What the San Jose price trend shows
Prices are a little lower than a year ago, and the drop is smaller than the 5.0% headline suggests. Price per square foot fell only 2.1%, which suggests part of the fall in the median comes from the mix of homes that sold rather than from like-for-like price cuts. Sales volume was flat, down 0.6%.
The county's monthly figures show the shape of 2026. Santa Clara County's median rose from $1,465,000 in January to $1,700,000 in April, with 64.1% of homes selling above list in March, then eased to $1,525,000 in August and $1,568,490 in September. The September figure is provisional and may be revised; it compares with $1,645,500 in September 2025. That is a normal spring peak followed by a softer second half, on top of a market that has given back some of its early 2025 gains.
Sale speed, price cuts and inventory in San Jose
Homes for sale are piling up
Redfin counted 1,140 San Jose homes for sale at the end of the period, 34.4% more than a year earlier, while sales stayed flat. Months of supply, the time it would take to sell everything at the current pace, reached 2.3. That is still a seller-leaning figure, but looser than a year ago. For comparison, Redfin's Santa Clara County monthly figure was between 1.5 and 1.9 months in October and November 2025 and February to April 2026.
Price cuts are more common
Zillow reports that 22.5% of listings in the San Jose metro had a price cut in September 2026, up from 20.3% a year earlier. Zillow's count of metro listings for sale was 2,984, against 2,786 in September 2025. Sellers who priced on spring results have had to adjust.
Well-priced homes still sell fast
The median San Jose home sold in 22 days, and 38.2% went under contract within two weeks. The average sale closed at 101.1% of list price, with 42.6% selling over asking. Bidding wars have not gone away; they are concentrated on homes priced at or under recent comparable sales.
How the San Jose market differs by ZIP code
Redfin's three-month medians to September 2026 show the city moving in two directions. Small ZIPs with few sales swing more, so read the sales count with each figure.
San Jose ZIPs where prices rose
95127 in the east foothills rose 8.0% to $1,144,664 on 82 sales. 95129 on the west side rose 6.9% to $2,474,273, with homes selling at 106.0% of list in a median of 12 days, the fastest in the city. 95125, which includes Willow Glen, rose 5.5% to $1,924,435 on 127 sales.
San Jose ZIPs where prices fell
95126 fell 20.7% to $999,706, 95136 fell 17.6% to $1,194,093, and 95128 fell 15.4% to $1,249,633. In 95126, condos made up 22 of 72 sales, which pulls the median down. The central ZIPs also carry the most supply: 95110 had 4.8 months and 95112 4.3 months, and homes in 95116 took a median of 50 days to sell.
Our San Jose ZIP code guide covers every ZIP, and the Santa Clara County market data page has the county series.
San Jose market segments
These are Santa Clara County figures for September 2026 from Redfin's monthly series, which may still be revised. They are the best guide to how each home type is behaving.
Single-family homes

Is now a good time to buy a house in San Jose?
It is a better time to negotiate than at any point since early 2025, especially for condos and townhouses. Inventory is up by a third, price cuts are more common, and county condo sellers are waiting a median of 46 days. The cost is the rate: at Freddie Mac's 30-year average of 7.24% (week of October 29, 2026), principal and interest on a loan of $1,079,486, which is 80% of the Redfin city median, runs about $7,357 a month. Zillow's typical San Jose rent was $3,582 in September 2026, up 7.5% in a year, so renting is cheaper month to month but rising quickly.
Buy when the payment fits for at least five to seven years, since prices can dip in the short run. Get pre-approved, compare the last 90 days of sales for your target ZIP and home type, and use inspection and appraisal contingencies where the market allows. Our California first-time buyer guide lists down payment programs.
Is now a good time to sell a house in San Jose?
Yes for well-priced single-family homes, which still sell in about two weeks and often over asking. Sellers of condos and of homes in the central ZIPs face more competition and should expect longer marketing times and some negotiation. Price from the last 90 days of sales in your ZIP and home type, not from spring 2026 peaks, and fix obvious issues before listing. Our California home selling guide covers the steps, and the featured San Jose agent can run a pricing analysis.
San Jose housing market outlook
We do not make our own forecast. Zillow's Home Value Forecast, published with its September 2026 data, expects typical values in the San Jose metro to be 0.2% lower by October 2026, 1.0% lower by December 2026 and 1.9% higher by September 2027. That points to a flat winter and modest growth next year. Watch three signals: mortgage rates, the spring 2027 listing count, and whether months of supply keeps rising above 2.3. Our California housing market guide puts San Jose in the statewide picture.
