guard schedule and the line in the budget that pays for it.
Temecula's gated communities, one by one
Redhawk gated neighborhoods, south Temecula
Redhawk is the large master plan just south of Temecula Parkway, with easy access to Interstate 15. Its association says it covers 3,000 homes, including a choice of gated neighborhoods, golf course developments and smaller subdivisions, with an 18-hole public golf course, community parks and a dog park. The master association maintains the slopes along Redhawk Parkway, Wolf Valley Road, Peppercorn Drive, Butterfield Stage Road and other streets, and the interior common areas of each neighborhood, except the gated communities, which have sub-associations that maintain their own interior landscaping. The City of Temecula maintains the public streets, sidewalks, medians and parks in Redhawk, including Redhawk Community Park at 44747 Redhawk Parkway.
That structure matters for cost. A home in a gated Redhawk neighborhood pays dues to the Redhawk master association and to its own sub-association, which also pays for the gate. Ask the seller for both statements. The master association is managed by Avalon Management Group, and its board meets monthly except December.
Crowne Hill Reserve, eastern Temecula
Crowne Hill is a master plan in eastern Temecula that backs onto the wine country. Its HOA says homes were built by KB Home, Richmond American Homes, Greystone Homes and U.S. Home between 1996 and 2006, with parks and walking paths, and that Crowne Hill includes a private gated neighborhood called Crowne Hill Reserve. Crowne Hill Park, a city park with a play area and basketball court, is at 33203 Old Kent Road. Ask the HOA, which lists Walters Management, whether Reserve owners pay an added gate assessment on top of the Crowne Hill dues.
Laurel Creek, off Margarita Road
A local brokerage community page describes Laurel Creek as a small private gated community off Margarita Road in central Temecula, built out between 1999 and 2001. It lists homes of 1,422 to 1,922 square feet with three or four bedrooms on lots of about 3,000 to 4,000 square feet, and a pool, spa, barbecue area and play area for residents. Because these are smaller homes on smaller lots, Laurel Creek is one of the lower-cost ways to buy behind a gate in Temecula. Confirm current dues and gate status with the HOA.
Vail Creek, inside Vail Ranch
The same brokerage network says most of Vail Ranch has no HOA dues, but that owners in the Vail Creek gated community inside Vail Ranch do pay HOA fees. Vail Ranch is one of the city's 14 specific plan areas (Specific Plan 10), and the city's Vail Ranch Park is on Harmony Lane. We could not find an official Vail Creek HOA page, so treat this as a lead to verify.
Gated vs guard-gated in Temecula
A gated community has a locked vehicle entrance that residents open with a remote, a transponder or a keypad, and guests use a call box. A guard-gated community also staffs the entrance, and the guard checks visitors, contractors and deliveries. Staffed gates cost far more to run, because the HOA pays wages for every hour of coverage.
What gates do and do not do
A gate slows down through traffic and casual visitors. It does not stop people on foot, and it does not replace locks, lighting or an alarm. Temecula's police service runs from the Southwest Sheriff's Station of the Riverside County Sheriff's Department, with substations at the Promenade Mall and in Old Town. Ask the HOA how deputies and fire crews get through the gate. If you want to compare crime data for an address, use official sources; our Temecula crime data page explains how.
HOA and Mello-Roos costs in Temecula gated communities
Gated tracts in Temecula often stack several charges. Before you offer, ask for each of these in writing:
- Master association dues. In Redhawk and Crowne Hill, every owner pays the master HOA.
- Sub-association or gate dues. Gated neighborhoods inside a master plan usually add a second HOA for the gate, private streets and interior landscaping.
- Reserve study and special assessments. Gate motors, call boxes and private street repaving are expensive; check that reserves cover them.
- Mello-Roos and assessments. Many Temecula tracts sit in community facilities districts. The city also charges a Parks and Lighting Special Tax of $74.44 per developed parcel, and some tracts pay landscape maintenance assessments under the city's Service Level C zones.
Reading the tax bill for a gated home
The Riverside County tax bill lists the 1% base tax, voter-approved debt and every special tax by name. Riverside County's 2026-27 rate for Temecula tax rate area 013-004 is 1.02778%, up from 1.02572% in 2025-26, before special taxes. On a home bought at Zillow's 92592 typical value of $764,225, 1.02778% is about $7,855 a year, and any Mello-Roos is on top. See our Riverside County property tax guide, the Mello-Roos guide and California HOA laws for your rights to HOA records.
Downsides of living in a gated community
Downside: two sets of dues
In Temecula's layered master plans you can pay a master HOA and a gate sub-association, plus Mello-Roos. That raises the monthly cost and can lower what a buyer can borrow when you sell.
Downside: rules and approvals
Exterior paint, landscaping, solar panels, fences and holiday lighting can all need approval. Redhawk, for example, publishes architectural guidelines, a paint program, rules and a fine schedule, and its architectural committee meets twice a month. Read the CC&Rs and rules before you remove contingencies.
Downside: guests, deliveries and short-term rentals
Visitors and delivery drivers need codes or a call box, and a broken gate can block access until it is fixed. If you planned to rent the home short term, note that short-term rentals of 30 days or less are prohibited citywide in Temecula, with fines of up to $1,000 a day, whatever the HOA allows.
Downside: evacuation and fire
Gated streets can slow traffic in an evacuation. The City of Temecula updated its CAL FIRE fire hazard severity maps on March 24, 2025, and runs a Know Your Zone evacuation program. Check both for the address and ask the HOA how the gate opens in a power outage.
How to confirm a Temecula home is in a gated community
Ask the listing agent for the HOA names and management companies, then call them. Request the HOA resale disclosure package early in escrow; it includes the budget, reserves, rules and any pending special assessments. Drive the entrance at night and on a weekend to see how the gate works in practice. If you are working with an agent, they can pull the HOA documents for you; California Housing Prices's featured Temecula agent is one option.
