Here is each community, what new homes cost to own, and how to buy one.

Where new homes are being built in San Jose

San Jose has little open land inside the city, so new for-sale housing comes from redeveloped industrial and office sites. Four areas stand out in the builder listings we checked:

  • North San Jose (95134 and 95131): SummerHill Homes' Pyrus Place and The Towns @ Baypointe, plus KB Home's Rosebriar and Bridgepoint in 95131, which KB places near the Great Mall with access to US-101 and I-680.
  • West San Jose (95117): Pulte's Gateway at Central, flat-style condos near Santana Row.
  • Communications Hill (95136): KB Home's Platinum View, single-family homes on a hilltop site near the Grand Staircase.
  • South San Jose (95119): Tri Pointe's Lotus at UrbanOak, townhome-style condos within walking distance of light rail.

NewHomeSource also lists a pipeline: several Republic Family of Companies projects marked "pricing coming soon" in Midtown, Japantown and at Tamien Station, plus two coming-soon communities, The Kirk by AL Homes in 95127 and Carlton Estates at Vivi Place in 95124. Trumark Homes listed no San Jose community on its site in October 2026.

Mello-Roos and HOA dues on new San Jose homes

HOA dues

Every community above has an association. SummerHill publishes estimates ($327 to $400 at Pyrus Place, $380 to $439 at Baypointe); others give a figure only in the sales office. New-community budgets are estimates until the HOA is fully run by owners, so ask for the Department of Real Estate public report, which lists the budget and the dues per home.

Mello-Roos and special taxes

None of the builder pages we opened mentions a Mello-Roos district, but special taxes appear on the property tax bill, not the brochure. Ask for the public report and a sample tax bill for a finished home. Our Mello-Roos guide explains how these districts work, and the Santa Clara County property tax guide shows the base rates.

New vs resale in San Jose: what you pay

New homes cost more per square foot than the city's existing homes. The Towns @ Baypointe starts at $1,238,000 for about 1,355 square feet, roughly $914 a square foot, and Gateway at Central Plan 4 works out to about $818. Redfin's median for all San Jose sales in the three months to September 2026 was $835.94 a square foot. In return you get a modern layout, current energy code with required solar, new systems and a builder warranty, and you avoid the roof, panel and sewer-line repairs common in homes built around 1976, the city's median year built in Census data.

Builders also compete with resale through incentives. Rate buydowns and closing credits like Tri Pointe's can be worth tens of thousands of dollars, but they often require the builder's lender. Compare the full loan estimate with an outside lender before you choose.

Inspections and warranties on new San Jose homes

Hire your own inspector

City inspections check code minimums, not workmanship. Book a private inspector before drywall if the builder allows it, and again before closing, then make a list for the final walk-through.

Know the warranty

Builders give a written limited warranty, and California law adds a pre-litigation claims process for construction defects in new homes. Ask the builder which claims procedure its contract uses, read the warranty booklet before you sign, note who handles claims, and file defects in writing within the stated time.

Buying a new San Jose home with a local agent

The sales agent in the model home works for the builder. Bring your own agent on the first visit, since some builders only cooperate with an agent who registers you at that visit. Your agent can compare the base price against resale townhomes in the same ZIP, push for upgrades or closing credits, and review the purchase contract, which is the builder's own form. Since August 2024 you sign a written buyer agreement before touring, and it states what your agent is paid; see our California commission guide. Our featured San Jose agent is one option. If you are deciding between condo types, the San Jose condo guide compares resale buildings.

COMMON QUESTIONS

New Construction Homes in San Jose,
answered.

Are there new construction homes in San Jose?+

Yes, mostly townhomes and condos. In October 2026 we found seven builder communities selling or coming soon: SummerHill's Pyrus Place and The Towns @ Baypointe, Tri Pointe's Lotus at UrbanOak, Pulte's Gateway at Central, and KB Home's Platinum View, Rosebriar and Bridgepoint. Platinum View and Rosebriar are the single-family options.

What is the cheapest new construction in San Jose?+

Of the communities we checked in October 2026, Tri Pointe's Lotus at UrbanOak in 95119 had the lowest base price, with Plan 3, a two-bedroom of 1,502 square feet, from $899,171. Pulte's Gateway at Central condos in 95117 started at $1,044,990. Prices change often, so confirm with the sales office.

Are there new single-family homes in San Jose?+

A few. KB Home's Platinum View at Communications Hill offers four-bedroom single-family homes of about 2,276 to 2,715 square feet, and KB's Rosebriar in 95131 is a coming-soon community of three-story single-family homes with private backyards. Most other new San Jose homes are attached.

Do new homes in San Jose have Mello-Roos?+

Some new communities in California carry special taxes, and none of the San Jose builder pages we opened mentioned one. The only way to know is to read the Department of Real Estate public report and a sample property tax bill for the community before you sign. Those documents list any special tax and its annual amount.

How much are HOA fees in new San Jose townhomes?+

SummerHill estimates $327 to $400 a month at Pyrus Place and $380 to $439 at The Towns @ Baypointe once the communities are built out. Dues usually cover private streets, common landscaping, exterior and roof maintenance and building insurance. Other builders give figures in the sales office or the public report.

Should I use a real estate agent to buy a new home in San Jose?+

It usually helps. The builder's sales agent represents the builder. Your own agent can compare prices with resale homes, negotiate upgrades or closing credits, and review the builder's contract. Register your agent on your first visit, since builders may refuse to work with an agent who was not there at the start.
