How San Jose home values changed over ten years

Zillow's Home Value Index tracks the typical value of homes in the middle third of the market, houses and condos together, smoothed and seasonally adjusted. San Jose's path since 2016:

MonthZillow typical valueNote
September 2016$722,040Start of the ten-year window
September 2019$931,757Up 29% in three years
September 2021$1,149,393Fast gains while mortgage rates were low
June 2022$1,351,2402022 high as mortgage rates rose
April 2023$1,194,344Low point, 11.6% under June 2022
January 2025$1,433,802All-time high
September 2025$1,361,100After a slide through 2025
December 2025$1,390,351Winter rebound
September 2026$1,353,869Latest, down 0.5% on a year

Over five years the gain was 17.8%. San Jose fell harder than many California cities in the 2022 to 2023 rate shock, recovered to a new high in early 2025, and has drifted since. Zillow's own forecast, published with the September 2026 data, expects the San Jose metro to be 1.0% lower by December 2026 and 1.9% higher by September 2027. Central and north ZIPs with more condos and apartments lost the most: downtown 95113 fell 6.4% and North San Jose's 95134 fell 5.1%. Our San Jose ZIP code guide describes what each one covers, and the San Jose neighborhoods guide gives Zillow's figures by named area.

What sets the value of a San Jose home

Which side of the city it is on

The single biggest factor is location. In Redfin's figures for the three months to September 2026, homes in 95129 sold for a median of $1,419.71 a square foot and in 95130 $1,333.89, against $637.99 in 95116 and $556.31 in 95135. A similar house can be worth twice as much a few miles west.

House, townhouse or condo

Within one ZIP the home type moves the price more than anything else. In 95123, Redfin's single-family median was $1,442,386 on 92 sales, while condos sold for a median of $589,483 on 41 sales. In 95126 the gap was $1,749,559 for houses against $768,977 for condos. If you own a condo, compare it only with condos.

Age, size and updates

San Jose's housing is mostly from the post-war decades. In the Census Bureau's 2020-2024 American Community Survey, the median home in the city was built in 1976, and 41.8% were built between 1960 and 1979. Updated kitchens, baths, roofs, electrical panels, windows and owned solar add value; original systems and unpermitted additions take it away. A lot with room for an ADU can add value too, see our California ADU rules guide.

Hazards and carrying costs

Buyers price in the monthly cost of ownership. Fire hazard zones on hillside lots in the east and south foothills, earthquake fault or liquefaction zones, HOA dues and insurance all change what a buyer will offer. Our earthquake insurance guide and homeowners insurance guide cover the costs.

Mortgage rates and rents

At Freddie Mac's 30-year average of 7.24% in the week of October 29, 2026, a 20% down loan on the citywide typical value costs about $7,380 a month in principal and interest. Zillow's typical San Jose rent was $3,582 in September 2026, up 7.5% in a year, which keeps steady demand from buyers who would rather own than keep renting.

Ways to value a San Jose home

Online estimates

Automated estimates from Zillow, Redfin and others are built from public records and recent sales. They are fast but blind to condition, views, layout and recent work, and they struggle where few homes sell, such as hillside streets in 95120 or the gated areas of 95138.

A comparative market analysis

A local agent picks three to six recent sales of similar homes nearby, adjusts for differences, and checks active and pending listings. It is free and usually the best guide to a list price. Ask to see every comparable, not just the ones that support the number.

A licensed appraisal

Lenders order an appraisal for a purchase or refinance. You can also pay for one yourself before a divorce, estate settlement or sale between relatives. In California, appraisers are licensed by the Bureau of Real Estate Appraisers.

Assessed value is not market value

Your Santa Clara County assessed value usually lags far behind the market under Proposition 13, so it is not a guide to sale price. Our Santa Clara County property tax guide explains how it is set and what to expect after a purchase.

Get a valuation for your San Jose home

For a sale, start with a comparative market analysis built only from your ZIP, your home type and the last 90 days. San Jose homes sold at 101.1% of list price on average in the three months to September 2026, per Redfin, so a list price close to recent comparables tends to draw the strongest offers. Our featured local agent for San Jose can prepare one, or interview two or three agents and compare their numbers. When you are ready, our California home selling guide walks through the process, and selling a San Jose house fast compares cash offers with a listing.
